The most hilarious cherry on top is that it sat for this long, and they never even finished it. There's so many unfinished parts that they just gloss over (especially when you see the glimpses of the outside lmao), that I guess they just assume that anyone dumb enough to waste 80 million on this would be willing to spend a few million more on finishing the property. Hey, Arvin! Airport manager here. Helipads or Heliports have a LOT of regulations. There is an entire Advisory Circular dedicated to them from the FAA (AC 150/5390 2D) It goes through heliport design and requirements from size, weight, markings, lighting, etc. It goes much further, but I’m sure you wouldn’t want to be bored by all that. lol Fantastic job on the review! 🤙

This type of design is normal in Romaina or Austria marble everything I’m from the 2000 and find marble & the gold brass idk attractive haha I have marble floor on my floor room and I’ve always questioned why would u.s stop? The art deco what people call the style of this Missouri home Was it expensive or cheap back then in the U.S? @@tripx3033 This is just my guess, but green marble is a very bold material. So when you are choosing a color palette that includes it, it forces itself as the main color basis which ends up really limiting your options as it is also a difficult color to match. Because of that, when you see one green marble-centric design -- you've kind of seen them all. And that what I would expect led to it quickly feeling tired and dated for many people. I'd say this is also the main reason that design in general has gone away from bold, dominating colors and more to neutrals.

@@tonyug113 Look next to the heliport entrance. There was a significant sized kitchen there iirc. And while the structure is indeed large, its no office tower. So unless they were holding grand banquets for every meal eaten there, I suspect that that particular kitchen could pump out enough volume of food for the building. And its not like this is in a remote outback with no signs of civilization for hundreds of miles around it either. The place is surrounded by resorts and small communities too, even a small city less than a half hour away. Its not my version of ideal, but its not exactly in the middle of nowhere either.

From Dallas, TX, to Table Rock, MO, the driving distance is 7 hours, +/- 15 minutes. The more I hear from Mikey, the more I think Enes got rid of him because Mikey was so honest. He's not a yes-man like the current videographers seem to be. The best thing about this property is that it's on 350+ acres, so there's potential to find some good land out there. Although, if it's all on mountains/hills, that could be bad. (And it would explain why there are so few houses there.)

It's a shame Enes has now opted for his over-produced, ridiculously/comically dramatic production style. He obviously doesn't realize why his channel was so appealing and grew so large. It has lost all it's authenticity with the current crew and they seem to review the cheesiest of properties now. Obviously catering to the highest bidders. I always lol at the cinematic shots of brooding Enes staring into the distance.

I was a subscriber of Enes’ channel when he had well under 50,000 subscribers, and the properties he showed then were at least realistic and ones you could possibly get ideas for your own home. And yes, he and Mikey were such a great team that it was always enjoyable to watch every week. I unsubscribed a year ago when the properties he toured just got so ridiculous that he seemed so out of touch with what made his channel. Everything he does now comes across as soulless as it’s clear he’s shilling at this point.

I remember this Enes video and failing to wrap my head around how anyone would find this a viable "home". This clearly presented itself as a specialized property that serves the needs of no one other than the developer/original owner. My impression was that this either needed to be gutted and used as a commercial property (legal offices, medical officers, etc.) or you bulldoze it and use the land, but as you have pointed out, you can get much better land far cheaper. This was just a poor investment all-around. And Mikey: "It is not abandoned". I think that is another classic Freudian slip by Mikey, as most people are watching the video thinking, "Surely no one would live in this as a home".

@@largol33t1 The property actually was used for several months before the company went belly up. As a result, everything still looks like new. And the property is obviously not abandoned either, as they do have both security (albeit very lax security) watching the property, and there is a maintenance firm keeping the place up. Notice the spectacular lack of dust and, while not exactly clean, the windows are a far sight from being really dirty either. I imagine that they have a house-cleaning service visiting two or three times a year to keep the dust bunnies at bay. I imagine it'd take at least $5 to $10 million to renovate this place up to date, and move the front entrance from behind the place to the lower front, and then even install some sort of funicular down to the lake shore and develop some docks and even a boat house to make the place more attractive!

I enjoyed your commentary a lot but there are a few things that need correcting. I should mention that I knew Robert Plaster and visited Evergreen Palace in the '90's when he decor was quite fashionable. Clearly that look is incredibly dated now but it was epic in its day. The biggest thing you totally missed is there is a very nice lake house down at the water that is part of this property complete with docking for boats and waterskis. So everything you said about being down on the water is true but that's an entire part of the property you didn't see and didn't mention. Second, the helipad has access to the kitchen, yes, but the main walkway from the helipad actually goes to the front door at the motor court. Also, off the doorway that goes from the helipad to the kitchen are also staff bedrooms including for the pilot and for a driver. So that's not where Plaster brought guests. That door was for staff. The garage used to house a gigantic car collection. The Plaster car collection today is housed at their own museum in town. Now, as for the area, Plaster grew up in those hills. He got his start in that town, and he was incredibly philanthropic including several schools, stadiums, hospitals, and scholarships that all had his name. The house was not built with resale in mind. It's possible there were some tax haven benefits but that wasn't the driving force of it either. Plaster had a training program for entrepreneurship that he thought was missing in normal academia. It held several corporate retreat events for Evergreen and related businesses. Dated as it is now, the pictures do not do it justice. Standing inside the atrium with the lake before you is a unique and stunning experience. In the '90's it was totally epic. It would be tragic to tear that place down. It is built like a fortress and has very good bones. If I were to advise someone on what to do with it today, it would make an outstanding hotel. There are many details there that you did not show or never saw that would make it very well suited as a hotel. The marble could be tinted, the railings, fixtures, appliances, and furnishings could be replaced. It would not take all that much to bring the aesthetics forward to present day. I still enjoyed your video. Hope this added context was helpful.

It's a knockdown project. Enes is right. There's no major metropolitan are to support this. There's a big tourist trade and that's it. This lot is 300 acres and 90% is basically unbuildable. If it becomes a hotel where would you put 150 cars? Building a parking garage would be insanely expensive. . If a customer wants a pizza where is it coming from? Let's say a major university wants it as a sattelite campus for hospitality. Branson is a wonderful training spot for hospitality. Where does the staff live? Where do students live? Where do they buy food?

My immediate observation upon viewing that property was that Robert Plaster was deep into New Age/occultic symbols with the multiple glass pyramids on the roof that capture the sun, being on a water source, placement of the property, and other symbolism throughout. Finding out that he was a deeply committed 32nd degree Mason further underscores that observation. Unfortunately occultism aside, not even it's masonic influences could save what was a shortsighted and very dated vision due to following design trends. I mean we're calling it outdated now in 2024 but I have news for everyone. By the time they finished this monstrosity back in 1992, it was ALREADY dated. By 1993/94, it would have seemed impossibly so, especially for an affluent sector. Their issue lay in that the architects and design team began this project in 1989 and due to sunken cost fallacy likely knew that many of the elements were fast losing relevancy but had hopes that the vision reaching physical fruition would hopefully change that. C'mon now--- they knew it was a bad design and was dated when it was finally completed in 1992....but it was too late by then and that's why no one has ever resided in it. Even for the purposes of showing off to his other wealthy Freemason cronies, it was simply too outdated and out of style even by 1993.

There was an episode where Enes was just learning what “fluted” means, and I was taken aback by how little he seemed to know. Good job on Enes and his team on their videos for every property. They do it professionally and beautiful. So much effort was put on. Of course you can't expect full honesty since they were asked to showcase these properties. I like how he also tries to show the best part of each property and while making the viewers think what they would've put, discard and design for their future properties or on that property itself. I like this critique commentaries for the properties but I still hope people would still go watch and send love the original and creator of these videos. Cause unlike reactors, so much effort was done for the production of such. (I'm not saying reactors have no effort in making their contents, I just thought give the credit to whom it's due.)

I'm so grateful you posted! I discovered your channel a week ago and have binged all your long format content! I was desperate for my next fix, I even forced myself to watch some of your earlier stuff but hated the shorter format! But I still watched it because there was nothing else to watch! It's you Arven! It's you I have to watch! You're so charming, funny and informative! You make inspecting these mansions interesting! You're like KZbin Crack! The Algorhythym is now trying to lure me away with other property reviews but they're not the same! I need my wow factor, two people standing side by side hallways, high cielings, spacious great rooms, good flow, double island kitchens, lux but under stated, well positioned on the plot, stair ways up to the entrance, dramatic drive way, entertaining space in back yard with a pool, every room telling a different unique story, a real back yard, masculine presenting home design to feel strong and safe but with femine features in interior design to feel cosy and like a home and utilisation of back yard with different functional areas and clean lawn spaces and plants, reviews by you! If its not you, it just doesn't do it! 😂

I started off being slightly appalled by it and ended up loving it. It’s like this beautiful time capsule of the style of my youth (80s-90s) and everything looks pristine. The bedroom furniture was like artwork. This place would do well as a hotel featuring an 80s theme. It could be something!

That's what I thought too - it would be a fantastic destination vacation spot for a 1980s themed experience. Unfortunately, the property only has 11 bedrooms, not nearly enough for a hotel, and the cost to staff and maintain the property would make any stay prohibitively expensive. Not to mention, I'm not sure how you'd even get supplies up there. The cost to transport would be steep too. Also, what would you DO while you were there? It's in the middle of nowhere. You can only go on the lake so much.

Missourian here. It's an office building. Also they own the waterfront and didn't build there instead???? Tablerock is a popular destination for most of the region, but most people vacationing there are middle class. St Louis actually has some of the most generational wealth in the country, but none of it is vacationing to table rock. They'd go to Lake of the Ozarks if they had a house in the state

I've worked in commercial renovation. If I was walking this as a commercial purchase, we'd be looking for structural elements only, because we'd be stripping everything else out and starting over. I can't imagine trying to turn this into a true residence in 2024. Tear-down is right! Note that I love working on historical / significant properties and turning them into new spaces. I did some in Arvin's backyard! This ain't that. Engraved plaques for each "bed" room to identify the theme? Those are just conference rooms that someone put a bed in (even with a glass brick shower adjacent.) And those brass inlays, which as you pointed out were awe inspiring in the 1990s, are nothing but dated today. 😵💫

When had my second home it was 2 hours away, which was ideal. It was in a very rural part of California. I owned it for 10 years and that enough for me. The taxes, insurances and up-keep became more costly over time. Selling was a bitter sweet moment because I too sold at a down-turn. Well, I still have the memories.

"I'll be in the Peacock Conference Room. Oops, I mean the 'Peacock Bedroom'. Mikey was in true form in this video. "I don't want to say 'dated', but..." This is missing from Enes today. Enes is still the king of these high-end home tours, but there is a lot missing w/o Mikey. Yeah, it is a teardown (assuming it can't be remodeled into a commercial facility) and I don't even think it is worth dirt value as the cost of teardown and haul-away of the debris is going to be pricey.

As an IT guy, this looks like it'd be an absolute nightmare to retrofit to be used as an actual modern office / campus. People always massively underestimate the number of electrical outlets that are needed per room until they start moving in. Not to mention ethernet drops needed for computers, Wi-Fi access points, cameras, door access control systems, etc. Hell, even a server room to store all of the equipment. There's a reason modern offices use plaster/sheetrock walls and drop-ceilings with plenum spaces. It's dirt cheap to maintain and retrofit. This building is a modern catastrophe.

I wouldn't change a thing. I wouldn't live in it, I don't like it, but the 70s/80s/90s theme is so well preserved, it would be a great set for movies etc. It could perhaps be a great events venue.

Arvin, just to fill in your knowledge on this corner of the market: the property is on the Lake of the Ozarks. Everybody who's anybody in St. Louis or Kansas City has a vacation home there. I get that it's not visually "near" any large city, but you need to realize that there are 10s of thousands of vacation homes on that Lake (fun fact: it's shoreline is longer than California's), and so there is a robust economy for supporting them: vacation homes _is_ the economy there. This property is still ridiculous for its price and corporate-headquarters-ness, but nearness to a city is not a relevant factor here.

I’ve hated this property since Enes first posted the video. Thanks for giving us the professional take on it. This really is a cautionary tale for anyone wanting to go entirely against the grain or make something too futuristic. However much money they spent to make this monstrosity is completely lost as Arvin pointed out its worth less than it would be or the land was empty. 😂

My home is an "upside down property" - front entrance on the top floor, garage on bottom. It was designed by a fisherman who built his own fishing boats then started building homes, this was his last. He was a pragmatic perfectionist. The entire upper floor is wall to wall natural wood paneling and every panel is contiguously cut with the ones next to it. He was showing the home to a yuppie couple and the wife said the first thing they'll do is replace the wood paneling. So he said "You're not living in this house" and kicked them out. In square feet, could count as a mansion (esp counting "unfinished" spaces) but fairly conventional floor plan with BIG rooms and 1-2ft thick walls. My home theater can be full blast and you can't it at all outdoors. In fact, you can't hear much 2 rooms away. Been living here since '93 and there's something to be said about the softness and texture of wood. This home looks nice but it doesn't have the softness and warmth to call it a home, and speaking of warmth how do you even keep a place like this cozy in colder months?! Have seen many 'abandoned home' tours of this place but hey, if they want to go down in price ___A BIT___, I'd certainly consider it. Heheh

It slightly depends on the size of your helicopter whether you need proper zoning for it or not, but in most private cases, as long as you have someone FAA licensed, you can land and take off from your own patch of land, though you might want to ask your neighbours because they could file noise and safety complaints if you're really annoying with it.

I'm so glad you did this one. haha, I LOVE the ladder in the kitchen, as crazy as it seems I've thought of that. The tops of kitchen cabinets are unusable to me and I have to continuously grab a kitchen chair to put up dishes. I swear anything above 5.5 is out of reach for me! Particularly if I have to reach the back of a cabinet. In the aftermath of Beryl, I had all the fire alarms going off and not a single man with a 12 foot ladder to be found anywhere.

My favorite part of the house was the gun range. Having a gun range in my living room where I could practice anytime I wanted would be heaven for me. I was trying to find ways to justify the rest of the house.! The helopad looked really dangerous with a huge wall next to it. With all of that land who builds a helopad on the side, no lights and a big wall next to it. Have they not seen other helopads?
