You might want to lock the cages of all the animals even if they're not escape risks. Our local indie pet store had their turtle stolen right out of his tank. It was caught on camera, dude put the turtle in the wee little backpack his toddler had on.

Should be locked anyways for the animals safety! Customers shouldn't have the ability to open the cages as it could lead to a stepped on or lost reptile (and countless other scenarios but I'll leave it at this)

Both my husband and I have had to patch a few roofs in our life. The silicone will last a few months but the best thing to do is get a 5 gallon bucket of kool seal and a cheap mop and mop it on thick and it will last years and you don't have to constantly redo the silicone. And maybe put pictures on the sides of the frozen food sign. I cant wait to visit your zoo one day.

I would suggest a $40 adoption fee. That’s what all of my rescues have cost me and I think it’s at the right price where it isn’t too expensive to ward off interested people but not too cheap to where someone will just take it because it’s cheap. My 3 rescue babies are named Iroh, Zuko and Kai. 💕🥰 Edit: 1 year later and a sweet girl has entered the mix. Her name is June (mole lady from ATLA).

FYI! Part of my local animal shelter's screening for reptiles is to show proof of the enclosure and basic needs met before they process the adoption! and it might be helpful to make a feeding hole in the tarantula/invert cubes to drop food into rather than people opening the container to feed them and risk an escape/bite

I would suggest having pamphlets for each different species or a short list of their basic requirements nearby their cage so that it sets the customer’s expectations right away about what this animal needs from them to thrive! I would also add you can put a sign up with the basic step-by-step of your adoption process so people can get at least a first impression of how it will all work 😊✨ Can’t WAIT to visit the facility someday, it’ll be so worth the trip! Most people won't go through a sign up and background check for a pet if they have another store up the road doesn't require one. We tried, people draw the line at lizards.

I would definitely recommend making sure that the info on the adoptable animals is noted somewhere in addition to the labels. Dry erase notes around customers have a pretty short shelf life.

Emily did work in a pet store for a long time tho, so she knows how to run a store I'd assume. The main difference is setting it up and manage it on their own. I don't think opening a zoo/pet store would be be possible in this scale if non of them had any experience with it beforehand. Also, massive help from friends and family. There's probably some members there with experience starting up their own business to give some tips along the way c:

It's a good idea but they almost never sell as is unless it's an invert kit. I've put together tons of these over the years but people generally want to pick out the stuff. I've had some success with tank that goes with appropriate lighting, heating, and thermostat but often a more complete kit takes up shelf space. A checklist, however, has worked beautifully. You can write out the necessities attacked to a care guide and make sure they're aware of everything that goes into that pet. You'd be surprised how few people know they need an insect keeper and calcium powder when buying a beardie!

Maybe you guys will see this, I’m a roofer and love the channel, next time you go up to fix the roof get some 502 seam sealer, you can get it at any roofing supply company, you paint it-on with a 4 inch chip brush easy. Hope it helps

I'm a few days late: but maybe for things like the SD leaf litter you could put a little recycle box in the store so when the customer opens the bag, they can give back the tag to reuse (if not damaged) when they come back. Also, those rescue cages look 100x better than any enclosure I've seen at pet stores. There are places to hide with enrichment!

Henry's is what's usually used for roof leaks. It looks like the ones that are already done have it on them. They sell a wet-patch product that can be used when it's raining. As far as leaks in general in steel-seam roofs, sometimes leaks can travel down the grooves. If it's still leaking, you may need food coloring to determine where it's coming from.

I would suggest for the adoption labels maybe getting a wet erase marker or using sharpies on them, just because expo markers can easily be smudged/erased so you dont have to be constantly rewriting and fixing them. but they can still always be cleaning with water or rubbing alcohol etc.

Watch that bearded, I kept mine in a sliding class tank like one of those in the past, he learned how to stand up on the glass and fall with it too slowly get it open. Found him chilling in kitchen sunbathing after work once. got a lock lol.

Hey Ed and Emily! Just a tip about your roof (from a Michigander who has similar roof issues who fixed the same way) When winter hits, make sure to have a plan to keep the ice and snow build up on your roof to a minimum or you may end up with a nasty leak surprise. As the heat from inside rises, it'll cause the ice and snow to melt and get deep and find its way into any tiny gap and leak. The facility is looking great and I cannot wait till y'all are officially open and I can take a trip down!

As it moves into summer, the metal of the roof will heat up and begin to temper again, causing the weak spots to expand as the metal shrinks when it gets hot and expands when it gets cold. The silicone should hold for a while. I'm glad you didn't start with expanding foam, which would have widened the gaps in other places and made the situation worse. Good job, Em.

Over here to adopt a reptile you have to show photos of your existing setup OR purchase the appropriate setup with the adoptive animal. Most rescues are really strict on it.

Emily I was a commercial roofer get some flex seal it works great.....if u go inside and kinda walk and measure u can find about where but remember water can come in pretty far away and travel to lowest point then come in u can even use silver coat

There is a next step solution between spot treating w silicone and a whole new metal roof. There are some companies who specialize in roof coatings. I work at (basically) DNR for my state and we had one of our buildings done several years ago. A new roof on that building was totally cost prohibitive. But this thin spray-on rubberized coating covers the entire roof with a reflective layer which seals all leaks and helps a tiny bit with energy bills as a bonus :) It does cost more than silicone, but it also has the potential to last MUCH longer. Worth a look at least!

I feel like you need a second opinion on the roof...there's NO WAY the existing roof is in such bad shape that the only solution is to slap a new roof on top of it!! Best of luck on your soft open, I love watching these progress videos!

You should still check behind the ceiling tiles to make certain that water isn't still leaking, don't assume it has stopped because it isn't dripping where you last spotted it! Better to be safe than to run into further problems later!

For the sign that's to short (if you haven't already gotten the replacement) you can use black construction paper on either side temporarily to make it look more intentional.

There are roll on roof sealants that you can get as well that might be a middle ground between individually siliconeing each spot and replacing the whole roof. Probably cut off small leaks that don't show all the way down but may in the future.
