There is not much difference, look at other scenario. Lest say we bought house against Cash. So considering that we are saving RS. 31000 per month which we would have spent on EMI. Invest that Rs. 31000 in SIP for 30 years expecting a return of 15% and the Return = 2,17,30,44,388 (21.73 cr) + Peace of mind. So with loan, you may save 4-5 cr more after 30 years, calculate the value of 5 cr after 30 years with 6% inflation.

@@MARKETMYSTERY You subject is whether to buy in cash or by loan. If you are thinking about loan it means you have some means to pay the EMI, i.e. you have some regular income. You can use that income to invest through SIP for 30 years, after all you were going to pay the EMI as well. It isn't a big change. Just instead of paying EMI, you are paying SIP.

My 1st question if mai koi plot ya alredy constructed home loan pe leta hu. Aur agar koi problem aati hai like owner ka plot sahi ni ho, ya owner uss plot ya homeb ko do do aadmi se bech diya ho, ya ese tarh ka koi other problem ho uss plot pe to agar registry hone ke baad ye sab problem aati hi. To responsible kon hoga. Kya mera invest kiya hua esme paisa dubb jayega ya bank ko unn saare paise ka loss uthana padega. Aur pura loss ka responsible bank hoga?

Index funds give 13-15% interest on long term ...but that too comes with a risk.... little but that do have a risk.... anything can happen with market...we can't take that for certain..... rather if i invest the emi amount in share market then i will be debt free all my life and also enjoy the return market gives me And also the home in which you live in is a liability because it takes your money.... that's not an investment, that's our need....and taking a loan for a liability is a bad loan

@@krishanusaha5543 forget stock market, even if you invest this lump sum in FD i. e. 7% still you will earn profit because of variance between compound interest on FD & reducing balance on home loan.. I have done comprehensive calculation on this.. Any contention?? Reply me..
