GET ACCURATE MARKET DATA USING BRICKZ REPORT

In property investment, it is all about making informed decisions. In order to do that, we will need to conduct research and to me, it's divided into 3 different parts:
The first would be the project research. This is the comfortable stage where we visit fancy sales galleries and show units. Followed by the 2nd stage, which is to check out the site. Here we need to pay attention to the existing components on site such as shoplots, commercial centers, entrance, tranffic condition, pylons or STPs, and etc.
The last part then would be market data research. And here I will showing the main tool I used all these while, which is Brickz Report by PropertyGuru. It helps me determine the exact transacted price of specific units of a project that I'm about to invest. Well even for the unpaid version, it is already super useful.
Definitely a tool that every property investor must use to get the accurate median price of a location before pulling any buying trigger.

yes we have to pay to get full version (the same data is free in Singapore and swiftly updated), and the data lag is significant esp when agents like to say things like "yea but prices have increased a lot these few months..." but at least we can have a justified basis to determine the right entry price, rather than solely relying on agents' pitches. It will be much better if govt takes this seriously and make the update free and open for all to view. transparency is key if you want the masses to keep housing prices affordable and reflective of actual supply-demand situation. thanks iherng!

I usually double-check with valuer. My valuer will give acceptable price for the area. Including Bank value of the area. Agent can not be trusted 100%

Hi Sean, wish to know how to get the official source of the transacted property price in Malaysia? Is it originated from government requirement to have this recorded? As Singapore government require all transacted property to be recorded and it's public available data (example: squarefoot, 99co, SRX). I think is this very important to have a transparent and healthy market. Thanks for sharing.

When looking at the transacted price, I always curious there are some property asking lower. Perhaps we need further discount the transacted price due to Mark up loan ? Since SPA price can be marked up

Well that's a solid point. That's why it's important to use the median price because it's not as common to mark up prices

I checked. It’s updated. But of course there will be a period required after the sale because NAPIC also need about 6 months to update their data:)

Thanks for another superb tips! However, how accurate is the data? I thought transacted price are mostly confidential and known only between the buyer, seller and bank

Not really confidential. It’s supposed to be open data. Just that the process of such data takes time:)

Raw data can also be obtained from Napic website. But it’s so much easier to refer to brickz report though.

Only landed property especially bungalow, SPA price may not reflected correctly if the built-up areas came with extension.
