I live in Florida and have a similar leak in my tile roof. It’s incredibly challenging trying to find someone that you know will do a good job. Tempted to take a look at doing it myself after watching this video. Anyway what would a ballpark figure be for a roof repair similar to this? I’ve had issues with other companies in the past that have done terrible work so I’m very apprehensive to hire someone again. This repair is exactly what I need. Great video thank you. Wish you guys were in Florida.

You had information I tried to listen to very carefully. I'm hard of hearing and so I missed some detail because of your method of speaking. I have started taking tiles off my room and have questions about the underlayment and if it is so damaged by age it needs to be replaced even though there is no penetration. The tile roof was installed about 20 years ago and I am gluing some of the tiles, and replacing others. When it is cooler I will buy the nails and underlayment, maybe plywood, that I need. I am figuring it out as I go. Thanks for your video and the points you presented. I still have questions about what you did at the top of the roof for underlayment. Many videos have installers using mortar. There is none on my roof.

What profile of tile do you have? Flat or curved.
@daultonruff2281 Жыл бұрын
@@SouthCountyRoofing It is called "S" curve in the videos I've seen. I guess you would call it curved.

Where was the leak in the underlayment?
@Netherlands0313 жыл бұрын
I'm also interested in why it was leaking? Looks like a good overlap on the tiles. Accumulation of debris underneath the tiles, letting the water pool there, over time forcing the water to go sideways?
@SouthCountyRoofing3 жыл бұрын
I think it was an incorrectly driven nail that penetrated the felt. It most likely only leaked during wind driven rain storm in a certain direction.
@carycase55633 жыл бұрын
There are lot's of reasons for leaks, the most common is debris in the valleys causing water to divert to other areas.

I have a tile roof and it's lasted for over 20 years. Can the same tiles be reused if the entire felt is replaced? So pretty much I'm putting a new roof with the same tiles, is that possible?
@johnnymiller18682 жыл бұрын
yes , most certainly, just be careful because some of the tiles from when that house was built may be on the endangered list as i like to call it lol. but as long as you have a commonly used tile it shouldnt be a problem, in the event that you break a tile on the install

In America they all talk the talk .But the water ingress originates clearly from some defects with the tiles to get through to the roofing paper .Then the other problem is fixing tiles directly to the roofing paper it erodes the paper and each tile has a nail which penetrants the paper .common sense would tell you that's not good practice. If you use a batten system with spacers that would resolve a lot of these problems you see All the time there's hundreds on line with same problems.

what underlayment did you ? 30#?
@SouthCountyRoofing6 жыл бұрын
Yeah, that's all you need for that.
@samcaldwell76944 жыл бұрын
The problem is the pitch on the roofs the lower the pitch the more capillary the water going back up the tile and because the tiles are filled directly on to the paper over a period of time the paper erodes away you can see the marks where the tiles have been
@SouthCountyRoofing4 жыл бұрын
Pitch on the roof was almost 5 and 12. Totally sufficient for those tiles. It was just simple wear and tear.
@samcaldwell76944 жыл бұрын
@@SouthCountyRoofing clearly the pitch is a problem your relying on the paper to keep the water out if the pitch was greater the water would not get through to the paper at all it's not wear and tear its bad design
@SouthCountyRoofing4 жыл бұрын
@@samcaldwell7694 You are just wrong Sam. I am not relying on the pitch I am relying on gravity. It works every time. The pitch on the roof is Five and a Half inches of slope for every foot of run. What does that mean?? I'll tell you. Plenty of pitch.

So why is it leaking? There shouldn't be any water under the tile, unless the course spacing is wrong . the underlayment is not the roof the tile should hold the water out.
@SouthCountyRoofing3 жыл бұрын
"So why is it leaking" Because the felt was done wrong and where it wasn't it was rotted. "There shouldn't be any water under the tile"? What are you smoking. The manufactures specification reads that 20% of the water that hits the roof gets under the tile in a normal rain. Wind driven rains is much higher. The tile is decorative. All the water proofing is under the tile.
@edrichards91043 жыл бұрын
Wrong again. I live in Washington where it rains every day, I can pull a tile off anywhere on a roof and it will be dry, you guys just don't know how to install there
@SouthCountyRoofing3 жыл бұрын
@@edrichards9104 You're wrong. It doesn't rain every day. It hasn't rained in weeks over my house. I also in WA. Bet you didn't know that. So, you are going to try and convince me that the manufactures specifications written by engineers for that specific material is wrong and you are right. Or, better yet. You have never read the specifications and like most roofers you know more than everyone else. Right. Keep in mind we fix about 250 tiles roofs a year in So Cal. I am sure if you live in WA (like I do) you wont ever even fix 250 tile roof in your lifetime. Keep trying, they do. Good luck.

We have totally different building codes than you guys have. In some cases a single layer is code. In some cases depending on the pitch of the roof you will need two. It doesn't rain much here and we don't have the risk of very high wind like you guys do.
