gave up trying to seal my car against rainwater ingress from the rear door. I simply removed the rubber bungs from the spare wheel well to let the water drain out. Works fine for me.

Top tip…. Offer the strip up and make sure the clips in the chrome trim line up before pushing on. Also the clips are going into the slots! Sounds obvious but was still leaking until I got the alignment good. The clips in the chrome trim have a habit of moving in their tracks.

fighting a similar issue, 2005. water is dripping from the anchor that holds the parcel shelf, near the top of the rear door. that above most of your culprits, but the break light is a good candidate!

Also check the boot rubber seal as they breech down the sides and bottom

I had a leak in my 05 Cooper....rear tailgate door was fine. In my case, water was finding it's way in via a little hole above the gas struts that push up the tailgate. Water would run down from the roof and the gutter, some of it finding the hole, running inside the rear pillar and appearing slowly at the edge of the boot. After a few mins, water would pool and puddle. All I did was put a little clear silicon, blocking the hole. Just for good measure, i put a thin bead around the rubber seal, not under it, but on its edge, where it comes into contact with the paintwork. Pressure hosed it, drenched it, driven in heavy rain and after 2 weeks the boot is dry!

thank you for uploading this! ended up taking all of the interior trim out, getting in the boot and having someone hose it down so I could spot leaks, it ended up being a combination of this trim and the boot latch handle, have siliconed it up and have a handle gasket on the way so fingers crossed!

I've been having this problem with my Mini for the last few months and out of desperation I turned to youtube. Wish I had done it sooner. Interesting to discover that it's a common problem, which actually makes me feel a little better lol. In my case, the water is getting into the door itself, with the result that when you open it, the water comes pouring out of the top of the door onto the rear seats and into the boot. Interestingly, the boot tends to be dry and only gets wet when I open the door. This video certainly points me in the right direction and hopefully I'll be able to resolve it. Thanks Fred ;o)

Welcome. If you have the Mini with the 3rd Brake light outside the glass and on the top of the hatch then the seal would have failed as shown in part one and there is why you get water when opening the hatch. Good luck

Got a bit of rain the past couple days here in Phoenix, and had a boot lid full of water. Haven't checked the battery yet, but will not be surprised at all to find it underwater. Thanks for the video, the big book doesn't include tips on getting things apart without breaking fasteners....

Yeah, it's crazy. Got a fresh tube of clear silicone RTV and did the 3rd brake light, the chrome trim at the bottom of the glass, and along the top side of the boot handle. Thankfully the spoiler on the S is a bit easier to work around, and I didn't need to loosen it to get the brake light out. I was expecting *some* dust beneath the window trim, but not as much as I found. Wow. That's Arizona, though. I've found dust in freshly opened cans of soup. :D Most of the time spent on this job was cleaning dust....

when I worked in a body shop, to find a leak we had some one climb into the trunk with a flash light ( electric torch) then the we would hose down the trunk or rear window and possibly the wheel wells looking for a leaky seam. thank you for the info. pouring here in California!.

Might be worth changing those clips ? They are 5£ on eBay ! Good luck ! I have the same issue but pretty sure it’s the boot handle gasket 🤷‍♂️

I’m having exactly the same problem with my 2006 mini cooper. I followed your last video regarding the brake light. I’m in the process of seeing if thats cured it. If not i’ll be looking at this or the wiper motor.

Also check the boot handle as there are some very big square holes into the hatch lid.

Hi, I’ve had a similar issue with my r53 mini except the water was building up around the battery instead! I noticed with my car that there was also a build up of water on the top of the rear bumper bar (you can see it from inside the car with the trim removed) maybe worth checking and drying? I will definitely be cleaning the lower window trim seal and begging that this fixes it as I’m starting to get fed up of drying the car out everytime it rains (a lot in the uk) These videos have been super useful!!

Yes the puddling on the bumper seems to effect all models. Ours have remained dry since the this lower window strip was sealed.

I have an R56 mini with the same problem. Having traced it back water seems to be coming in under the rear quarter window and running down the inside of the panel into the boot.

Yes thats it. 3rd brake light is the place to start. Then the chrome strip on the bottom of the rear window.

In this case its the chrome strip on the nearside rear quarter above the wheel arch not the rear window.

Mostly. The window strip was letting a LOT of water in. Ive still got a very slight drip from the boot seal in heavy rain.

I Ben fix a leak a old ford ranger I thaut it the seam sealer on the drip ralls as thay were crack on roof line redid that n still wet floor in the front so I pull the crowl n redid the seller at botum of the a pillars n still weta floor Then I changed the seal on the cargo lite LOL no wet floors I have a that friend restores old cars for a living He yous badypowder in the out side of widows n body panels n a blow tip on a air hose in side the car to find most leaks If he has a leak like you have He use urethane in a cauking gun on the in side of thaus clips It whut we put windshields in the new cars I think you call a windscreen never use regular silicon the SMELL like vinegar it rust metal or corrode copper 3m make one for cars it the one to use on electronic to like seal antenna that you have to repair becus you put way to much power in them n fried the cap lol Good video I like the diy one as much as radio one

I have reduced the water getting in by about 95%. There is still a drip. It looks like the top widow gutter seal has the same problem with the clips leaking. Iam going to remove that and silicone it.

I have to say I have not been impressed with any of the waterproofing on that car. I know it is made by BMW, but I think it must have been designed by BL.

You'd never have found water in the boot of a BL Mini like that Bob, the boot floor wouldn't have stayed solid long enough for that to happen...
