If the govt keep allowing tenants to not pay rent, this will further reduce the number of supply on the market, rents will rebound and will become more unaffordable to Canadians. The govt should wake up.
What a joke. Gov here has no money and everything built by gov is delayed and overbudget many times.

I believe there's a pricing concern here. Upon reviewing the recent condo sales advertisement, it appears that the builder is requesting over $1700 per square foot for units closing in 2030 in Toronto's downtown area. This seems unreasonable, especially for investors considering condo assignments. Consequently, only 50% of the units have been sold, likely due to the builder's excessive pricing strategy. I'm confident that if they were to reduce the price to $1000 per square foot, they could achieve full sales within a day.

it depends on their desirable profit margin, as well as the duration of the project(s). The longer it is, the higher will be the cost.
Rentals in downtown Toronto are the most affected due to the WFH trend. Commercial rentals there are much worse.

I agree. The only solution is to governments build affordable housing for low income household. However, they not only build less; but also they only build rental housing. So they dont expect people own their own houses. My opinion is that the price of house will be huge up after 5 years as the sales of pre-construction are very low as this moment. Let see how the immigrations rule changes in the near future. I dont think Canada can afford slowing down so much in our immigration

ROE is still quite reasonable in Toronto and Vancouver. Investment in property at all times is a risky behavior.
The prime rate jumps from 2.5% to 7.2% in less than 4 years. With the 'still considering high' inflation rate, it is questionable that the rate will drop. Needless to say the rate for mortgages...

一早睇到,其中一個 tell tale sign,就係 KZbin 好多 agents 推銷「現樓」同「近落成樓花」,反映明顯消化不良,早年零息時炒家瘋踴入市,而家高息,ROE 完全唔對路。
Real estate prices are expected to go up again when the interest rate is lowered in the second half or end of the year. Low income groups will be priced out of BC and Toronto and have to move to other provinces with lower standard of living. The new immigrants to Canada are majority the low income groups or refugees, unlike the investment immigrants who came to canada in the 80s and 90s. You think the real estate prices are high now? It will be higher and higher!!! The shortage of rental properties in the market is due to the strict rules and regulations on home owners. Simply home owners have no way to evacuate the tenants even when the tenants are not paying their rents. There is absolutely no protection on the home owners!
Vancouver has empty home tax, BC has speculation and vacancy tax, Federal has underused housing tax. How you can keep your condo for living a while when you want but not rent it out?
very easy question: the govt printed so much money, where does it go? Of course they went to all the assets pricing. The govt will never be able to retrieve the money they printed. So this is the reason why housing price all over the world continues to go up in the last 50 years. The trend wont reverse as all the govt are inefficient and running budget deficits, the only way to solve: print money. The money may not go into your hands, but its in the hands that are financial well to borrow from the banks.
Downtown real estate often sold at a hugh premium compared with those in the suburb when the housing market is robust. So when the market reverse course, they got hit hardest.

One of the reason is supply. If you look at how many new condos has been pushed out of the market, Toronto downtown is a lot more than Markham and Richmond Hill.

The rental information is not true, not as expensive as he mentioned. It's very stable and is in the up trend, same as the selling price of house and condomium. If you are not living in Canada, don't try to be the expert in real estate market!

It is perfectly fine if you have different view points and disagree with my analysis. Yet, I have to defend the validity of my data. All the information presented in the video regarding rentals and house prices are from rentals.ca and Canada Real Estate Board (CREB). They regularly publish data on rents and house prices which have been widely used in mainstream medias as well as in research conducted by major banks and Bank of Canada. If you insist their numbers are not true, I am more than happy if you can provide alternative data sources that prove rentals.ca and CREB are wrong. That said, these numbers represent the average at the national/province/city level which could be very different from your perception because house prices can vary significantly within a city.
Refugee families have housing allowances by governments. My friend's company do rental business, who told me in the last 4 years even during covid lockdown. Some refugee families look for 2000sqft+ houses (not townhouse) in Burnaby & Surrey & White Rock which avg 500sqft per head, most of them immediately confirm to rent it after viewing. Those housing support assoicates came with them who also showed documents that the city or provincial government provides 2-year rental guaranteed. How come our taxs sponsor refugees can living in houses but many Canadian are living in a small place where 300~400sqft per head?
