I was in the process of buying a home there at The Lakes, Season 2. Nice corner lot that I had to pay extra for. I received approval from Richmond to have a third party perform a pre-drywall inspection. I could not believe the amount of issues the inspector found. When my realtor and I presented the document to Richmond's superintendent and the sales associate all they said was that they would only address issues found by the city inspector. That was red flag No. 1 for me. I live out of state and flew down there in October of 2022 for no related matters but since I was there I wanted to do my oywalm through so I drove out there on a Saturday. I could not believe how sloppy the build process was. I'm talking 1 to 1.5 in gaps in cross beams, windows installed crooked, nails upon nails coming through the roof plywood that were supposed to be going into the rafters, beer cans lying around, holes in the roof where dryer vent went through and I'm talking about after it had been sealed, numerous support beams warped. I set a meeting up with the superintendent for the next weekend and he asked like it was just the house settling and that the other issues were basically norma. That was red flag No. 2 for me. About a month later after none of my concerns were fixed they drywall was installed. My realtor went by the house and told me that there were water stains in the ceiling there had been heavy rains earlier that week. I'm talking water leaks in a brand new ceiling and roof. Red flag No. 3 for me. My initial walkthrough was scheduled for a Friday in Dec 2022. I never heard anything from Richmond that week confirming this. I reach out to them on Thursday and they tell me that my walkthrough and closing date needed to be moved to January. That was it for me. I got with my realtor, he generated a request to cancel contract, I signed it, he submitted it to Richmond Homes and they agreed to terminate. This company only cares about the sale that's it. They don't care about the quality and they certainly don't care about you. I feel bad for these people.

Also on any building inspections you can request to be thier when they do this that would be my advice and take pictures and get a copy of all paperwork imeadietly 6:34 6:34

File a complaint with the Arizona Registrar of Contractors on the builder and every sub-contractor that did shoddy work. Personal experience here. Contractors do not want complaints being filed with the AZ ROC. They can lose their contractor’s license, and that can put them out of business. They tend to fix things if the ROC gets involved. You can file online.

Honestly, I've been seeing this happening with most builders in the Phoenix Metro area alone And you know what the problem is. Is most of these builders actually hire the same exact contractors so you could go to KB or DR, but they're going to be using the same contractors that Richmond uses or lennar uses so that's where the problem lies. Is that all these builders are using the same exact contractors I can't tell you how many tradesmen have been in my KB home over the years fixing and fixing and fixing things and they told me that they don't just do work for KB they do work for Richmond lennar Dr

This sounds like a class action lawsuit against Richmond Homes and the city of Maricopa. If I lived there, I’d be stacking my Pennie’s for a class action lawyer team. It seems like that company and the city don’t care because nothing is happening to them. No one is being held accountable, no one is being fired, no one is being sued, no letters to the Governor, the city councils, i’d contact the better business bureau, have my lawyer working on lobbying and AD campaigns for accountability and compensation. I be damned if I paid half a million dollars for a new build home that is failing inspections left and right and no one is doing anything about it. This would be national news. These property development companies need stricter oversight when it comes to this. This is fraud and theft. Blatantly.

As a CPA, over the past 20 years, I've observed that government agencies, whether local, state or federal, are increasingly lacking in qualified personnel. We submit the results of our work as CPA's and it's not uncommon for regulatory agency personnel to not be able to understand how to read what we've submitted. I've seen reports that we've issued to government agencies with clearly stated problems and they've gone unnoticed for years. Same with the general economy. Finding competent, hardworking people has been increasingly more difficult, especially with "technical" jobs. Unfortunate, but it's been a trend. Might be a good idea if you're dropping $500,000 to have your own inspection performed prior to taking possession.

Never buy an off-the-plan house or condo. You risk having the sort of issues shown in this report or worse. I would only buy property from a previous owner that has been occupied for several years with its "bearings taken to test". Of course, a through inspection would also be needed on old homes before an offer is made. Follow this simple rule and you save yourself a lot of grief.

I rented a new build in Az. As well, and it was a lot going on!! Noise in walls appeared something was in attic etc beautiful home, the builders appeared to have been on to the next new build, absolutely inexcusable someone should be prosecuted!!

@Miranda3730 what do you mean, what am i talking about? My comment was pretty simple. Max Hall built homes that failed code and had fast food bags inside the walls ect. They got sued because their homes were complete crap. Because of the lawsuit and bad reputation, they changed their name. Not a real difficult concept to understand. I'm not sure I can break it down more barney style for you.

This is an old story, the builder refused to pay for advertising. Mice is easy to deal with, all of these problems are easily solved. Why are they rehashing this very old story?
