what kinds of investments do you make. I totally agree with you. I have a lump sum right now doing next to nothing in a savings account. but it's hard for me to take part in the market right now due to the fulltime nature of my job. it will be way to stressful to combine so i don't even think about-facing it

@@emeldcentor1474 I invest across the top markets but not by myself though. i follow the guidelines of Regina Louise Collaro . you might have heard of her.. I can correctly say she's worth her salt as a investment advisor as her diversification skills are top notch, I say this because i see that in her results as my portfolio grows by averages of 20 to 3O% on a monthly basis, unlike i can say for my IRA which has just been trudging along. my portfolio just mirrors what she place and not just on some particular industries of my choosing

How hard is it to get the rental permits now that the city is implementing the requirement?

When it comes to choosing tenants, the rules are very restrictive from what I have seen around and come across. Is it even legally allowed to advertise a property selectively just for females or males and then on top of that restrict it further to Medical or Engineering students. Everything of that kind becomes an issue and is tagged as discriminatory. Let alone picking and choosing among human beings based on their gender or qualification ... one can't even separate animals/pets from human beings ...even that is illegal. One can't even be selective about smoker/non-smoker. The rules are so much skewed and unfair.

Great story and strategy. I am not sure I understand the term “refinance”. I thought when you refinance a property, the bank give you money and take the property and you move on. But she went into the refinance process and still have the house. Please excuse my ignorance and maybe can you try to explain it again... ☹️

No - refinance means bank is giving you loan on new property value - if it’s more than the previous you can take the difference in cash. That’s how she got extra money

Thank you - owner doesn’t change until you sell the property. financing & RE-financing means your taking loan(mortgage) from banks and pay them every month
