Febco 825Y Backflow Repair Failure

Thanks for this. I'm chasing a leak on this exact model, and it's good to know I'm not missing something I can't see. The unit is just under 15 years old, so I hope it doesn't have to be replaced.

@@backflowsupplyslcut9394 I bought a gasket kit and replaced all the gaskets except the ones at the very inner part of the relief valve. I couldn't get the white plastic guard off inside there. I also buffed the seat of the #1 check valve with some super fine sandpaper. I might go back and look at check valve #2. There is still a tiny drip now and then. Last year it started leaking around the same time of year, so I think it has something to do with the 105 degree temps and the fact that it sits on the west side of the house. Maybe I should make a shade structure for it.

@@paige_818 What do you mean you have a drip now and then. Does it continually drip now and then? Does it stop dripping when you have a sprinkler zone running? Knowing the answer to these questions will help determine where to focus your efforts and you may not need to remove that white plastic piece you reference. @@backflowsupplyslcut9394 Well, it's been a few days, and it has started leaking again. It's definitely dripping when the irrigation system is not running. I have not tested to see if it still drips when the irrigation is running. I'll test that next, and I'll also take a closer look inside check valve #2.

My 15-year-old Fabco 825Y is leaking in a similar way Do you think it’s the same problem and if I maybe get a piece of sandpaper in there and flatten out that valve it’ll help? Thank you

It has been awhile since I have watched the video. How is your assembly leaking? Is it leaking out of the relief valve? If so does it stop when you have a flow going through it? Meaning if it is on a lawn sprinkler system if you turn on a zone does it stop leaking? What do you want to sand down? I wouldn't try sandpaper but as a last ditch effort. And again I am not sure what you want to sand down. If it is the check seat maybe you have a seat that is replaceable. To continue this I will be able to respond quicker with email. [e-mail]

My landscaper installed this valve about a month ago. It supplies a six zone system that waters every other day. This valve discharges to the ground about a gallon of water about once a week. Is that normal?

I guess I would need to know more information. When does it dump it? Is it a combined total? It is normal for intermittent spitting due to line fluctuation, for example changing zones. Happy to answer more questions, maybe better to call me at 801-355-6736 or email me at [e-mail]

@@backflowsupplyslcut9394 Thanks for the offer, but I now don't think that it was a single discharge. I hadn't checked it in a few days and I think that the leak was fast enough to put a gallon or so of water in the bucket over those days. In other words, I've got a regular leak and I'll take it apart to check the seals. Thanks again

I’m having the same issue with a Watts 009. Rebuilt and replaced everything inside, still get a leak out of the relief valve.

Backflow Supply, SLC UT thanks for the reply. I finally got it. Ended taking it apart several more times, I eventually was able to get it to stop leaking. I passed the BF test so I’m good til next year.

Maybe put that extra disc on a drill to evenly reface seat

That is a good suggestion! For those reading the comments be aware of the cautions I talk about in the video of trying to resurface the seat. In this case the assembly would have to be replaced anyway and it would be worth a try.
