Above all else, I love Mr. Kostelov's energy and passion. Seems like the kind of guy you would want as your architect, nothing overlooked. I love the design - it feels very tight to me but at least you get separate spaces in an otherwise smallish apartment, and I think having personal space is important. Plus should a kid or a disabled relative surprise you, you've got space to accommodate. Feels like a lot of stuff for a small space, but it also feels like a significant downsize from a detached house - I'm assuming city-dwellers wouldn't bat an eye.

Sally Brite He sealed the plywood with a clear varnish which would reduce the smell and affects of the formaldehyde. That said you are correct that people need to be aware of what’s in the materials used to build their living space in both structural and visual aspects. The same is true for furniture , textiles, and decor. This is a huge issue in smaller homes (tiny houses) and those that are tightly wrapped and enclosed preventing the normal air flow that older buildings and houses had. Which is why tiny houses and even normal sized houses have to have special air exchanger fans installed . The out gassing of toxic fumes will eventually dissipate over time especially when there is good air exchange between the inside and outside of the house/building/apartment. Unfortunately many people are clueless about what is in the materials in their home until they start getting sick and the doctor can’t find the source of what is causing them to be sick so they start doing research looking for answers.

Beautiful! I really like how the soft blue of the chairs' upholstery complements the pale tones of the plywood and brickwork. This plan is so smart. With prices of apartments going ever upward, a compact "transformer" apartment like this is just plain good sense. And it's attractive. There should be more places like this; stylish, comfortable and affordable.

This man (plus his father’s skills) is just brilliant! This absolutely is the most efficient use of space (vertically and horizontally) I’ve seen. Every single aspect is thoroughly thought out. I agree with him about fold up furnitures; it’s so much easier to just slide them out. He should win an award for his ingenious design and ideas.

Kirsten the variety you present to us and your style of filming/editing is both unique, contemporary and timeless. I imagine a lot of time and thought goes into making these edits appear so clean and simple. For me this is one of the best internal layout designs I have seen using 700 sq ft. The planning, design and execution is first class. 😊

This is one of the most amazing engineering that I have seen when it comes to home/apartment for space saving. I started with a bedroom make over to find creative ways to save space for as a bedroom/office space and room for my gym equipment something like this seems to fit that void for me. Adding *_casters_* to every storage cabinet and many tools (miter saw, table saw etc) in my small hobby-workshop has freed up the space in a similar fashion. Casters are cheap and easy to attach, with many different fittings to suit the piece of furniture/equipment being adapted. They are fun to use and allow creativity to flourish in a small space. Best idea in the modern era of expensive real estate, yet they've been around for decades. 4 medium sized casters attached to a suitable platform, with handle attached, can carry considerable weight. I moved a heavy concrete seat 20 meters over a tiled surface without damaging the tiles or my spine.

I'm not particularly interested in architecture or design or small spaces but wow, listening to Peter talk was amazing! His passion is infectious! It's so cool to hear people talk about stuff that they're so passionate about and know so much about. You can tell how much work went into designing every detail, from the structure to the finishes, the pieces of plywood he picked for the walls, etc.. I like to see lovely new ideas to save space and keep things neat! I think it is beautifully done! My father in-law was a carpenter, he panneled our walls, made 2 clothes closets and a kitchen cabinet, in our apartment in Brooklyn, but nothing elaborate, or as utilitarian as this! He did do beautiful custom crpentry for paying customers!

There are 2 types of people who does this sort of thing, the ones that do it for others approval and those who are passionate about it. You can easily tell which one Mr Kostelov here is. You just cannot fake passion like this. He is the type who does stuff for himself, because it makes him happy and doesn't care what others think. That is something to aspire to.

The required space/ventilation for modern refrigerators has nothing to do with the sides of the refrigerator and everything to do with the back, top, and in front of the kick plate... it being no clearance on the sides is of zero concern.

+ Hunter of the North Rick is correct. Energy is transferred from the inside of the fridge and outside to the back. The air on the backside is heated up and goes upwards and then cold air is transferred from the bottom to compensate for the heated air which flows to the top. 1 inch on each sides? That's a total of over 5 cm! Most likely you have misread the manual. I just read through the entire manuel of a new modern refrigerator from LG and nothing is mentioned about the sides, only the back.

just googled it and it came up with this... For your free-standing refrigerator, you must leave a minimum distance of 50mm (1.9685 inches) of space free around the sides and at the back of the unit, and then at least 25mm (0.984252 inches) space at the top.Jul 20, 2018 Some say you don't need to leave space on the sides... but others do recommend to leave space on the sides. Maybe the fridge he has doesn't need as much on the sides

Thank you for sharing your ideas and explaining your thought process in creating this wonderful home! Your innovative use of space and clean designs, along with your color choices have made this space very cozy and inviting. The color of the plywood warmed and softened the space in a way, that for an example, laminated surfaces could not, and is harmonious with the exposed brick walls. I loved the exposed screw heads and different shapes of the cut plywood. I liked that you were able to gather the comfortable blue upholstered chairs from other areas of the home, for the dining room, in just seconds!!!

I think given that they are both work at home artists they have kept things plain on purpose be cause art as decor can compete with art as work and make it hard to see your project. Plus I think its evident they wanted to highlight the woodworking and the joinery, brackets, etc as art in itself. It may not be everyone's cup of tea but it is really beautiful on its own! As for me I would rather have everything whitewashed or pickled so its not so warm and woodsy but I do love the wood and brick...I would want something that is not overly shiny or hard to keep nice since its always moving. And maybe a sharp contrast color for the table. The floorplan here is brilliant! All that attention to detail to get the layers right is simultaneously simple and complicated. So well done!

Brick and wood is nice, but they're all in the same colour range. If I lived there, I would probably end up adding some wallpaper, or just coloured cloths.

Or a single large scale art piece on the wall or paint out one thing in a ridiculous high gloss bright color. A table, door, or back wall of a shelf.

Richmond, Virginia population 1.2 million in greater area. These mods don't happen until people are stacked on top of each other, like bees in a hive. Then rents get crazy and people get crazy. I've traveled extensively, Tokyo, New York, L.A., Rome, Europe, Manila and though I didn't go to every apartment, I can tell you these mods only started to show up more often in the last decade. Twenty years ago Murphy beds were uncommon, now they are common.

The never thought would be exposed brick bond & bricked in window openings just adds to the provenance of the supporting structure. @Ed It is easy enough to add on 4 seating pads to benches, and they'd still slide under the table.
