As Arvin says, "form follows function". Gable roofed houses are typically found in cold climates where these roofs help channel snow off the roof. There's no snow in L.A., which is why almost all the roofs you see in these mansions are flat, so the gabled roof has no function. It's just a design idiosyncrasy.

People might call you negative, but I just feel like your greatest attribute as a KZbinr is that you’re a TRUTH TELLER who is clearly very very knowledgeable. For some reason, I stopped watching Enes before I found you because I felt like he talked about every property in excessively glowing terms and some of the properties I felt were absolutely dreadful. And for you to add your domain knowledge to TELL THE TRUTH has been a watershed moment and reinforced my belief in my own intuition. Even when you express emotion of disbelief, frustration, and disappointment all adds to the authenticity of your delivery. I hope one day you can help me buy a house.

I feel exactly the same. I stopped watching Enes for the same reason. In the beginning, it wasn't always the big palaces either. There were great big houses, but not «shiny» palaces every time.

Enes says what he says because that's his job. No one who wants to spend that kind of money on a house will rely only on Enes' talk. Both Arvin and Enes make cool movies, each has their own content and sticks to it. Some like it, others don't. It's important to have a distance to it and respect for Enes and Arvin 🙂

I have a real estate certificate, but chose to stay home looking after my children over a career. I love architecture, and the voyeuristic aspect of being inside other people's homes (not in a creepy way, just to satisfy my natural curiosity about life). . I love your videos so much. @@LinhLe-kz9nh Mr. Haddad is providing a very valuable service. He is educating the public on what to look for when buying a house. Mr. Haddad also will praise the agent, on content etc., when it’s called for. Not only have I but several of my friends have been burned by agents who only glorify properties. Wee all realize that these agents doing videos are being paid by the seller but the buyers and public have a right to know the faults.

I'm from Scandinavia and I remember seeing this house on the Enez canal. When I first saw the house, I thought it looked Scandinavian. That thought quickly disappeared as we moved around the house. Personally, I don't know anyone who has concrete walls. The house lacks the warmth and "coziness" that most Scandinavian homes have. I did not like the house at all.

Love your content and critiques Arvin, as someone who spent over a decade in the construction of multi-million dollar real estate, your always on-point with the WTF? are/were they thinking that comes with these personalized homes. I appreciate that you not only know real estate from the market perspective but also the construction and architectural perspective, it's a skill set and education that most real estate professionals greatly lack these days. The format of your KZbin channel is great, personally the big media productions on television could learn a thing or two from you and your team. 18:24 The middle part of the house has a different layout, with a round dining table and the formal living room has more spaced out sofas. Makes it much better, and fixes some of the problems Arvin rightfully pointed out.

For me the main entrance hall is so massive and so empty that it makes the sound and reverb extremely unfriendly. It really makes it feel like Enes is rattling around in that huge space with his voice echoing all over the place. If it were me I would try and address that, finding a way to shut that down a bit, or maybe even play into it with some sort of gentle water feature to at least make it feel like a more natural and get rid of that uncanny feeling. In fact that whole first floor has the same feeling. It was a relief when they went into the garden. Also, that bar area should be a cosy games area with pool or a ping-pong table .

I love how Arvin comes out of the shadows and wrecks Enes' credibility. He never holds back. His commentary is not only interesting but savagely exposes the shady side of the videos. It's obvious in many many videos that Enes is struggling to offload these uber pricey properties for the owners and they've been rotting on the market for over a year!

I have to say this is like the first house, where I could see myself actually living in. You have three houses - middle for living, one for recording music and one for your cars. That's how I would do it. And if you have kids: just give them one of the three houses for them. You have to tweak the interior, yes. But the main idea isn't really bad. I like it.

My home is not as large or as expensive as the houses in these videos, but it is often referred to as "iconic." I am the third owner of a custom waterfront house on generous-size property just outside a mountain-lake resort town in the northwestern United States. When I give people directions to my residence, they say, "I know that house; it's spectacular!" People drive/boat past my home and tell me how much they love it. Some have asked for tours of my place (which I don't give); others leave notes at the entrance, asking me to contact them if I decide to sell. I don't consider my house iconic (before I retired I owned a company whose clients included significant architectural and engineering firms), but I feel fortunate to live in it. My home's setting is magical, which is part of its appeal. The house's architectural style, profile and siting are ideal for the setting. That said, my house has design flaws, which is one reason I enjoy these videos. I've easily adapted to the flaws (I corrected some), which are livable, unlike some of the design flaws shown in these videos. I don't think my house qualifies as iconic, but I get a kick out of the fact that many people consider it so.

Architects who design spaces with windows solely at either end of a building, and there are many such architects, do not understand how that makes people feel in those spaces. Those architects have not figured out that doing something very simple, like adding a third wall of windows, will help make people feel like they are in a home rather than a wind tunnel. Those architects have clearly spent no time looking at homes and then trying to figure out what makes a home cozy and welcoming vs what makes a space feel like a gigantic cave. Those architects are very mediocre and do not create iconic homes.

And also, having windows that go all the way up to a double or triple height ceiling is pointless unless you have a mezzanine or loft from which to enjoy an elevated view.

I'm not a fan of the hidden plugs in the kitchen thing. I have one of those pop up plugs in my kitchen, because I wanted it to look cool or whatever, but the reality is that you always have something connected to it. I'm not going to unplug my toster every time just to close the plugs, and in the end it's the opposite effect of the one you wanted, you have it exposed all the time and looking uglier then just regular visible plugs

I think Arvin complements Enes perfectly. Enes will never find a fault with any house / mansion and this kind of attitude is what gets him in the mansions. However now that we have someone roaming and filming around the mansion, we can get all the flaws exposed from someone else (Arvin) that most likely would never be let into the house 😂 In the movie world that would be a scenario for a heist 🤣

Honestly that seating area where the bar is, I'd ditch the seating and put a pool table in there along with maybe a tabletop arcade machine. Make it a game room. Not digging the triple gable design. Too many seating areas. It kind of looks like a furniture showroom to me. "Memorable like walking in on your parents doing it" Absolute gold!

Yes it's one thing for a horizontal flush bulb but slope it at an angle! And for most all these grandiose sky high ceilings just where is the ladder or preferably the motorized one man lift stored.

Idk, multiple seating areas make sense to me. Whenever we would have large family gatherings people would clump up in different areas having different conversations. At my parents for thanksgiving a few people would be in the dining room playing cards, some in the living room, some in the family room, some out on the deck.

Bar room (right volume) becomes the music room, stereo, record player, bucu shelves and rawers for media. Kitchen room (left volume) - redo the kitchen, add real pantry around the back of current kitchen back wall, incl butlers pantry, where couches are current put in statement table and moderne chandelier. Main central volume - add two small closets left and right immediately after the front door to create a foyer, walk through to get the wow.

Never realised that a piano (especially grand) is equal to a seating area in terms of volume. It makes sense though, and if your decor looks worse with the addition of a piano then you've got way bigger problems. Thanks for the lesson Arvin 👍

You - rightfully - pick apart this ridiculous thing, but ignoring the guy making absurd statements is baffling. As the guy walks into the front courtyard, he calls it 'cozy with lots of natural stone'. It's not cozy whatsoever - it's imposing - it's not human scale - it's commercial/industrial scale. And there isn't any natural stone to be found - it's all white stucco and horribly-cold board formed concrete. The guy repeats the nonsense about being 'cozy' when discussing the horrible fireplace. There's nothing cozy about that building - it's just big, empty, tiresomely unimaginative space that's absurdly overpriced.

Hey, nice haircut! Hideous house, don’t like the design either, looks like airplane hangers. Thanks for taking us through it. I think Enes did a nice job with this video, back in the days of Mikey - though he always spends too much time on bathroom details and he never gives an honest opinion. Your analysis is entertaining as usual! I’m imagining people climbing over each other in those hallways 😂. I look forward to your videos Arvin, they are so interesting. (BTW the master does have a direct entrance from the hallway, without having to go through the bathroom and closet. Makes it nice for a couple when one is sleeping in and the other is getting ready for work.)

Enis called the first bedroom, that has no access to the rest of the second floor, a guest room. That's clearly a room for staff, i.e., housekeeper. That's why it's isolated. The maid lives there for free, so doesn't get/deserve a view. It needs a less fancy smaller bathroom and a tiny kitchenette. Then, the only reason to go into the rest of the house is to clean it! I loved "rathole nook" part. Love Mikey. Love your channel!

In nearly all of these mansion tours, they’ll have “home theaters” that have as much thought put into them as a garage. There’s just no attempt at a custom build-out that would satisfy the enthusiast. Ardie Tavangarian’s houses seem to be the exception but that’s not too surprising 😁

I don't understand why they put in that 4th seating area in volume 3. Why not make it a massive kitchen, chef's kitchen, and dining space? The current kitchen and dining space is slightly larger than my those of my midrange apartment. The 1st guest bedroom gives prison vibes with those weird windows with no decent view. It's not accessible from the other parts of the house. Is it for your least favorite guest or nanny?

Wood-finally some WOOD. Marble is for Mausoleums. The Japanese and the Scandinavians apparently have taste(they do wood interiors/exteriors) despite the raw fish and blubber they actually eat But they bake/eat danish so good taste and taste good once again-SCREW MARBLE. Bathroom interior can be wood-easier when you fall-and less slippery.Hell you routinely show wood bathtubs-so easy enough to make it water resistant! Wood is easyto rework/redo/refinish-marble-not so much.

I like your comment on curb appeal because it made me think about South Africa where many of the elevated homes in Cape Town, Pretoria and Guerqueba don't have curb appeal. There is an attempt to keep the home anonymous from the street and you can only see the design of the house when you are down in the valley. Instead there is emphasis on a giant wall and gate but nothing about the house.

I get the feeling the main reason this house is in the millions is the marble and stone throughout. The walls and floors, the vanities and showers, all that adds up. It's definitely not for the amazing living spaces and bedrooms.

Question about the AC vents being on the floor. How can you cool a house with ceiling heights that big with AC vents on the floor instead of from the ceiling with good diffusers? Isn't that house just going to be seriously uncomfortable in the LA heat in the summers? Not to even mention the electric bills with the AC always pumping trying to cool it off.

I also am an expert at selling mansions. Here are some points you missed: 1. Why would anyone want to look at downtown LA? It's flat, spread out and covered in smog - I guess it's good to look out on and think, I'm glad I don't live down there. 2. A couple of $20 mats and a Peloton does not a gym make. 3. The pantry in the catering kitchen is small and too open. 4. The entire interior screams IKEA not mansion. 5. In 20 years, the wood paneling is going to feel like the brown and yellow stoves and refrigerators from the 60s. 6. Very uninspiring staircases. $16.5M at most.

@13:54 As a scotch whisky anorak, I've been roasting "luxury" bars for years now. From what i can see there's 4 bottles of bourbon and 1 bottle of scotch. Most whisky enthusiasts move away from bourbon over time because virgin oak casks are one-dimensional, overpowering, and boring. Also the brands here and usually elsewhere are not top shelf, not worthy of a millionaire. the knob creek, bulleit, and elijah craig here are standard mid-shelf stuff, because i doubt the ec is barrel proof. The highland park scotch (although i cant read the age statement) is actually a better brand than a mccallan or johnnie walker seen most places; which is for people like josh altman who ordered jw blue label on the rocks during an episode just to pretend to look classy because all the marketing ads told him it is. which brings us to glassware, serious whisky drinkers don't use tumblers and ice, and these bars never have tulip shaped whisky glasses, you'd have to use a wine glass. If you're into wine, this is like if they stocked the bar with carlo rossi, barefoot, and franzia. You could say oh it's just staging, but i've seen really expensive bars in hotels and cruise ships that offer the same mixing swill. and at this price point you wouldnt stage the deck with plastic lawn chairs either. -- forgot to add, lots of bars like this one are in direct sunlight, and light exposure deteriorates flavor. the bar should be in a shaded part of the home. this is squarely facing a window, and with mirrors that dont absorb light, but reflect it back at the bottles.

This tour makes me miss Mikey so much more now, because Mikey was what always grounded these glimpses into world of the ultra-rich. Mikey leant his eyes and senses to these homes and gave the tours the much-needed grounded reaction to a world so far-removed from 99.9% of the population. Without Mikey, Enes's property tours are just extended promotional advertisements for expensive properties.

- Put a round dining table with a Lazy-Susan (seats more people than a rectangular one) in the first house where the kitchen is (and also enlarge that kitchen and throw out the seating area there as you don't need it) - Then a landscaped lounge lounge in the middle house (maybe a deSede Colina or Snake sofa) - and finally in the third house where the "bar" is you add a billiards table (with extra covers to turn it into a ping-pong or additional dining table) - If pocket doors are not feasible at least the could've thought about huge folding glass doors - It's not iconic

This is one of my favorite homes Enes toured. Yes, it needs some work. Why there's so many seating rooms... I have no idea. I think that's the fault of staging. The room by the "movie theater" is obviously meant to be a gaming room. And the center room should be much more formal, with the seating area by the kitchen being more cozy. But whatever. Blame staging. It reminds of why I love the Junsei House in Seattle (although George Suyama executed the statement better)

13:14 The dual fireplace dictated that both rooms be seating areas but I guarantee they had put that bar in first and once they did the fireplace, realized it looked odd so they just threw another seating area there and forgot the original idea for that room. Classic case of trying to do things as you go vs having a set plan

A tall art piece, such as an industrial statue, would look nice in the center volume rather than the seating/table. The home has an other-worldly feel - a sort of after-life.

*The Interior Designer can fix some of the architectural flaws* Bookshelves on either side of the second seating area. Same wood as the walls, height up to the bottom of the walkway. Centre a bench on either side. Take out all the seating furniture. It gives the area a purpose, but doesn't obstruct the walk in and view. In the seating area with the bar, put in a games table, two small sofas with a coffee table, a chess set on a small table and two chairs, in the awkward triangle area by the spa entrance, put in a snuggly reading chair, a small table with a few books, add a pair of binoculars and a bird identification book, put a bird feeder on the outside. Now you have multiple purposes. Reading, games, bar, bird watching, conversation. In the kitchen, double the island width and add stools at the island for six, take out the seating area, add a big 12 seater wood table and comfy chairs.

These volumes are good for one thing, and that is to go cheap on engineering and expenses. This means you save on I beams and go low on engineering qualities. It looks like some sort of Mormon church from the outside. The other thing I don't understand is why are they going crazy on built-in appliances at all. I would never buy a property that has appliances already as I would.d have my very own installed for sure. But I know why they are doing it, it is because if they installed super-quality appliances all the tasteless designs would highlight all the flaws of the engineering and design done to this place. That is why these cheap brandless appliances are installed so they keep your imagination away from the truth. The other is how can a view be credible when it overlooks a city that has a crime rate higher if not 10x the global average? Not leaving out homelessness that sets a global record.

100% agree on the definition of 'iconic'. Totally overused word. The view out from the entrance hall to the olives is nice. The outer form is of a factory in 20th C industrial Europe.
