Congratulations girlie!!! As a homeowner I recommend spending more money on items you will use most often, ie a couch. And buy decor at a discount. I also recommend buying your core pieces first than branching out to decor. Whenever I am choosing how I want to decorate a space I concentrate on how I want that space to make me feel not just what it looks like. Take your time, your house doesn’t have to 100% complete as soon as you move in. So happy for you!

Pay for an interior decorator! Just for advice initially. I’m saying this because from what I’ve observed most people have all and I mean all of their taste in their mouth! If I see one more hideous oversized brown sectional with a giant piece of electronic equipment as the main focus of the room I’ll shoot myself! You seem to have a lot of class and wouldn’t dream of decorating in such a way. In the long run you’ll save money. Don’t listen to the masses!

Congrats Erin. I have been married 47 years and we have owned 4 homes during our marriage, but there is nothing as exciting as that first time you buy a home except for the birth of a child. Congratulations on your first house! My advice is to not buy too much right away because it helps to live there a bit and get a good feel for the house. Try to do one room at a time and prioritize the most important rooms. Happy to hear you chose a historic house. All three of my houses have been old and you can’t beat the charm. Looking forward to house content.

Congratulations! I moved to South Florida from Charlotte, NC in 2021 and drove my 100+ perfumes on some vinyl serving trays I picked up on Amazon. Packed them in tightly so they wouldn’t move and it worked great - and now I have them stored on the trays (faux marble) in my closet. This is Awesome!! Congratulations!! I really appreciated when you said that you and your husband didn’t allow yourselves to compare and contrast your lives to your friend and subscribing to “ if you are not here by this age then you are behind” but like you said, saying someone is behind because they did what was best for their household is incorrect. Congratulations! I’m crying tears of joy for you!!! We bought an amazing house about 18 months ago. It’s my first home purchase and I was 38 at the time. I’m sitting at the top of the staircase now, and I still get emotional, knowing this is our home. My advice, have patience and don’t force the pieces you put into your home. Also, look at measurements of furniture! I bought a chair recently that is much smaller than I was expecting. Also, enjoy the process and it will all come together in time.

Please give us a tour of your new home. I'm from the Philippines and now living in the US and most of the houses there have the Spanish designs, and I love them. Your realtor gave you the best advice to feel the house before purchasing it. That's exactly how I felt when I first see the house we are living in right now. I visualize myself being here with my husband and our cat and dog and family and then I knew at the moment that this house is for me. And you did the right thing to feel the house before you made the decision. So yay again congratulations Erin and your hubby!

Congratulations 🎉🎉 I worked for the City of Coral Gables for many years and it really is the City Beautiful! Take your time decorating! I tried to rush it and I made so many mistakes! I would chose paint colors first! Make sure you like those and then start purchasing the larger pieces. I did the artwork last! I agree with others invest the most money on the larger furniture pieces that last and spend less on accessories. Bloomingdale’s and Arhaus have furnture warranties which is a good idea when making the larger purchases! I’m sure you watch decor channels on KZbin for inspiration lol Do one room at a time. I tried to do them all at once and I didn’t consider how they would flow together. Have fun with it! I hope you will post some home decor and home tour videos ❤

Congratulations Erin! I am so happy for you. I am 56 and a homeowner myself. We moved into this house that my parents built for us 52 years ago. My parents gave me the house when I got married, we added a floor and renovated and I had my two children here and later my divorce sadly. I love this house and the goods and bads of being the owner but for me it is the opposite since I have to downsize since this is a huge house for me and my son who live here. So leaving this place which has to be in a few years is kind of sad but I will buy another smaller one and hopefully it will be exciting too as a new experience. I cannot wait to see your new home and I wish you all the best to this new beginning for you and your husband xx

Congratulations! My husband and I just moved into our actual dream house in the country (rural Canada) last year. I’m still in awe of the fact that we love here and everything DID work out. My advice would be to live in the space for a while before making any major changes. See how you use the space etc before you jump into major renos or even major furniture purchases. Sometimes you’ll be surprised at how much your ideas can change in the first year. Have fun!!

Congrats! This is a big step! We tried a few years ago but our realtor was terrible we lost ever home we bid on & she wouldn’t make herself available when we were. As a POC we felt she didn’t understood us at all. It really left us with a bad taste in our mouth mainly because she said we couldn’t afford a home even though we had already talked to our lender & had a secured budget. I don’t know if I could go through the process again but your story makes me want to try

Congratulations 👏🏼 You’ve brought back memories for me. My husband and I bought our first house at the same age - 35’ish. We are still here, after lots of reno’s and raising 2 daughters. Our house was a bit older and quite a bit less than others we made offers on, but it just had a happy feeling to it, and seemed well loved and cared for by previous owners. The “feeling” is so important. Enjoy every minute. I’d love to hear everything you are willing to share 🥰!

Thanks so much for the encouragement! I am 35 going on 36 myself. It’s been my dream to own a home but as a single woman it’s been so difficult to afford a decent, safe, non cookie cutter home. I saved and saved but then housing prices rose like crazy hit last year setting me back a ton. All my hard work saving was not enough. I was so discouraged. How exciting and congratulations Erin! My daughter who is 33 just had her third child 3 months ago and she and my son in law just bought their first house. So I know exactly how your parents feel because I felt exactly the same way and was elated over it! They are getting settled in and working on their renovations with their kitchen to their liking. I cannot wait to visit and see my grandchildren’s rooms. Enjoy the process and your new journey! Your advice is perfectly stated about not rushing into things and to make our dreams come to fruition when we are ready. I’m in my mid 50s now about to retire from covering entertainment-red carpet and want to do a bit of traveling and see what happens next for me. As much as I love houses, I just don’t see myself in one anytime in the near future. Before I retire, I really hope to cover the OSCARS and go out with a big bang to celebrate my retirement. It has been a long time dream of mine to cover it. I’ve covered so many red carpet for over a decade now but this one I have not yet covered. So pray for me for 2024 hopefully to make this happen! Congratulations! I love Coral Gables!!! We honeymooned at the Biltmore, my aunts lived in Coral Gables and I always loved the lush gardens and gorgeous homes with Spanish design. And the shops at Merrick mall is right there!!! woohoo!! I'm in SW FL so I know the area and a home with character is so wonderful. Coral Gables doesn't get so wrecked by hurricanes being a bit inland. Enjoy it all!!!🤩PS-- I know you're excited about the design and painting but seriously thinking--unglamorous but so necessary-- get a termite annual contract service and an insect control/ exterminator service--the bugs in FL are a way of life but you do not want them INSIDE your home 😃

My advice to you is not to go crazy buying decorations until you figure out your foundational pieces, such as furniture style & overall home color scheme. If you miss out on Memorial Day sales keep in mind the 4th of July is around the corner and so will the sales. 😍

Congratulations. My husband and I had a similar experience of living in an apartment for years. My drive to keep shopping and speed up the home buying process a bit was the final push we needed. Finally we decided to do a new build for our first home. My advice would be don’t rush to fill the rooms; because after you live there a while, the vision for your decorating changes. It’s almost like the house shows you what it wants to become as you live in it. Some of my early decisions were not the best. Revisions were needed…which can make a husband a little cranky😉.

oh your video made me smile the entire time I was watching it. Congratulations, and sounds like you did it the best way, on your own, working, saving for your house. Taking your time. I hope you and your husband are so happy in your new home. I am truly excited for you, can remember WAY back to getting my first home. Wow, rent increases, I have had almost $500 in rent increases in my small apt in WA state just in the past 2.5 years! I might suggest in packing, put in your car a box of bathroom needed items, a water glass, your toothbrushes, T-paper etc, plus a set of towels for showers (you will want to shower after moving), and a box of your bed linens, so you can make up your bed to sleep that first nite. Also a box of kitchen items, a couple dishes, silverware, utensils, cups, maybe the coffee pot. A box of clothes for evening and the next day. If it is in your car, you can place it in the rooms directly, so you can find it among the sea of boxes that will be all mixed up in your house, and can easily unpack what you need for that first nite, morning before you really get busy with the unpacking.
