Good skills set for a rental property, Would you roll doors in a private home? Caulking the heat vent will be interesting for the guy that needs to remove it. When you cut in the room next time carry the 6 inch roller with you and you can roll out those tight wall areas at the same time. Good video...

yeah, apartment painting is completely different from house painting, and every property is different. For example, here they ask us to caulk any gaps including around the vents. I guess since it's an older property to make it look a little cleaner and when they do replace them they cut around. on a house I would prefer to spray them but I have rolled them with a small 6 inch roller with a quality cover for smooth surfaces. great job. I think i would have done it room by room so I could roll into wet cut ins, and I would have used a 9 inch roller for everything including the doors, closets and bathrooms.

Thank you! Yeah thats also a great way to do it room by room. I think i used an 18 inch here and have since switched over to the 14 in not as big and heavy as rhe 18 but not as small as the 9 . But can definitely get it done with a 9 inch

@BryanBuilt after about 6 years of an 18 I switched to a 14. Less wear on your body and I use the open ended Worcester handle so I can roll right into the corners without cutting in in turnovers with great matching paint.

I agree! I manage an apartment complex and I usually hire a vendor for painting but I got lazy with preparing for this turnover and scheduled appointment’s with the cleaners, the painters, the carpet is getting replaced so I don’t need to worry about carpets but I should have placed those calls or sent emails 30 days ago when the notice to vacate was submitted. Ooops. My husband said “It’s gonna take ya a week to get it painted.” It is a 950sqft 2bd 1bth but your video inspires me to get it done and completed in less time than predicted. 😉 I really like that your video was straight and to the point. What was your supply list. I have a 750 square apartment, with 2 beds and 1 bath. I'm not sure about gallon amount or tools. It will be myself.

For a two bedroom usually we will bring 10 gallons for walls if its a color change and 2 gallons for the doors and trim. The most basic tools needed are : Paint tray Good paint brush Roller frame and cover Dropcloth Extension pole Small ladder. Caulking gun

Yeah it can be. I usually only spray when the flooring is all getting replaced. If you are gna spray thats a good order. Ceilings, trim and then walls

Thank you! it varies alot depending on what exactly we do in a unit. It took a long time to kind of figure our prices out and we ultimately settled on flat rates . i think now our starting rate for something like the one in this video is around 420 but can vary if theres add ons like cabinets, repairs etc.

May I ask why most apt complex have egg shell paint? not to mention when its really hot including the bathroom it throws off a really nasty whatever it is stain on the wall? any suggestions how to fix it? should I repaint over it?

Yes i think they use eggshell because the sheen makes it be able to be wiped off

@@PrincePalmUwU Easier to NOT have to paint when you can scrub the walls and eggshell has the benefit of being fairly low luster so it doesn't look cheap and shiny. A more upmarket appearance is something everyone enjoys.

Were in oklahoma. This was in 2020 our prices have gone up since then . This was just for labor walls, trim and doors . And the customer provides all paint

I've been a painter for 18 years but honestly this is my first year on my own. Is this close to what your getting for apartments?

Sorry for the late response! We dont really price by the wall sq ft. Since we just do apartments we have worked our pricing based on the floor sq ft. Since we are always doing different properties and floorplans we wanted to keep it simple our pricing is based off 1,2,3 bedroom and the sq ft anything over a certain sq ft is diff price. If that makes any sense lol

@Vanessa Garcia depends on what type of paint you use. The paint type in the video is promar 200 i think right now im paying around 32/gallon here. And we use between 5-7 gallons . If your looking for a tighter budget paint i have used the behr pro 300 and it was pretty good for under 25/gallon .

We do on certain jobs but find that it takes just as long to cover everthing thats not being replaced. In this unit none of the flooring or cabinets were getting replaced or painted so it would have been the same amount of time to prep for spraying
