Punggol and Sengkang were also like that 25 years ago. Yes, there's a height limit for the buildings in Jurong, Choa Chu Kang and Tengah as the Tengah Airbase is nearby.

Every neighbourhood cluster have their mini mart / kopitiam / clinic as is with most newly constructed HDB clusters. Are you basing your experience from 20 yrs ago? I was staying in Punggol before Waterway Point has opened, and oh boy it has way lesser amenities than what you see in Tengah now :D Punggol Plaza (Punggol's version of Tengah's Plantation Plaza) also didn't have an NTUC for about half a year, and we had to go to Sengkang or take the free bus shuttle to Giant Pasir Ris for groceries haha!

Every newly build estate always got these few typical problems. senkang, tampines , all those -vale areas all used to have these problems. They need to endure at least 10 years.

The poor cellular network is real, especially in the carparks. Lack of public transport Is even more real. I go there for piano class weekly given by my relative and the only way is riding my mom’s car there, there’s bus options but takes very long and it is very difficult to navigate. The roads there are also very bumpy, full of potholes. Avoid the left most lane at Bukit Batok road towards Tengah, or you will hit many potholes and ruin your cars suspension.

Amenities typically refers to general services such as clinics, barber/hairdressers, laundry, post office, atms, etc. New towns typically lack these facilities in the first few years.

At 10:20 you can see the ceiling of the flat. The uneven patches reflects on the workmanship of the pre-fab apartments in Tengah.

It was the same when I moved into Canberra 6 years ago. There was only one feeder bus service and it comes once every half an hour or so. The construction of the MRT station was delayed due to covid, which made things worse. Thankfully, my cluster of flats had a something of a 'central plaza' which had a 24hr Sheng Siong and coffeeshop, which made things bearable.

To effectively test the coverage of cellular network, one would have to test the coverage of all four telcos, i.e. Singtel, Starhub, M1 and Simba, and at various spots. Testing clarity of one phone call at one spot is definitely not an accurate reflection of the actual situation. Connection would definitely be better around the neighbourhood centre, given how the telcos would probably install more base stations around the neighbourhood centre, which may not be the case for the rest of the town, which is far from fully developed.

Sengkang was also like that in 1997 when I moved in. Nearest shopping mall, Hougang Mall. No Compass One, Rivervale Mall or Plaza whatsoever. Need to walk until Punggol Park then have hawker centre. New neighbourhood is like that, not surprising for Tengah to end up like that.

Great coverage and exciting times ahead for the new estate. Just want to point out it's pronounced as Te-ngah, te as in [te]ars and ngah is ng+ah haha! It's a Malay word for middle.

No it's not Te as in Te(ars) it's Te as in Te(rm). I study Malay morphology, not English, so maybe Tears and Term is pronounced the same. And its (ng) (nasal) and ah( as in Ahhhhhhh taste good)

Personally I think it was already so much better compared to those new town back in the past and also Tengah is pretty big. When I moved into Bishan back in the 80's when I was a kid and only 3 blocks were completed and there were nothing else and not even the Junction 8 but eventually came like what it is like now.

TBH, People complain too much nowadays, want this want that... When I first moved to SK when I was a kid, it was worse, nearest Mall is Hougang Mall, Nearest Market is at Hougang also, Nearest Food also Hougang, only 2 bus which take forever to come, 82 (which use to travel from Punggol to Shenton Way) & 502 (Sengkang to Jurong West) and comes in interval of 15 mins.

I used to live in this tengah area when it was still a huge kampong, with rivers, swamps and of course our own chicken farm and fruit trees. Government took over this area in the 90s and we had to move out.

Tengah for me my time used to be ulu and more of a military training area which is massive. Also are farms in abundance here too. Now times gave changed and now transforming into a big moden town soon and believe me it will be packed in no time

If people think this is bad, they should ask about Ang Mo Kio in the 70's. Bishan was still a cemetery! I should know; I lived there. Tengah estate is near to Bt Batok West with plenty of amenities so it isn't really that ulu. All brand new towns start out almost the same way.

I think it should be a lot better now compared to last year. You should see all the news reports about it last year. Lack of buses, lack of amenities , and as usual telco connection is really bad there for new town, even vending machine contactless payment cant work there.

Tengah was named after a Chinese guy, it's just a coincidence that it's also a Malay word :) You can find maps indicating Tengah as Teng Chu Kang

For new town, initially, the residents will have to suffer for a few years due to lack of amenities and facilities. That is normal. Anyway renovation will take easily 3-6 mths to complete. Businesses will suffer if they open too early.

Residents who had just moved in to Tengah, or any other new estate for that matter, should expect that things won’t be ready and up and running. It’s going to take 5 to 10 years before everything runs smoothly.

Did you hear any military aircraft from the airbase? Is it as bad as the boonlay/pioneer area, where the aircrafts usually flies in low as they approaches the runway to land? The noise pollution will probably get worse due to the closure of paya lebar airbase.

I used to live in pasir ris st 71 .I moved in 1995and i moved out in2001.Really cannot tahan,no coffeeshops nearby.There is only a west plaza 12 mins away.Now is 2024 still very ulu,no improvement.

You see how long it took for Punggol to have Waterway Point. Besides the points you've mentioned, the location of Tengah is less than ideal I feel. Pretty sure after the 5-yr MOP, you will see many Tengah flats up for re-sale in the market 😆

The new residents there have to be more patience and understanding needs to wait for at least 1 or 2 and more years for it increase the facilities there just like in the past in Punggol area there before, but they can still travel around near the neighborhoods in Bukit Batok and Jurong West/East/CCK area. I believe when it is fully well developed these places will be better than in CCK and Yew Tee because they can still have better chance to reach ET/WT Mrt line between Jurong East and Boon Lay train stations. Public buses are at present connected to Jurong East and Bukit Batok Interchange to give them better choice to reach.

Your video reminds me a lot of the time when we first shifted to Jurong West in the 80s. Back then the town was still being built, and there was only one feeder bus (334) from Jurong East Interchange to Jurong West. The hawker center wasnt even ready yet, so whenever we wanted to eat out, we would have to eat in Jurong East. As the years passed, we saw the other amenities coming in, including the establishment of schools and even the Boon Lay and Lakefront MRTs :) Thank you for this video and the memories, and oh, "'Tengah" is pronounced as ""Teang-Ngah", which is a Malay word for "center" or "'middle"
