Doors being sealed IS part of the national construction code section J (energy efficiency). Ironically, this does not apply to class 10 sheds, but would apply to class 1 houses. If the shed is full of windows the certifier is supposed to say "this will probably be airconditioned so section J applies". Also section C (fire resistance) often requires sealing of doors and windows and applies to sheds if they're not spaced far enough away from a class 1 house. Either way, if you got the certifier to treat it as a shed and then sold it as a house, that's straight up fraud.

I went into dispute with the builder who slapped our shithole together. I had *four* A4 pages of faults I was complaining about but the builder denied them and said all was ok. I hire a registered/licenced Building Inspector and he *added* items to my list and they all got rectified though some were pretty dodgy and I had to reinforce the step faults. Putting 15mm nails into a 12mm thick strip of wood on the front edge of the steps to make the steps compliant was bloody dangerous. House is now 24 years old and there's broken crap everywhere. Building industry is an effing joke and so is the regulatory authority.

Zahir is pointing out massive issues with in the building industry, the fact those houses are classed as sheds should be an instant red flag and those inspectors would have know or they never turned up and just signed it off and this isn't a little clerical error. The other thing is could the council force the owners of said property's to move out or take legal action against them when they try to sell the property.

I used to work for a major insurance company and the amount of claims we used to get for defects and houses/units not built to code was ridiculous. Meant to get 7 years warranty on new builds yet most of the companies just go under and the buyer just has no avenue to really get it sorted.

Houses put up in 2010 - 2020 are all already falling apart. Fresh road laid gets immediate potholes much faster than it used to in the 90s and 80s. Concrete paths are a mess. But that's everything now. Even shit like Patio Furniture or Indoor Furniture doesn't last a fraction of the time it used to. It's kinda ironic with the recent discovery of what made Roman concrete last thousands of years that our concrete has gone from lasting 5 - 6 decades before serious faults show to lasting maybe 1 decade now before coming to pieces. Progress, western man.

If it's brand spanking new, there's often gonna be honest, minor touchups that got missed. But nothing serious. If it's a year or two + lived-in, anything but direct damage, substantial excessive wear or extreme maintenance negligence really shouldn't be issues.

Rubbish! A friend of the family is a now retired builder. He said he would never buy a house built this century. Why? Principally, the lack of skill, and lack of care, of modern tradies. He told me, and it is either true or false, that apprentice carpenters, if they fail a test, can sit exactly that same test, again and again and again. It is much harder to fail to pass. Do you think the carpenter, or builder, that has failed many tests, exactly the same test (!), is any good, or gives a toss??

@@andrewwright6898 The problem isn't the tradies (well it is... but) the governments of the '80s and '90s practically Australia-wide demolished all their building & public work commissions and even the private industry oversight. You now have building managers and architects doing substitutions and redesigns with no engineering oversight on works, and that part is LEGAL. These issues, unless you actually know what you're looking for, don't immediately present themselves. They'll look fine and be fine, until wear starts to show prematurely 2-3+ years later, where lo and behold pretty much all the automatic liability stuff goes away.

You used to have had to do an apprenticeship to become a carpenter. Then after a number of years and more study , become a builder. then do your clerk of works(3 nights a week for three years)to become a building inspector. These days anyone can just jump straight to being an inspector. No experience in the industry necessary. I've had 23 yr old kids come out to inspect jobs. Pay the money and get a ticket these days. So many tradies these days, including builders, have never done an apprenticeship nor even been through TAFE . Being a Qualified building inspector means nothing these days. Got out of the Sydney game a few years back because of the shit show it has become. I started in the building game in 1986.

I’m a surveyor in Sydney who does a fair few strata plans which essentially involves measuring the area of apartments/townhouses basically as soon as the gyprock is in place. Some of the builds I’ve seen are appalling. Every crack/hole just filled and painted over. Entire apartment building floors painted in a day (8+ units/2 painters), kitchens installed with benches that aren’t flat. I’d strongly advise anyone looking at buying anything built in the last 20 years to really do their due diligence or avoid entirely

I've heard of plenty of builders literally saying "She'll be right, it's only gotta stay up for 7 years and I keep me licence." I personally feel like the "warranty" on a $2 million house should last longer than 7 years, so why does the builder keep his licence if it falls down 2 months after 7 years? I worked installing insulation for a while and the stuff you see builders do to make it work is astonishing, this isn't even a new trend. Houses from the 70s and 80s even have thigs that just shouldn't be done. Studs that were a little short held in with chips of wood so you can see the giant gap at the top, why cause the apprentice cut it too short and you didn't want to eat that cost?

I'm getting a house built at the moment. All the wiring in the roof is just cable tied to the frame.... STEEL FRAME! Does this need to be in conduit? I'm worried the insulation around the wiring will fail somewhere and my whole house will become live!

@@Android811yeah that doesn't sound ideal. The conduit makes it possible to replace the cables if needed and you have no way of doing that with that set up. Was this a professional job or owner builder?

I’m an American in Ohio and I felt this. I bought a house from a flipper and had problems from day 1, thanks in part to the home inspector doing a poor job and not calling out obvious problems, specifically wood rot in the roof with later collapsed.

Yeah, I don't think many were buying that crap that Howard Ryan was dribbling. We all know the types that are painting Zeher @siteinspections as a bad guy, and most of them have something to lose as a result of the work he's doing. I feel like Aussies don't like tradies cause despite the logical idea that "not all of them are bad", we've all met awful tradies. Frequently. An occupation that regularly attracts the most incompetent high schoolers, who manage to meet the bare minimum in physical prowess and knowledge, and then get paid at least 3 times as much as they should, and *somehow* attract beautiful women, despite the fact they can't even brush their hair or put on a clean shirt? There's GOTTA be good tradies though, literally by the numbers.

My landlord was billed over $300 for a 'late call out' at 5:35pm to fix a broken toilet. Some tradies just take advantage it was literally 10 minutes and no parts needed replacing.

I worked on an apartment project a decade ago , where the builders didn't adhere to the standard wait times for the green concrete on levels to go off to hardness factor safe to start building the next levels on, then one day a heap of Trade Assistants were rushed downstairs into the below ground car park with gas props to hold up the concrete roof as it was starting to collapse,, I did have a few photos sent to me by them , of up to 2 metre square sections of concrete slab tearing from the roof around pillars like weird mushrooms. when we asked what the analysis and extent of the damage was by the engineers ( there was two new levels build on the green concrete and that caused it to buckle and sag ) we were told it was repaired. I can't see how that much damage could be repaired, but the next day they were throwing more steel down, and pumping more concrete in top to finish the 3 story,. I left that project because of the safety standard there, but I really should have called Worksafe in. I feel sorry for the people that now own and live in apartments there. I garuantee if inspectors went in there they would deem it a hazard to life to live in. Nothing ever reached the news, I never saw or heard a whisper of it, so I think it was all hushed up.

This was me. Building company screwed me on a new build. Didn’t even build to the plan. Flipped the entire plan over without telling me, the bank or the insurer and explained it was okay because it wasn’t explicitly stated in the plan which side the rooms would be on. This was on top of a myriad of other issues with the house. Uneven second story. Cupboards without shelving installed. Handrail on stairs not attached. Flashings. I don’t know why I’m listing things because I actually can’t remember everything. All of the building waste of left in the backyard and we had to remove it ourselves. But none of it got fixed. I kept asking and asking. Covid happened. They never came back.
