Thanks for sharing this! We bought one from the same developer over in Subic and currently being built. We got the 2nd to the most biggest lot available in their community last year and our unit is almost half way done. A little more expansion for us since the spaces are really tight for a family of 6 + grandparents to live with, but to your friend I think he made a good buy! You get older and you are totally fine with a space that is decent and livable, we don’t need all those fancy space anymore to impress people (which what you usually want when you are younger). He seems really happy being there! Me and my American husband are so excited to move back home and leave the states as a thing of our past!

Grim looking. No parking, doubtless endless noise from barking dogs and scooters. Cheap single pane glazing. Buying at first fix means you need to spend a lot more to make it habitable. You get what you pay for I guess. My advice is build your own.

Yea true but to each their own.. when you are getting older you realize that not a lot of these things stated is what you really want in life.. we currently own an 8,000sqft home here in the states and we would be fine with a 3,000 sqft tbh.. you want something much easier to maintain, even just a spot to park your car, decent size rooms. Barking dogs is part of the Filipino lifestyle and scooters.. so embrace it as your new culture or just don’t.

a nice place to settle, if that's what you want to do. a ground level place would be better for many older expats due to the old man syndrome. buying means no moving to other places, but it does give you that advantage of always being able to go back to your home when you get tired of traveling.

Nicely done, when these places started 12 plus years ago, the one up the road 1 bedroom one bath started 850 thousand pesos..they we’re town house style, he bought both units together, and extended everything..now over time and viruses prices have gone up..but a good job doing this now so people have another option for retirement here.. I your are able you can get a unit and use a management system to rent out the unit while you are waiting to move here,,helps get some money back,and then after a few years, you remodel and make it your own, plus being money ahead..😊

If someone likes the idea of living in a subdivision like this they could look for 2 adjacent units to have more space. I've seen some developments that sell units with mostly unfinished interiors so you can add walls etc however you want. Some of these developments are on the outskirts of town and aren't close to anything. I have a friend who lives in a Porac development. The house is nice but he says there isn't anything around the development except a provincial highway and a school.

yes so true 👍 i was wondering that same thing while touring if someone could purchase the double units and modify the interior to suit 🤔 im sure it could be negotiated 👍 these units are close to malls an airport Clark everything and entertainment but the road system traffic especially when the development is full could be aggravating 🤔

Do not invest here (other than a condo in YOUR name) until they allow permanent residents to own their own property. Relying on a citizen (be it wife g/f) or whatever is a recipe for disaster.

Good video….interesting. Looks like a decent development. My Filipina wife and I might have an interest (could pay cash). The only negatives I see are all 3 bedrooms upstairs (which will present problems for some seniors) and no bathroom upstairs. Tiny bedrooms….the two small bedrooms leave no room for reasonable storage of clothing & misc. It just seems to me that designing & building 700 units in this development is a mistake (🤔….well, too late now). Instead - having 400 units like these and then perhaps 200 units with larger sq. meter space & one bedroom downstairs, and also a bathroom upstairs would have given prospective buyers who can afford a larger unit (and willing to pay a higher price, of course) a choice. Good job though on showing the development. One suggestion guys - have your wife or any native speaking Filipino teach you proper pronunciation. You guys butchered “Mabalacat” and “Borocay” - sounds terrible. I know, I know, not a big deal - but it’s just the effort you put into it that Filipinos appreciate. Well done.

You need to understand they overbuild, too many units sell on payents. With lots of repos of units. Then many issues down the line. Really not safe for Expats unless you never cause any issues. Just to many units on top of each other.

No, an Expat cannot own land in the Philippines. You can own a house as part of a Corporation, but only own a 40% share. The land needs to be in a wife's name or another Citizen of the Philippines. There are some workarounds, but most are very questionable at best.

@@chubsDubC whoa, that's not bad at all. I live in the States now and am thinking of doing the same thing and retiring early. Good for you guys for getting an early jump on your retirement. Your U.S. retirement (when you become age eligible for it) will go a long way in the Philippines - you can even live like a 'king' just on your monthly retirement. And I'm sure you've experienced already that it only takes US$2 to $3 to keep your belly full each meal.

But that is not a complete price. Many upgrades need to be done. AC, hot water, lighting, kitchens very basic with nothing reallyvin them. The complete price can be much more.

Those are tiny little cookie-cutter homes. Very similar to places in Mexico as well. It's a little too tight for my liking, but it's very cozy looking.

Fiesta cheaply built homes..avoid them. Everyone builds sari-sari stores or stupid extensions to the front. Super noisy and maintenance of utilities and public pool is lacking. Take a look at video..where are you suppose to park your car. Houses are closed together...breeze. Hotter than heck even for Filipinos.
