Dang dude. Thanks so much for taking the time to make this and being willing to share detailed, specific figures, assumptions, and caveats. This is such a valuable resource. So many other sources of info obfuscate the details in order to present the publisher as some sort of guru. Whether they are or aren't, it's ego driven rather than detail driven. So, thanks again. Love the video. Working on a bachelors of science in my field but going for an MBA as additional education. Looking to invest heavily in real estate and Airbnb markets like this. Keep up the great work. Ignore the misinformed haters who don’t understand what you’re doing.

Thanks for the video Kai. Always appreciate the detail and professionalism. Your cost breakdown did not include septic, well, and running power to the site. How much did that cost?

Hi! Glad you liked the video. The costs were backed into the permits, utility trenching, electrical and plumbing. We had already had power, well and septic on the property. So we just had to trench new lines and hookup.

I would suggest putting this info into the pre application portion. If you are only willing to help people that already have that amount of liquid funds, they should be aware of this to avoid wasted time and emails. I could have accessed the rest of the funds but you didn't even ask that. I will be sure to leave this email posted in your comment section of your videos and website for others to be fully aware of this.

Scott, there was a pre-screening question - you just did not answer it. Your exact answer was "Up for Discussion". If you had just answered that honestly, you would have avoided the several minutes of the two emails you had to send. Your lack of an answer is why you had to exchange emails with my team. Everyone has a different financial situation and we want to set people up for success. And based on your current funds of $20k you probably cannot qualify to purchase a home for yourself let alone start investing in land and unique rentals. We look out for our members instead of just enrolling you knowing you cannot move forward with a deal. Justin, who spoke with you, was very thorough and kind in your conversation. If you feel like your numbers were incorrect or about to change simply share that with us. You could have just sent me an email instead of going out of your way and placing this in the comment section where everyone can now see your business. But regardless of your capital available, we also do an interview process to see who would be a good fit for our program and community and based on this rather odd approach to communicating, we most likely wouldn't have enrolled you even if you had $200k in capital. Good luck with your endeavors and hope you enjoy the youtube content.

Something that nobody explains when building short-term rental properties is electricity, how do you get land that has a very excellent view, and no neighbors, and turn it into a proper ready-to-live space regarding this topic? I really don't get it, how do you get electricity hooked up to such a place if there is no grid nearby. And the fact that if the electricity grid is nearby, the view of the property won't be so good, makes me ask questions like this.

Hey there! In the very beginning I showed us trenching out utilities and the cost of power and water was in the electrical and plumbing costs.

Just so you know, we typically recommend a liquid budget of at least 40k from our new members, as we have found that to be a good starting point to get involved in land hacking, depending on the area, whether or not you already own land, & whether you plan to do a lot of the work yourself or hire it out. Our top priority is to ensure the success of our students in their land hacking ventures & we believe that starts with a sufficient budget.

THE WHOLE POINT of container houses was affordability. Pick up a $2k-5k container as a structure then build an affordable home that wouldn't financially destroy you. $20k-$30k would walk you away with an awesome little space not even 10 years ago. God this frustrates me to no end. Housing has been turned an absolute grift to the point where most people growing up now will never even be able to hope to own a home outright. It's like with van living. It was a means to avoid rent on the cheap for a ling time, but thanks to entrepreneurial minds taking over the space, all the builders started 5x the price of what they previously were and it became a rich people's vacation market. EVEN VAN LIVING is becoming off limits for people who can't afford rent. *screams into the wind*

Nice, but way overpriced.... Contractors are currently the worst when it comes to price gouging. As long as people are willing to keep paying these stupidly high prices, the housing market prices will never drop back to a normal level. Between contractors, investment groups, and stupid people.... our economy will stay messed up.
