Try muddling compound with a hardener in it for the holes. Something like sheetrock20 or 45. Use hot water and start at one spot in the room. By the time you do a pass around the room it will be ready for a light sanding. It wont shrink like caulk and can be used on larger holes (door handle dings) and depression from bumps. That mudding compound is a powder so you can mix only what you need on-site and save the rest. It is also very cheap.

Thanks for the Great tip. I carry this mud on my van. On this job there were very few dings in the walls just small pin holes from tacks. I didn't see a need to get out the mud. The caulk has worked for me on small holes but I agree on larger holes you definitely need mud or fluff to fill due to the caulk will shrink. Sounds like you have done some painting. You mentioned hatchet…working for a property management company a couple of years ago, I was replacing Sheetrock in a totally messed up house and the stud had an unusual bulge in it. Couldn’t figure out what it was. Ended up pulling the tip of an arrow out of the stud. Insane.

if you take a 32 gal garbage bag (and cut about 18 inches off the top of the bag) and put this in your paint bucket, no need to clean at the end, and the bag comes my garbage bag once I'm done painting.I also found the Wooster 'Big Ben' 18" frame drips the least of all the roller frames.

Enjoyed this one too. I used to hate hate painting rooms when I was a kid. Now that I own rentals I don’t don’t dislike it as much. I tried to use a harbor freight paint sprayer once. Now I’m back to the rollers.

I use a Graco Truecoat handled paint sprayer to cut in and paint door frames. It depends on the job if I get it out. Thanks for watching.

Most of my units are painted Behr antique white eggshell (it’s an ok color). But, I recently switched to a custom paint mix it’s a light gray. I use Behr white 52 for everything that may need white. The important thing is to know the paint color for future turns.

I put the wall paint on the ceiling in small rooms like the bathroom. Saves a ton of time. Normal sized rooms I still use white on the ceiling.

Thanks. Yes it was a 5 gallon container of paint. I normally buy my paint from Home Depot it’s around $130 for the 5 gallons of paint. I use the Behr paint plus primer. You can have it mixed to any color you want for free. I normally do carpet removal myself to save money. Leave the tac strips and padding if they are in good shape. I’ve installed carpet in a few rooms and it’s not worth it in my opinion. For the carpet I pay $4.30 a yard and $3 a yard for install. kzbin.info/www/bejne/jZ7Lh3dqp9Z-p7c

That's a tough one. The price of homes has increased in my area to the point that I am hearing of a lot of landlord removing the current tenant and selling their rental properties. I feel that this is going to drive a need for rentals. For my current rentals the utility companies have stopped shutting them off and eviction have been put on hold. I think that this is going to make a bad situation even worse. Time will tell, but I think that we are going to see a large number of evictions.
