Not many houses in Canada are being sold for under $500000. If your retirement plan is to sell a property that you invested in the government is going to tax you. This is happening to my friend who's retired and it's going to happen to my friend who's a teacher. These aren't rich people

Could someone explain to me, if in 10 years I will sell my house (and I am 64 now), I will be obliged to pay 66% capital gain on home, which was bought in 2000. How I will live and pay my rent or nursing home? This is insane!

@@KyprosEc Then why is that elderly lady who is "Giving/Selling" parcels of her land (As mentioned by PP) to her children to build houses.... WHY SHOULD SHE Pay it? MOST houses are worth more than $250K some are into the MILLIONS, so they would be DEEMED Capital Gains Tax accepted according CRA and Freeland. So the price of the house when "Sold" minus the amount it was "Bought" for. That is Capital Gains. IF you don't buy or build another house (Principle Residence). Back when The Capital Gains tax was introduced (Around 1972) houses were worth far less than they are worth now. It is of my own opinion that the Capital Gains Tax is ANTIQUATED! It is over 50 years old and SHOULD be raised to $1.5-2 Million/Year, instead of $250K/Year. It is my understanding that he bought the house in 2000. His Mortgage will be paid for in either 1 year or 6 years depending on his Amortization. So YES he will be paying Capital Gains when he sells it. He needs to sell his house SOONER rather than later! Then buy or build a new house (With the bare minimum of Down Payment) and live within it for at LEAST 1 Year to NOT pay the Capital Gains Tax when he retires. That is how I understand the NEW and IMPROVED Capital Gains Tax. Any remaining money from his (OG) House sale should go into a TFSA (Tax Free Savings Account) Taxes will have to be paid at the end of the year when he needs the cash, but FAR less than the Capital Gains Tax. I Am prolly wrong, but it was from my ♥ ♥

Just a Statement! You are HELPING NO ONE! Primary Residences are EXCEMPT from Capital Gains Tax, UNLESS they DO NOT buy another Primary Residence. Then they can be charged with this NEW Tax. How many houses are NOW worth $250K+? The Simple and easy way to avoid this Capital Gains Tax when you are considering to retire as a home owner? It Is to sell your house, buy another(Bare Minimum Down Payment) House and put everything you have left over from the Original selling Price of the house into a TFSA (Tax Free Savings Account). Instead of a 66% Tax rate, you will pay 4-6% Tax Rate for money being released by the bank of your choice when you need it.
