If your selling cash ask for the most above the bank cost. The value of all homes in Las Vegas are going high. Do not settle for less. Message to All home owners. Kids are trying to control the market. Keep your investment and do not settle for less and ask for more!!!

Less than 20% down is more about you than the market. You can’t afford it. You’re likely a bad risk and the seller won’t consider you a serious buyer. In a hot market, your offer isn’t competitive. Besides this, location location location. Buy the best house you can afford in the best neighborhood. This means at minimum 3 beds, 2 baths, and 1200 sq feet. Nothing less or the increase in resale value is harder to achieve. Yes, work on your credit score. Have Steady employment and low debt. Buy good quality home. No flipping. So you can expect less renovation or expansion. Be prepared to live there at least 10 years. If you have kids, look for good school district and big enough house. Do invest in good kitchen cabinets, closet racks, and garage shelves to make efficient use of space. Loan options are better if you have more money. (I’m on my third purchased home.)

Here in East Texas and in west Louisiana rent is way more expensive than a mortgage. I have a 770 credit score so approval wouldn't be a problem at all. About to start a business in which I can live anywhere and I'm seriously considering Vegas when the time comes. You guys are great together, I look forward to seeing more of you and Laci.

Long time subscriber, but I have notes. Many questions on Vegas new construction trends. Very gaudy, some dumb features, maybe you can clarify. 1. I see way too many wine rooms and or wine fridges. 2. Toilets in tiny side rooms. Feels like cramped public restroom stalls. 3. Garages that are not garages, with an office instead. Just make a wall, not a fake garage door. 4. Courtyards in front of the front door see like wasted space. 5. 5 tiny bedrooms... but it is 5 bedrooms. No usable closet space goes with that observation. 6. Building to an almost maximum footprint on the lot. 7. Cabinets tend to be really cheap, less than Ikea quality. 8. Multiple dishwashers, wtf. 9. Pretty much only recessed lighting. 10. Low ceilings. I feel like a giant.

Laci mentioned she does not charge a fee for being a buyer's agent; but what about the brokerage she works for? Wouldn't the brokerage charge her client (the buyer) a service fee for their involvement upon a successful completion of the sale? Berkshire Hathaway and ReMax do charge this. Now being a devil's advocate, in reality doesn't the buyer pay all the fees and commissions since the buyer is supplying cash to pay for the home? Great video and great info. Thanks!!!

The good news is that it's much easier to own in LV. But while property has gone up over time, it's still a pretty volatile market all things considered. When you look at pricing history for a listing, you can see many that are far from their peak value pre 2008. LV is booming, but there's also nearly double the amount of homes on the market compared to a a year or so ago, with many of those being offered for months. It's a slow moving process. And like anywhere else, which zip code you reside in can play a measurable if not significant role in the appraisal. Feels like the market is a bit inflated right now. Another interesting video would be cost of living in proportion to average income. Seems like wages have stagnated compared to cost. IMO, the reward of owning there is that it's possible in the first place. But it'd be foolish to predict that the 250+ k homes now will be worth 500k in 10 yrs.

Daniel Reyes 6 months reserve and a steady job that will allow you to pay that mortgage the next 15-30 years. Not having a car payment can help too. Read Dave Ramsey.

You need to warn your audience about financing condo's in Las Vegas and how nearly impossible it is. Given all the lawsuits with all the HOAs in Las Vegas, national banks won't deal with condos there. Only a "very" few finance companies will work with you, but you have to find them, and their percentage rate may suck. Unfortunately most purchases of condos out there are pure cash.

Maximus loves Lost Vegas Jacob but it feels like 2006 all over again. It's median home price have increased the most in the nation. Cities that increase the most are expected to fall the most. Low interest rates/cheap money are driving prices through the roof. No one saw the crash coming in 2007. Not even Donald Trump can save us. I'll be in Vegas for the strip club convention in August

He'll be buying again during the next recession. No we cannot afford tax cuts....Murica never recovered from Bush's cuts, Obama added to deficit, Trump's tax cuts are the final nail in the coffin. Retired living in Las Vegas and in NYC. In what country will a bank give you a mortgage with 3.5% down? 20% is still the standard down payment regardless of the price for the home. US banks are not going back to 2007 or 2008 ever again. You either have the proper down payment or you just can not buy a home. That simple. Plus let’s also take into account your real estate taxes. The days of being “house poor” are over. The banks will not take the risk again.
