When you move the string and pull it to five doesn't it mess up your 3 and 4 ? This part I'm not getting

Yes, broody. You would have to re-measure your 3 and four after every time you adjust the string.

when pulling the string from the side of the house, how can you be sure that you are extending that line perpendicular to the side of the house? it would be pretty easy to have that string slightly angled one way or the other, and even if your other corners were square, they would be square with the house itself..;

How much space would you leave for a double swing gate? Like two 6 foot gates for a 12 foot total gate? would it be 2 inches each side and 2 inches in the middle for chain link? or is the middle wider?

You would measure 12 ft 3 inches , so 1 inch on the hinge sides and 1 inch in the middle for the latch
