A lot of people forget that so many people have lost their entire wealth, while some others have been forced to sell their personal asset to recover their loss but in the case of Prof. Gerald Anderson, it's a win or win situation. I have a few rental properties as well. I don’t think you overdid it. The money you spent on some of the extras may not bring larger rents but they will bring you better quality renters. Think of them as the cost of getting a larger renter pool and acquiring a quality tenant. Hoping you do more content like this!

It's not 40k investment. And he also ran instagram pages while he worked at the station. People pay good money (20$ for an ad which is easily made). He had a period of making $2000+ from let alone pages.

Everything you think you “overdid”, from my perspective it was the right choice. Even if you decide to live there later you would be happy with the material you put in. My father always told me, provide your tenants the commodities that you would be happy using it for yourself. That may be different then a business perspective but you should definitely care for the quality of living of your tenants.

I think you did a great job. Personally I disagree on some of the profit hungry ways some rental property guys like to do stuff. I feel although some of the stuff isn’t necessary, it’s always nice for the person renting to have a nicer home. In the long run it could mean that the person renting is just happier so they stay longer too and also just make you a good landlord. You did an amazing job.

I respect this kid SOOO much. I was in Costco the other day and over heard this guy on the phone talking about his renters and referring to them as "cheap bastards". There are people (some certain youtubers who I won't name) who have RENTERS.... not People and families living in their properties, paying their mortgage for them plus a little profit,.... they're not people, they're JUST renters. Renters who trash the place. Biaheza was really taking into consideration how HE, himself would feel living in a home like that. He was going to school to be a nurse. This kid cares about people. More than other people care about people. Last time a checked, the most customer centric/ actually cared about people - CEO there was, despite being laughed at and scolded by EVERYONE in his industry in the beginning, went by the name of Jeff Bezos.

Yeah I love that thought. A good way to start would be going into bitcoin because it does not need as much to start the way real estate and rental property are. lowest at $500 you can start to earn weekly passive returns. I have a cousin your age that's what he does and he is up 93grand now in just 3months

My suggestions for your next house. Instead of cement in the backyard put a wooden deck. The kitchen area needs big windows and a simple hole on the roof (skylight) would make a big impression. I'm impressed with all you do.

You did not “overdo”” the renovation . The costs for the renovation for the quality of renovation in your area is very reasonable . Also you may not get higher rents , you are saving yourself work to do in the future versus having work to do while tenants are living there and draining your time and cost more money to do. Also , you own the house so the work you put in drives up the value of your property which has cash out refinance benefits and overall future for sell value. Great renovation , can’t wait to see the next one .

If you are trying at all then you are on the right part. My cousin your age mate is up 93grand in just 3months he did it by following the advice which is invest In bitcoin for now it gives weekly returns and doesn't need a large amount like real estate to start. Low as $500 you can start up. that's how my cousin has been doing and he plans to go Into real estate soon

You know what? You did an amazing job. I'd say you did flip the house BUT as a renter..this would be the type of property I'd want to live in. Clean, fresh and new. Great job! Whether you decide to sell/rent, win/win.

A lot of those updates you did on the kitchen and bathrooms was extremely cheap compared to what it would cost in my market. Nice remodel and now you’ve got a great rental!

Love to see quality over profit. You'll see many many years of profit from renting this property since it's super nice, plus the quality of the materials used to update it. Screw what Kevin said, he only cares about quick easy money.
