I agree with you that you get to a point that you have to draw a line under things and crack on to get in. I'm firmly at that point. All looking great.

I sooooo understand with the 'having to draw a line under things; otherwise you'll be working on the place forever' I'm 2 years into my renovation and still a good while off finishing; but I'm glad I changed all the electrics and renovated my cellar (office) as a few months ago I moved from a 'house' renovation to a 'room' renovation. which makes living and working in the place a darn site easier! I feel your pain.

I also did all the little things, moved the kitchen and toilet, renovated the bathroom, created an extra room, couple of new windows, all new electric, plumbing, etc. Took about 5 years besides my normal day job.

I built a garden office and moved a room's stuff into there and as each room gets finished it becomes the next dumping ground. Fun (not) living in a building site.

Those old junc boxes should be changed to maintenance free junc boxes (WAYGO or similar) before you board over.

Definitely. As they are in an inaccessible location, they should be maintenance free.

Really good to see someone planning for future repairs and prioritising (reasonably anyway) over aesthetics and "smart" control. I really dislike buried pipes and while pipes are ugly, and boxing isn't much better, you will thank yourself later on when you need to fix something and don't have to destroy an entire kitchen as we have had to do in the past to fix a leak.

It's all coming together now, you work at quite a pace. The moving of the wall upstairs has given you a nice sized bathroom, nicely done.

You know what mate, I tip my hat to you. I’m doing a house renovation as well at the minute as well as working 60hrs a week on top and it can be tiring on the body. Really respect what you do and have always followed your channel. Keep these videos coming as this is my chill out time lol. All the best

Great job! Not commenting on shoulda or could have, I’ve made choices based on time and budget. Some I’m okay with, some regret. I like learning what people do in other parts of the world. I’m in Oregon, US. Guess we all have supply chain issues. Two projects our home needs are being put off until next year. That will actually give me more time to pay attention to some details. I forgot what you said KW of boiler is, but sounds expensive. Our main heat source is gas forced air, and gas for hot water. Quite reasonable on price. Thru Covid winter, heated garage with 2Kw electric, Small shop with 3kw electric, and had record bills. One month, $260, and that’s at 12 cent/kWh. It would cost too much to get gas to those areas, so planning on DIY heat pump install. The efficiency is far greater than the resistance heating currently in use. Best wishes on your project. Oh, also wish we had higher voltage. Our 120v/240v system requires a lot of copper to carry the current. My opinion, less safe for connections carrying high current.

@@GosforthHandyman it’s gotten that way in the US as well, pretty much a sellers market, specially in the mid to low range housing with prices getting farther out of reach for new buyers

Great video, as always. Regarding the fibre my suggestion is to have it central in the house then any wifi router will get a better chance of covering the whole house without extenders etc. Keep em’ coming 😉

I am really loving this renovation series! Do you reckon you’ll be able to do some videos of the additional drainage works and electrics at some point! One thing I’d do before putting the floor back is replace those lighting circuit junction boxes with maintenance free connections and enclosures because brass screw terminals in the previous 17th edition wiring regs should really be in an accessible location because over time the screws will loosen over time and potentially cause faults and arcing. I would suggest using maintenance free solutions such as Wagos, ideal insure etc with their own designated enclosures. If you dropped the feed to the switches however, there would be no need to have junctions under the floor because the cables would be looping in and out from one point to the next and you’d have your switched cable running straight to the lights :) superb series though it’s always enjoyable to watch these!

We put our patch panel under the bottom tread of the stairs, we have a door that opens up to to bottom tread.

@@GosforthHandyman Cheers! Survey has thrown up a few things I'd not known (garage roof needing replacing, no lintels above the windows, and rotten floor joists, to name a few). Other jobs include; move boiler, rewire, knock through between toilet and bathroom, replace bathroom, knock through between kitchen and dining room, new kitchen, new windows, replace back door, replace garage door, decorate throughout. It's daunting and exciting at the same time.

Some folk might say for building regs, why in a family house is sound insulation needed to the bathroom. What it does do is future proof it to HMO / rent a room for any subsequent buyer or use.

3:21 - Regarding the fibre location, I'd be tempted to keep it in the utility room out of sight from your hallway. You have cat6 cable I assume serving the upstairs, you can easily add more wifi mesh stations up there (or anywhere really) in the future giving you excellent coverage. If you want a minimalist approach, hiding your modem/router is a nice start.

Wifi mesh - defo an option! I think we can also turn individual computers in to local hotspots. The wifi coverage for non-wired devices seems pretty good though. 👍

Well done , if time is available and I know that is a problem I would swop out those old junction boxes that are under the floor , for new maintenance free type connections . As a retired electrician I can vouch for the fact that the old type can become lose over time and produce problems that can be difficult to trace when everything is all covered up . I must admit in my day we didn’t put joint boxes under the floor anyway because if you do a full rewire it shouldn’t be necessary if done correctly. But I can see in your case it has had several things added over time . I think you have stated your dad was an electrician so please forgive me for preaching to the converted . Saw coil of plumbing pipe and glanced to the left at my coil - relocating radiators. Then the plumbing for the bathroom - my brother had to knock a hole in the newly painted family room to access the pipes rather than knock out the new tiles to tighten the lot. It's fun seeing the progress and comparing to where I'm at even if it isn't quite as extensive as yours. When are you planning to move in? That'll be when the fun really begins.

You should look for a company called Stone Revival to come clean all the paint from the external bricks. They do great work and are a new company, they may do it for cheap if you post the video of them working ;)

It’s coming on very nicely Andy and pleased to learn that your pp came through - councils work to their own entire satisfaction. Just a couple of points on the boiler/central heating - 1. I hope you specified weather compensation on the boiler. 2. If the house is heating up so quickly, I would question if the boiler is running on its best operating profile - over-firing will reduce the time the boiler is in condensing mode and thus cause increased thermal cycling and increased running costs. Well done and thank you for sharing.😀👍

Doing a great job, I did my first house up and my old man kept asking if I was 'taking out' or 'putting in'. Was great to turn that corner and say putting in, things seemed to accelerate soon after that.

Ahh, nothing like the smell of fresh plaster in the morning! You're on the home straight (pun intended!). Not a bath person, either! Who gets the time? I suppose they're good when you have little-un's as they love a good long splash about in the tub! I can still recall being bathed in the kitchen sink! Nowadays, I struggle to get in! 🤣 Anyway, super work! ✨

Nice update. I think I may have overtaken you on my drum studio build. Just installed an acoustic plasterboard, tecsound, acoustic plasterboard sandwich on one wall, the other three soon. Really not looking forward to doing the ceiling using the same method but on resilient bars.

Just wondered why you had the new bathroom plastered when you should be tanking the wet portions e.g. around the shower area and perhaps at the back of the basin. Wouldn't it have been just as simple to use Hardie Backer Boards or my preference Elements Backer Board (which due to the construction helps prevent condensation on tiles too) and tile over the top?

@@GosforthHandymanMy studies was on computer science and that's my job for about 22years, but I spent a few years working part time in a recording studio and full time as a sound engineer for live concerts, gigs, theater etc.

They're great. The ones on the central heating are from my plumber. He's old school copper for everything and even he's switched for most stuff! 👍

I would have been tempted to at least replace those junction boxes with maintenance free wagobox or similar while the floorboards are up.

Cheers Steve! I've seen enough leaks from copper pipes over the years to not worry too much about push fit. Even my plumber uses them now and he was always 100% copper. 👍

Hi Andy I guess I need to get a real life but I enjoy every episode right down to the gritty details of some discoveries😄 After watch you sound proof the common wall between the homes I was wondering what it's made of. Is it brick and mortar? How thick are these walls typically? I'd think such a wall would deaden any sound from next door. Curious.

Here in Norway there's quite strict regulations regarding moisture membrane in a bathroom, essentially a bathroom should be more or less completely watertight _behind_ any surfacing (like tiles etc). How's the regulations in the UK?

Looks amazing what shower unit are you fitting? I went for a Miami spas D06 all in thing not many reviews out there but it does the job very well and no faffing water proofing anything. GL with the rest

Great stuff! Grohe Grohtherm 800 bar mixer, just a normal tiled enclosure but using elements board etc. 👍

@@GosforthHandyman It sounds like you already have the shower fitting, but if you haven’t, I bought a Hansgrohe Crometta 160. This has an rain shower overhead fitting, this gives a fab shower experience.

If I understoood you well it sounded like you will not install a smart heating control system (wireless conrols in each room for rad valves, door switches and thermostats). I personally think you maybe want to re think that. TIP: I installed an EQ3 system 6 years ago and apart from replacing just a few batteries in valves and themostats and door switches it has never caused any issues whatsoever. BUT it has saved me a great deal of money on the heating bill because the room heats are "actively" controlled and not left to an average temp in the hall. You obviously have computer skills and I can assure you that you can install this system and forget it. PS I am not an agent for or connected in anyway to EQ3 However I am so convinced about their product I am about to extend my sytems reach to other items in the house.

We'll have TRVs obviously... but no need for smart ones. We're binning most of our 'smart' tech. Nothing but problems and I don't trust the companies behind a lot of this tech. Happy to keep things simple. 👍

I know you said you hate smart stuff, but really, that Bosch controller is a right faff. Get a very simple Hive device, and then you aren't stuck with where you position the thermostat, and the market is much broader for thermostatic rad valves etc. Also, you are using plastic pipe - so you aren't a cave man, just use the smart features. They are properly tried and tested.

If the ceilings were coming down, yes (more for heat than sound). But ceilings weren't coming down and didn't want to lift all the upstairs floors, so no. 👍
