Looks nice. I have a 2 bedroom unit, attached to my house. Completely separate entrances. Completely separate living spaces. I rent it out on Airbnb. Right now, my neighbor's father is staying in the unit!

Thank you! It was Hard work and I could put that thing together in my sleep after that project as I had to take it down and put it together so many times. But well worth it. I actually sourced the staircase second hand which was amazing as these usually cost a lot of money brand new.

Always check with local planning before you start anything like this and seek a professionals advice. Other things would be to make sure you can get at least the minimum room size as stated by your local council and as much natural light/ventilation as possible. If its a separate garage plenty of insulation. Also look at getting a separate fuse board for the area and put in a little digital meter which gives you an indication of the electric its using in case you want to separate it from your main bill. I would always recommend getting at least 3 quotes in for something like this. With regards to planning speak to your local planning office about it but they usually need an application filled out and a drawing to go alongside the application. Then building regulations also.

I am looking at buying a new house with an external garage to convert into an annexe for my mum to live in. The developer has agreed to convert the garage into a room with proper insulation. Would I still need to get planning permission and building regs to turn it into a liveable space with a kitchen area and bathroom?

I find the local planning departments are usually pretty helpful and something like that you would need to ask them directly as it differs between councils. I would say if you are making it self contained and its not linked to the property at all then usually planning would be required as far as I know. I would also always use building regulations.

Thanks for your comment, Not hard at all the soil pipe ran under it so I was easily able to tap into that. Then it was just a matter of getting the cold and hot water feed to it. The worst bit was core drilling out through the wall to install the extractor fan. In the kitchen I installed a washer dryer for the laundry.

How much a project like that cost please?

It obviously depends on a few factors, your location, how much work you can do yourself and finish you are going for to name a few. But the way things and prices are now you would have to be expecting to pay around the £50-55k. But if you look at the return on investment on that sum, if you are looking at renting it or just the value it would add on the property its still amazing.
