Thanks for the information. QQ: In tea shop scenario paying only interest and calculating profits as 60% seems like wrong calculations without paying any principle debt. We should calculate profits after paying some principle debt. Is my understanding correct?

I excluded that to keep the calculation simple and easy to follow. It would not have changed the return rate that much anyways. But from accuracy perspective, you are right. But the point here is not the accuracy, but to understand the concept.

No chance of 10% yearly return in real estate in Chennai. Coz yearly salary hike around 8% and inflation itself around 5% … at max 2 to 3 % itself something big..

Just a sample calculation to show the leverage power. But yeah, the yearly return - No one can predict. We will know only after the fact. But yeah. 2 - 3% appreciation for our planning purpose is a good number.👍🏽

Sir very useful information. I have question if we buy a home for higher price now, and in few years it depreciated 50%. Say i am still paying the loan as it is my first home. And I don't want to sell for any reason. Who will take this loss bank or myself. How this works when the price goes down. If it goes up we can refinance and cash out. But how will that affect if it goes down.. can you please explain sir... Thanks in advance

If you have not sold the home, then no one has taken the loss yet. But you will be paying mortgage interest for an asset that has depreciated 50%. That is if you have bought the home for 50L with a loan of 40L and if it has gone down by 50% to 25L, then you are still paying interest for 40L for an asset that is worth 25L. If you sell for 50% less, then you will be taking the loss. But if you walk out of the home for the above example, handing over the house to the bank, then bank loses 15L (25L home from 40L loan) and you will lose the down payment 10L as you are walking out of the home.

I currently live in US, wanted to know upon return to India and post RNOR status, what would be the tax implications in India for 401k withdrawal . I am aware of the tax implications in US but was unclear on the DTAA agreement on this aspect. Would like to understand if there would be double taxation after completion of RNOR status. Any inputs on this topic would be of great help ! Thanks in advance

I do not think there is double tax. But the exact process - I do not know. You need to check with a tax advisor or a CA in India.

For the first 2 years after return from US any income from US not taxable in India.

But what happens after that period is something which is not clear. If one decides to hold retirement investment like 401k and then decides to withdraw at a later point (say at 60 years of age while being in India) , tax implications in India for this amount you are bringing to India is not clear
