So: me and 3 others want to get together about 25 acres for a mixed use orchard and market farm with light livestock production. What would be the stuff I need to read to understand what can qualify? There isn't a glut of available land around here so we'd be moving into the area for the farm, would be my idea. Is that even a possibility?

@@StoneAgeDudemanGaming Yes - I would select excellent soils with great production, a pond or water source that is free, and great proximity to utilities. You have a lot of people in the 4H and FSA programs that would help you do it right but you will need some specific goals to accomplish in the first 5 years to grow a sustainable business where you can grow and expand.

How can you provide a financial summary for a future business. If you have only started farming..

Many banks ask for a future projection of profit, usually when asking for a business loan. In one way, it is a made up sheet of numbers. But there is some research needed to find those numbers. For example, if you want to be a goat farmer, then you will need do some research and maybe talk to another goat farmer and ask for profit and loss statement. Then project those statements into future growth. Such as five or even tens years. That future projection is asked by the lender.

FSA appears to be very short handed and Inefficient. FSA Guaranteed farm purchase loans took 3-4 months at one time. The state FSA office indicates that due to all the retirements and people quitting their jobs, the FSA is now very short handed and instead of the usual 3-4 month wait for a USDA-FSA loan guarantee, you better figure more like 6-8 months or more. Who ever is in charge of over seeing this program in Arkansas, is doing new farmers entering the AG industry, and folks attempting to sell their farms a great injustice by allowing this to continue!

Anyway to get around the high closing costs of farm loans? The banks that specialize in this are almost 5k or more just for the closing costs.

Not that I'm aware of. There's a give and take for sure. I would be curious if you could ask sellers for a closing credit to help cover them.

Try to think of your cash as going down (due to inflation) and your land is going to hold value...it will help you see the benefits of the cost of entry.

Thanks for the video. Currently in OK but want to move to TN and do a small niche farm. I am looking property in TN to start a nich free range egg farm. Also vegetables. Any TN lenders out there that may be able to assist. Looking to use USDA if possible to get the farm started. Of course this would also be my residence and homestead.

Im really lost. I purchased 12 acres lf land in east texas. Ive gone to banke to get a constrution loan. They want 10% down payment, high interest rate and want lien on land. The land is appraised at 200k we have 99k outstanding on the loan. I have a builder who can build the home for 250k. Why cant i use the equity I already have in leiu of a cash downpayment?

Shop around for a lender - it all depends on their risk appetite as well as their lending products - You might try working with a builder you like and use their suggestions for lender. Builders can be an excellent resource to getting you the right situation.
