I bought a home using an FHA loan last year with credit scores of 581, 586, and 619. I used Rocket Mortgage. Finding and getting approved for an FHA loan was not difficult, but having an FHA loan complicated things a lot. Finding a house that I liked that met FHA requirements was hard. I had wanted a condo but no condos in my area were FHA approved, so I changed my search to townhouses. I was originally approved for a mortgage in mid July, found a house and made an offer in August with closing date set for September. This video is absolutely outstanding. I learned more in the 50 minutes than I have in my entire process at this point about my FHA loan that is closing in 2 weeks. I will say the mortgage company and it's agents are extremely difficult to deal with and I find to be ridiculously incompetent. I have had to provide my bank statements, proof of employment and income literally every week since I began this process 5 weeks ago. Not 30 days between these requests but 5 business days each time. My score is at the higher end but I do not have 20% down for conventional. I have been employed by the same company for 23 years now. I can say this has been the absolute most stressful and horrible in my entire life. Honestly, I almost regret going through buying my first home. I do appreciate this knowledge you have provided. My wife and I just got an FHA loan (she has the worse credit between the two). Crazy thing is her credit score is 714 and mine is 770. Yet we could only qualify for an FHA loan cause her FICO score is 620 (ridiculous). We go go either option either FHA or conventional. We chose FHA at 4.25%. It would take two years to make our money back to go conventional and will refi before then and rates will drop again in about a year / half… Very easy process. Brand new build in a beautiful master planned community.

Large unsourced deposits were looked for prior to the Patriot Act. You are correct that part of it is to detect money laundering. The biggest issue is to document that the borrower is using their own funds to purchase the home, and that they aren’t buying a home for a 3rd party (aka a straw buyer). Another reason why lenders scour your bank statements transaction history is to look for undisclosed recurring debts, like a tax debt or potential ownership of other properties.

I sent the lender the law that just changed this year saying things have changed with maintenance contracts. They're still so hung up on it. I fear this wont pass and I'll miss out on my dream house. Be aware if you try to get an FHA loan you cannot drop any cash into your account for like 60 to 90 days, you also cannot make any large transactions.. So if you have cash on hand you want to use as a down payment, stick it into your account before you ever go to get the loan otherwise they will not work with you. We were NOT told this by our loan officer and it cost us our sale. The house was 80, and now we can't afford one at all since they go for like 150 and up now where we live.

East to understand overview- Appreciate your key points!!! I’m a realtor in Columbus and often work with first time buyers. Unfortunately here there are so many offers that sellers often prefer cash or conventional loans with buyers waiving the entire appraisal gaps. With FHA buyers we look for homes that have been on market longer than usual or homes that are going to be sold but are not listed yet in MLS.

Great video as always. I have learned a lot by watching your vids. It might be helpful to someone new to mortgages to explain the credit scores. I found that the scores I was seeing and thought I’ll have no problem were the wrong scores to go by. I found out that lenders use a different scoring model which is often lower than what you see such as on Credit Karma or the like because their model is more strict. Might a good topic for a new video.

How much of a difference does it make if you're single vs buying with someone else? Dual income obviously has its perks, and for a good reason, but with a large portion of millennials not settling down and getting married, we have to calculate just one income. For me, that means a lot. I think I can technically afford a conventional loan on my own but I feel limited by my single income. I want a home, not a condo. But I feel I am being pushed toward something less desirable just because I'm by myself. Frustrating. I definitely believe conventional if the way to go for me, but I'll have to rent a room or two for what I want.

Being single vs a couple makes NO difference in getting a mortgage EXCEPT the extra income changes your debt ratio, making it more favorable if neither of you has much debt...so you'll qualify for more money and possibly get a better rate bc you're less of a risk...

I've been unemployed for the last almost 2 years, in part due to COVID, but I'm starting a job soon as a teacher. Can I qualify for any type of mortgage loan shorty after once I start teaching and making money, or would I have to wait two years? I have an 810 credit score, and money for a down payment. When I was unemployed I was receiving unemployment funds every week.

Long as you were receiving unemployment. It does count if there's no gaps in between. Must start the job after stop receiving checks. Find a mortgage broker.

Keep in mind that your credit karma score can be much different from your mortage qualification score. They look a lot deeper in the past. Getting credit cards or even an auto loan has less requirements than a home loan.

@@SparkieJ yeah my credit karma said 770 but I got a loan for an RV it showed 750, they took experian score. Either way, mortgage loans go by the middle of all all 3 scores. 700 is good. 720 is all you need really.

Important to note that the 3% conventional down payment option is NOT available to folks making >$80k in most cases. I have pristine credit (805+), 6-fig income, low DTI, high liquidity; however, in order to get a 3-unit or 4-unit building, if I don’t want to pay 20% down, then I’m virtually limited to FHA’s 3.5% option. Thus, the 3% conventional 97 loan is a nice alternative but sucks big time for those in similar situations as me.

97% is allowed for all first-time home buyers on Conventional (both Fannie and Freddie) - there is no income limit. Also, your option is not just 20% down or FHA 3.5%. You can still do 5% down Conventional if you're not a first-time buyer.

If you have a 500 credit score, forget what you “qualify” for. Ask yourself if buying a home is the right move for you right now.

Definitely a consideration. But also, like the story I mentioned in the video. Guy gets $100k medical debt. Obviously can’t pay it. Credit tanks. Should he not be able to buy a home? It’s a case by case basis for sure.

Does that mean a three digit number is the deciding factor of who should and should not own a home? Some countries don't even have slimy credit bureaus and go by debt to income only! It is everyone's inalienable rights to have shelter!

The 500 score is set by the FHA, but you have to remember the lender (aka the bank) is the one who chooses to give you the loan or not. Most would prefer to loan to 620 or better and DTI of less than 50%.

I have yet to find a lender who will qualify someone for a 500 credit score 🤔.. I'm constantly hearing 680 or over.. What companies are qualifying people with lower credit scores but good job history and a down payment ??

I found two homes both locations neighbors said they had been empty for over a year and then HUDStores said their is no HUD Home at that location. Where do I go to get the Banks Lien details on these homes so I can try and buy one at least.

fha loan just messed up selling our home had to wait 10 days for inspectors and appraisals 2 days before inspectors were to arrive loan was canceled because interest rate went too high never go with fha loan if you are a seller
