I really appreciate the production value of Enes' videos, but for the love of God, I have the feeling that if you would pay him, he would gave a raving tour of a rundown shack in the woods. Enes: Beautiful rustic walls, the lack of windows and furniture enables the end user to tailor make the property according to his/her needs. Cody: Yes, we are exceptionally lucky to tour a property so close to the nature, I love the cracks in the walls, it just brings the canopy closer to us. Enes: Couldn't have said better! Also, maybe it's just me, being European, but it literally gives me the creeps when Enes steps in the bathroom (shower, sauna, etc.) in shoes. Not speaking about when he steps on yoga mats or such.

@@maghen2972 Fair enough, but he seems to be in high demand. So he should just cherry pick as well, which property to showcase and/or just try to be a tad more realistic. Because when you call the lack of furnishing or privacy as a perk, then... eeeeh, it's pretty shady.

"Greek architecture is not my favorite." You lost the Persian wars 2500 years ago. Let it go! About the trees blocking the view: It might be necessary because of the the strong winds. If it is under 20C, it feels very chilly all the time.

But on serious note Actually most older generation Persians love the Greek architecture and I have seen so much of it that I’m just over it…. It doesn’t also help the fact that every federal building is Greek… so subconsciously i don’t get home vibes

@@LudiCrust.yes but no what your talking about is Greek revival in Europe and the Americans. what in the United States your seeing is federalist architecture it’s an American offshoot in the Greek style it’s a style modern to the time but and this is the import part it’s built in the scale of the ideal human form under the Greek scale system of architecture. the reason people are drawn to spaces like the nyc library is specifically because it’s built to mimic human proportions it allows people who haven’t lived in grand spaces like that to feel confident in the building it’s a bit of psychological manipulation that you don’t see in buildings anymore and it shows with the way people act (that’s not a good thing btw)

@@ArvinHaddadOfficialI actually don’t understand why it’s so traditional Greek I would like to know who it was built for because the French created there own order in the Greek system and adapted it to there own and I see very little French specific detail in the architecture itself that would be odd for a French client in France I don’t get building the house in a ionic structure (matronly female scale) but not adding French sagging (even though there somewhat lewd) details someone if French either had mommy issues or is very prude by French standards at least it appears to be in the correct scale and not that bad imitations that have been poping up globally since wwII industrialization of construction has killed the finish quality of most building projects and reasonable budgets Also I disagree with you about the basement it’s not a grand space for guests it’s for the family and staff only on of the ways to differentiate psychologically is how much of the entablature you build in and the ceiling height you they had to put those 8 ft doors in they should’ve gone to 9 ft but it would be psychologically correct for private spaces to lower the ceiling so you don’t make the space feel lonely but homey of your walking the hall by yourself but again the doors should’ve been 6’8” not 8’ so as to not interfere with the partial entablature on the doors and ceiling

When he says "Venetian" I think he means "Neoclassical Palladian". Which was in turn inspired by ancient Greek architecture. No clue where he got the Byzantine though...

At the time when Venice was established Italy was in control of the eastern Roman empire (aka Byzantine) and the office holders of Venice were technically at least Byzantine officials. Their main trading partner was the Byzantine empire but increasingly became independent of it. All the early artistic and architectural influence was Byzantine including the church of St Marks with its domes and mosaics - even on the mainland as in Padua the architectural style was Byzantine as in St Anthony's basilica. The Middle Eastern influence was also quite marked as can be seen in Gothic style windows of the palaces.

It's a mixed bag, this one. Some of the details are very beautiful while others lack good taste. The fountain in the middle of the motor court could be mistaken for a burst fire hydrant.

South of France... well the real crazy part here is that these are - at least more often than not - all just vacation homes and not even primary residences! Would add the following to your remarks: 1:26 Bear in mind that in the summer months you're stuck in traffic along the coast all the time and hence going from Cannes to St. Tropez will be a 2 hour ride by car. So if you plan to go from city to city along the French Riviera a lot a yacht is the more convenient option at least if you get a berth in the marina which can be a challenge. Or take a helicopter but then be aware of the many flight restrictions in some areas of the French Riviera. 3:58 Regarding the helipad: Sotheby's doesn't mention it on it's website so you should check that again before signing the dotted line. Also you should understand the difference between a touch-and-go helipad and a fully-certified helipad as the former comes with a host of limitations and this one is "only" a touch-and-go helipad! 12:53 La Cornue is really great! Love the kitchen! 17:50 A sauna next to the kitchen... maybe you can use it if your warming drawer breaks. Also not a fan of having one part of the "spa" in this part of the house and the steam-room and gym again in other parts as this doesn't create a natural flow. Also no cold plunge! 30:36 A little seating area in the chefs area goes a long way... just imagine you are entertaining for hours on end, so give them a space for a quick 5-minute break before they continue service. You'll notice the difference. It's the same with crew quarters on yachts. The better you treat the crew, the better your experience will be on board. 30:59 This wine room is far too small for a property of this size. One standard bottle is ca. 5 glasses of wine so imagine throwing a party with 100+ guests.... That "backyard" is really bad... South of France is known for garden parties. So where is your lawn for that? Where did they have an office? Again a mega-mansion without one. Also no bowling alley despite the size of the property. Overall also not my design / style this property.

A few yrs ago, the Prince of Abu Dhabi had the biggest house (I believe!) in Cannes. He was there just 2 weeks of the year, during the film festival. The rest of the time it was empty apart from staff.

I’m more interested in the developer for this one. His name is Emad Khashoggi. That surname might sound familiar because I believe he is the nephew of the famous arms dealer Adnan Khashoggi. COGEMAD set a record back in 2015 when they sold a French chateau on the outskirts of Paris for $300million to the crown prince of Saudi Arabia. I wonder how he feels about that now that his cousin, the journalist Jamal Khashoggi, was assassinated by the same crown prince just a few years later. On another note though, I like his design ethos quite a lot and for people who stereotype rich Saudi’s as being very tacky, I point them to this guy

I have followed this one for years, and I have seen floor plans and various documents. This is an awful McMansion, it is NOT worth the asking price. You find far too many McMansions around Cannes, good taste in architecture is often missing.

When total reno would cost as much as the property then it makes sense to just sell and buy new builds or newly refurbished. Super luxury homeowners now renovating every three years according to a luxury contractor.

The limited height is cause by the French Law. For a new construction, it can't exceed 8 meters above natural ground (or 12 meters in some area)

The property at the top of the hill is a pretty famous historical estate used in a Hitchcock movie (To catch a Thief) It sits on 25 acres and it was asking for around €50-100million euros before selling for an unspecified price

I want to grab a bucket of golf balls, head out to the old Koi pond astroturf rectangle, and tee off towards the Med. There are too many right angles in the swimming pool/Koi pond area, they could have tried harder than fake boulders too achieve a more natural appearance. Your helipad is surrounded by tall trees. This is by far your best analysis for me. You need to know that I really like your deep understanding of classy things. However, most of the other videos in which Enes was involved, you always had good content, but made it look like you are going after Enes. This analysis helped me to follow you and to understand what is going on. For this mansion, I don't like the bathrooms and the pond. The pond is green which for me is danger. Also, I agree with you, they need the backyard.

I took me watching your videos that he represents the sellers of the home and you represent the buyers. Enes definitely exaggerates the home but people don’t notice it because he covers it with nice cinematography and a calm mellow personality. But we see right through it ☺️

It's beautiful, but feels too much like.a hotel. I like symmetry and light, but this is so generic...as if someone pointed at a magazine and said "This, times two because I have a family of 40 that live with me". The Biltmore estate is a good example of an enormous mansion that feels like a home because the rooms are a reasonable size (although still huge), rich with color, textiles, art, and plants.

I'm surprised Arvin didn't mention or didn't notice that the house looks like it was built 20+ years ago and renovated. I suspect those bathrooms are the original fancy bathrooms of 20 years ago. I actually really like the pond but it could have been smaller and more grass. Then they could have put a huge pond down by the zip line close to the helo pad. The trees have to go they are blocking the million dollar plus view.

The statues of people on the roof is creepy especially at night.. No huge fountain driving up just a broken watermain. The backyard is I agree ridiculous. A huge algae pond!!! Where is the lawn for taking strolls down cobblestonepaths? All you get is walking barefoot on that Brazilian landing strip?? The views of the sea are great when you take off in your helicopter. Only one wine room! Living in this monstrously I'd need one on every floor. What's with a huge sofa in front of the bed. Having an estate sale? Well done sir on your critique of yet another monster house.

I think the idea is that it purports to be the pond of a much larger development. Because you can't see any houses surrounding it. The house is close to the hill edge to get better sea views. And the flat land, lawns and other gardens are deliberately on the other side. It's not everyone's choice but I don't see it as an error.

Aways enjoy your videos and you are usually right on and also as you say with this house being let down with the back yard and some of the bathrooms etc but the letdown for me was the front door, and how you step into the house almost like tract house and you made your biggest faux pas ever by saying, like the Venetian Hotel in Vegas, yikes

About the night club. I imagine you just spread the word that there will be a party, so a bunch of your friends will invite their friends and so on. So you might have 150 people showing up to your night club, that mostly don't know each other. Hence a regular night club dynamic where VIP sections might be useful. But I'm not rich so I don't know shit.

Interesting re the kitchen. It seems "domestic luxury" but on a huge scale. The huge houses I've been in tended to have an industrial style kitchen to cater for large events (for staff). And a far smaller, "domestic luxury" kitchen (for owners etc). EDIT: Aha... it has a catering kitchen ontop!

It's not Greek. It's a stretched out version of Mannerism (1500's Italian). Think badly proportioned and poorly entablatured Palladian. It reeks of new money: and that's just the facade.

Lots of criticisms of bathrooms here. In Europe, things tend to be more subdued in bathrooms. S France especially goes for a more "rustic" feel. Whereas Calif/Vegas etc are very shouty. Moving on, that bedroom looks awful with the sofa actually touching the foot of the bed. And the downstairs bedrooms don't look at all opulent for the price range. 36:19 - I think the plan was to emphasize space not just give a sea view which is naturally restrictive in a way. You see lots of greenery and no neighbours from balcony. Which makes u think it all belongs to the house.

The lack of formal garden in the back is surprising. Who wants to look at a free-form lagoon/fishing pond in a house like this? It needed an expansive lawn and rectangular formal garden. There's already plenty of informal, fun areas. Maybe they were trying to distract from the lack of view? It makes no sense and would be a deal breaker for me. Why put a giant safe off the garage where you allow strangers into the nightclub? And the (pathetic) wine room and (vulnerable) staff? People can snoop around and case the joint. I'd never have a nightclub because of the liability. France is more strict about drunk driving than the US and I'm not inviting strangers to stay in my guest rooms.

Beautiful property and great insightful thoughts by Arvin. I agree with a lot of his feelings. The pond is unnecessarily big. It eats up too much of the property-and the tranquility that it provides could have easily been done with a pond 1/2 or 1/3rd the size. I also felt like for a property (home) this size-that it was missing a lot of the perks that you would normally find in the ultra luxury market. I didn’t see any sort of amazing gym area, the wine room was unimpressive for a mega mansion in the wine capital of the world, the garage area had a very low height (if any sort of executive/celebrity) was coming to the property in an executive sprinter van-they wouldn’t be able to come into the garage..etc, for a mega mansion in a locale where you have the biggest film festival-I don’t even know if the theater was substantial enough. I’d almost think that the night club area should have featured a big screen to be a bigger theater area..etc. Don’t get me wrong-the property is stunning and the list of great things is far longer than the list of shortcomings-but for the amount of space in the house, the amount of land in the property, and for the insane amount of wealth needed for a buyer of a property of this caliber-I think some of these shortcomings are important enough to where I could see this property being on the market for a while.

I really like Enes but I like Arvin more. Hey Arvin, have you heard of the ‘Luxury Home Show”? They pop up in my recommended every now and again and I’m sure you can pick a lot of holes in their narrative! As for Enes, I’ve picked up a reluctance to utter the words Greek or Greece, etc. It’s either ‘Mediterranean’ or ‘Ionian’, (in this cases ‘Venetian’), etc, hardly ever ‘Greek’. He’s of course from Turkey. Anyway, not quite convinced this neoclassical Greek style is all that well done, it feels out of proportion and the back is more McMansion than neoclassical - Castle Coole is a good example of how to do a neoclassical mansion.

A lot of entertaining content, as usually brokers are focusing mainly on the positives or are too easily impressed on camera. If I may suggest a video on a Marbella/Mallorca property. Without name dropping there are a certain set of brothers who tour such properties as a 7 digit one would be a refreshing change from the ultra luxurious properties. Best of luck!

I think the house was built in the 2000's and recently redone. They probably kept the old bathroom and just updated the shower heads.

13:45 this kitchen isn’t about you and your guests, this kitten is about 5 chefs and cooks running a major operation to serve you and your guests at that dinning room table, or that bar. This layout is very conducive to that use. None of the cooks will be running into each other. Amazing for thag use

Arvin; you are definitely right about the trees holding the ocean view, I think we should say see view. with those kids bedrooms i think this is for family with lots of kids pr wives and girl friends. no wonder Ben Salman bought it. French people are smart, if the bathroom were too modern and nice, they would not live .

I think the road is at least 4 to 10 meters down, so you can't see a thing. You have a glimpse of the slope at 42:03
