Love these videos. .hey Have y'all Looked into Buying a Double wide mobile home ..On Land. .my brother was in same predicament as y'all where he was self employed and he went Into one of those mobile home dealers and THEY had their Own Financial lenders and They sold him a parcel of land with One of their Repossessed single wide trailer and they Delivered the single wide to land and his Payment was Way cheaper than Renting and He Owned land etc at the end of day...he later Used single wide as a trade up with same dealer and got a Brand New Double wide and OMGosh Lauren The insides of the manufacturered double wide are Absolutely gorgeous....just an idea ...also Maybe a Fixer upper like Sarah and Jamie...I'm praying Y'all Will Be blessed with Something AMAZING 🥰👍🙏🙏

I had to move my parents off the farm that they lived at for over 35 years and it is exhausting to move!! So happy you make this a journey for everybody and film it even tho it is a stressful time for you both and finding a new place on top of that! CANNOT wait to see what is to come for your future !!!!!

Do what you have to do to get in the house....then refinance when the time is right for you....that's what i did when i was younger ....i biught the house that i fell i love with and refinanced 3 yrs later ....25 years later i still live in my dream home ...it's nothing fancy at all but i still love it ....i raised by babies here ....it will always be home to me no matter what the future holds ....good luck on the home search 💙🙏😊

Y'all are making great progress. I know you will find something great to move in to. I agree with renting. It'll give you the chance to build your business before buying. I hope you find exactly what you need whether it be rental or buying. A personal loan rate with double digit interest is pretty drastic. Consider wisely! It’s a hot market and maybe it’s not the best time to buy. Good luck either way!

I love watching you guys and following what is next in your lives!! Everything is so exciting! I certainly understand why people are encouraging you to buy a home. BUT…take it from someone who has bought and sold homes in very expensive and very competitive markets (ie, Wash. DC and NYC) over the last 40 years….DO NOT feel pressured into buying and competing in some crazy market. It WILL slow down. Yes, it will be pricey but buying a home is always pricey. I know a number of people who regretted buying during a boom housing market because they had to accept whatever they could grab. In a “normal” market you can take your time rather than feeling rushed. If you find something now, that is great but don’t feel you have to to avoid having to move again. Good luck and can’t wait too see what is next in the Neiman and Lauren adventure!

Could you move into a warehouse or storefront? Sometimes empty storefronts can be affordable if they have been sitting empty for quite awhile. Then I would live in the RV.

Don't get discouraged. There can be definite pros and cons with renting or buying. Your costs can be quite a bit higher if you own, even if you pay the same as rent every month. There are added costs of insurance, upkeep, repairs, etc., which can easily double your monthly payment. Just take your time and make sure you get the right fit. Don't rush into anything.

Wow you guys are just rocking along. We are hoping you find what you need soon. Have you thought of getting a piece of land and trying to buy the house and garage. You could have it moved and placed onto the land and work toward setting it up the way you want it. Oh also in case you didn’t know there is a website called parts warehouse that sales miscellaneous parts for every typed item you use in your home. In case you need to replace a part or replace a hose. Just check it out you will be amazed. I have used it for many years.

I know the Self Employed struggle! I'd like to offer a little advice or suggestion if I may. You have the camper could you not just stay in the camper for a while on a piece of property that you could afford right now build for your future? As handy as you both are I know that you could have wrecked your own steel building to at least have a workshop and land is going to be so much easier to obtain then getting into this dicey housing market. Rent is so over inflated and the price of homes is so over-inflated I would hate to see you wind up upside down in a mortgage. Wishing you both all the best!

You might want to consider offering to rent with an option to buy on a home that is for sale. If you find a place you really like, approach the realtor with that idea. We have done that a couple of times and it worked out well. We had to take care of everything at the house except for the roof. The owners were responsible for any roof repairs, otherwise we had to pay for repairs. I don't know if that is done in your area, but it could work. Ours was a two year lease and then either we put an offer in on the house, or we would moved out on the end date of the lease. We had to give the owner 60 days notice of our intentions to buy or not. This way, they didn't need to worry about repairs etc and they got regular income. Our rent that was paid would be included in the down payment that we would need to buy the house. It worked out well for both parties. If you do this, make sure you hire a home inspector to be aware of any repairs that may need to be made, because you would be responsible for them, just as if you really did own the home. Just another option for you to have while hunting for a new place to call home. Congrats on selling so much of your stuff! You can use that money for a down payment, rent, security deposit. There are a lot of drawbacks to self-employment but so many blessings as well! Hoping you find just the right place soon so that you can get settled. Are you selling the vintage chandelier? Those are pretty sought after and go for good money here!

If you can find nice area,Manufactured home is optional. If you have some cash you can purchase it, We did it and living it until house market is slowing down,No mortgages ( only rent for land) no 2 years income needed. We got ugly one and fixed ourselves. If you need huge space for flipping furnitures, you can rent somewhere.I feel you, me and my BF both are self employed and less than 2 years.Hope you find a good place asap.

No idea about your area, but the housing market is INSANE in my area (and sure to head for a correction in the next year or two) how about switching gears and focusing your energy on building a substantial down payment just like you paid off your student loan debt? That way when the right property comes along the sellers would have no reason to not choose you and you will get a better mortgage deal. Hang in there and keep your positive energy and just know random people on the interwebs are rooting for you two! ❤ YOU GOT THIS!

Just found your channel with you guys because I am going through the same almost. I have been in business for longer than 2 years but the taxes aren't right. Taking standard deductions or any deductions made me look like I didn't earn enough income to even pay for my car which is my only DTI. I got great credit but there are Specialized loans or what they call Non QM loans and yes the rates are higher than conventional. I got excellent credit but just heard there is something and its only maybe 6.5-8% interest but I don't think any PMI but then also I have to put down 10% at least and not able to use any down payment assistance or grants. I have 2 large breed dogs, only on the list of bad ones. Doesn't make renting any easier and I am sure you know how much it costs to rent and what you have to do to qualify to get into rentals just the same. It's the same as buying from what I found. I feel for you guys. Not sure where you are, I am in Florida. Wishing you guys the best and I did ring the bell so I can follow along on your journey. I have to sell some stuff also. Landlord where I am is selling. No lease and not a lot of warning from him either so the money I have to put down isn't great!

How about a tiny home (so cool) and renting a large barn for your storage needs. You could park the tiny house on the barn property possibly. Best of luck; I know you will find something that will work. Prayers and good vibrations coming your way!!!

I hope it could work out that you could just live with your parents until your business is 2 years old. It’s never a good idea to pay huge interest rates or be rushed into buying a subpar property. Best wishes to you.

Check to see if any properties are owner financed. That way the seller of the property signs a contract with you. Put a small amount down, make payments on rest like a mortgage, the payments to the seller. There is interest, but way less than 18%. You mentioned sweat equity. The properties that need work are the ones most likely to do owner financing.

The world is in a uncertain state right now and I definitely think renting albeit empty money as such...at least you know exactly where you stand financially. Rent for the next 12 months until hopefully the world has sorted itself out,you will have met the 2yr threshold with the business.. you will sort it guys.

You should see if and when they take that barn down if you can get the wood and sheet metal. He did say you can have anything as they were going to tear it apart. Buy a piece of land and repurpose the wood and metal into a barn on the new land to work out of while living out of your rv. This way you can take time to decide what you want to have for a house and build the barn you need to fit your needs to no cost except for water and electric. Will be cheaper to pay monthly payments on the land. You will be able to put more money aside for a down payment towards the business loan you want when your business has been up and running for 2 years. Win, win situation! You can get the septic and well down before the year is up and it will save you a chunk of money.

Have you thought abut a "lease to Own" option? Perhaps you could acquire equity until the time you can secure a conventional loan. Keep on "keeping-On"!

How about owner financed or lease with an option to buy? That way you can avoid the high interest rates and then qualify for financing through a bank once the two year mark is met. Just my $0.02. Good luck to you two.

Yes! That is another way for sure. We are running into people having a lack of willingness to go this route because of how hot the market is though... Definitely, something we are pitching when the opportunity arises. Thanks for the advice!

I did owner financing a long time ago and interest rate was 8%. It’s not always a low rate.

I bought an owner finance house and was able to pay it off in 12 years. As a single Mom it was a great opportunity. I think the virus situation with people not paying rent for months and getting stimulus checks has put a bad taste in property owners mouth. I know it was a strain on a nurse I worked with who had renters. Good luck to ya'll. 🙏 for a great place to come open for you two.

I'm glad I'm not the only one that finishes something and doesn't list it right away! I went to take pictures of a table I finished last fall. Now I look at it too much and see stuff on it I should fix. Ugh. Good thing you guys are young and optimistic! You'll be fine!

Check out USDA loans, even an improvement loan which is called a 502 from USDA. Income requirements are lower and zero to 3.5% down! How about a first time buyer loan? Best of luck to you. You are such hard workers with all the best intentions.!

Is USDA Rural loan available in your area? Usually in small rural towns. Nothing down, finance closing costs. Or an equity partner? I think teaching is a good stable income. The days, 185 worked, is half a year. Time for travel and flipping, too.

If you are buying, you should be looking at each other and saying “this is the one!” after going through the house. You will KNOW when you have found your new home.

I would save up for land. Live in that rv. THEN build or BUY a ready workshop to work from. When you have the money you could build or buy those prefabricated homes.

My brother had this problem we live in the uk so things might be slightly different but he went to a mortgage broker in the end that could be an option for you, it's so unfair for self employed people, but I'm sure you will get what's best for you 🙏

Check you state limits a lot of owner financing is over charging percentage allowed by law. Also check for back hidden loans. To really look check with tax office sales. Though your fighting flipper in lots of areas

How would a bank determine whether or not you've had your own business less than 2 years? Also, it's far better to buy than rent. It may take you 2-3-4 months to find the perfect house but don't settle for something less than perfect for you. I lived in my camper for 3 months, looked at so many houses in so many different towns, got so tired of it, but I finally, FINALLY found a diamond in the rough that was in good shape but needed new flooring (no big deal), the walls painted (totally fun), and a new hot water heater and fridge. Large lot completely fenced in, a river runs out back, no neighbors on 3 sides, and peaceful neighborhood. If you go with a private loan be careful, one late or missed payment can cause big problems to say the least of the astronomical interest rate.

The bank determines 2 year business ownership by: 1. 2 Year Tax returns--Schedule C & they look @ the adjusted income line to calculate your ability to pay-- ATR; 2. The bank will check the Secretary of State Business look up for the dates of operation and standing. Information is confirmed w/a 4506T

I would rent if I was in your place with one year self employed. Never would I take interest rate over 7%. We have a 3.25 % rate. But it’s your decision. We had a 30 yr mortgage but refinanced to a 15 yr four years ago. Dave Ramsey says to only take a 15 year mortgage.

You guys work so hard and paying 18% interest on a personal loan is insane. Plus, the market is out of whack. My son purchased a home about 18 months ago and when the market went crazy it was reappraised for 90,000 more than he paid for it. The market is going to self adjust and when it does you don't want to find yourself owing more than what the home is actually worth. Wait it out if you can. Even rental properties have exploded butf rent for another year or so until you can qualify for a home loan. Work with a local bank that offers loans specifically for first time home buyers. They will help you get all your ducks in a row before you purchase.

Have you considered having your parents purchase the home and rent it to you to cover the mortgage? After your business reaches the two year mark you can get a home loan.

Re: Mortgage-- if you have 10%-20% down payment, you can get a non-QM loan product. The banks do not offer this product, you have to go to a mortgage broker company. The interest rate for this loan is around 7-8% which is more favorable than a hard money lender OR better still, you can ask the seller to owner finance for one year w/the same deposit and next year you can simply refinance. I have been a loan officer for 20 years. There are other options you many consider---Best Wishes
