I do AirBnB, That is dead stopped. But....I have other long term renting. Multiple types of rental income is key. But, having a reserve for the SHTF takes the stress off. Having that in cash, commercial credit, personal credit are all last stands if needed.

My friend is a landlord and he freely gave his tenants a two months free rent forgiveness as a no fault of their own without punishing them in the future by forcing them to pay more to make up for this. So hes eating the cost just like he would if all the appliances became faulty. He handles the job as a landlord just as he does with everything else in life by refusing to be taken advantage of but still finding honor in kindness. His tenants will probably never leave. Though I understand what this video stands for I also can appreciate that us people can accept that this isn't our faults. So it's nice to see my everyday folks out to help, so no digs at you but I definitely think you would recover much quicker than your tenants would trying to scramble to make up. Course I still dont look down on you either, just because you have money doesn't mean you should be punished either BUT i do believe as landlords you have responsibilitys to the families in which you provide for, I mean that is the "job". Regardless it is a crappy situation for everybody. We dont ever get anywhere on our own, the world needs more help, love, and understanding- on both sides. Also please dont take this as I'm saying everything must be free and taken from the rich and all that junk as I am a believer in hard work for what you want and need, no handouts, your not being ugly it's just this topic made me think of other ugliness in the world. Sooo anyway good videos and interesting input, keep up the good work!

Your friend is doing something commendable and that is great. Don't get me wrong, I sympathise and acknowledge the misfortune of what is going on right now. But I wholly disagree with your standpoint about what a landlord's job entails. The job is to maintain a property so that another who desire to rent it can do so. Their "job" isn't to provide for, or even care for, their tenants beyond that. It's like buying food from a restaurant and expecting them to give them out for free. You make quite the humanistic argument, but I just don't agree with putting contractual obligations on par with acts of kindness. They're two different things, and to some, rent might be their way of surviving. Aside from that, I have no objections. Take care!

Most likely due to the lack of employment and hard work, but at the end of the day they are providing a good and they're self-employed. It's the only source of income for some people, and there are standards they must abide by. Also everything you do requires the help of others, it's a fundamental basic function of society. But I agree with not investing in things you can't afford.

I had one affected by COVID-19. I told her don't worry about April/May, they'll be no late fees and we'll work out a payment plan. To my surprise, the tenant completely caught up in mid-May. If you are lucky enough to have a good tenant, it absolutely is worth it to work it out with them.

One of my tenants called me on April 4th with the news that she had a reduction in her pay and hrs and that her husband was laid of. She has been a tenant for 4 years; we explored best, and worst case scenarios together and came up with two plans that will allow her to get back on her feet along with meet her rent obligation by spreading out the May rent over the remaining term of the lease We actually just put up a video discussing how the market and these conditions are uncharted yet with a level head we will all come out of this ok

I think it's important to consider the tenants financial status during these time especially as landlords. Holding that landlord-tenant relationship is important and key, and coming up with a plan is the goal. Goodluck!

I just closed on two fourplexes in texas and one tip i have for all those you are currently trying to rent out their units is screening tenants and only accept apps from tenants in jobs that havent been affected such as goverment employees etc!!! Ive really became very picky with the jobs my potential tenants hold as to ensure that they will be able to continue paying the rent

Small residential land lords are often working 9-5 jobs as well, and they prefer to invest in real estate rather than the stock market. Most land lords have mortgage payments, and the government didn't send out anything about those being cancelled.

People think that all landlords are rich and have easy money but some are just like normal people and bought a house to invest and people think because you buy a house you are rich. The landlords need money for mortgage and more expenses.Some need the money for mortgage because the government and bank won’t help them out and they could lose a lot of money. This is bad for a landlord who does not have a lot of money to spar

@@KronStaro I would say it would depend on the amount of debt vs. properties you own. If you owe 20% of the value on 80 properties you have a lot more room to bend than you would if you owe 80% on one property. Property owner's that have cascading debt on multiple properties will get wiped out during this crisis. (That means you Airbnb owners...) Dave Ramsey's real estate story is very likely to happen to a lot of would be real estate moguls.

My landlord is selling his apartment complez by the end of this month we will have new owners. They barely fixed anything he said he's $35,000.00 in debt because the main pipe broke. It's crazy some landlords raise up the rent and blah blah blah , yet they don't fix it and if they do they take a while and/or do a half ass job.

That's called properly screening your tenants! Some landlords rent out properties to people that they know barely scraps by. These are usually the giant commercial companies. This problem can also occur with navie older investors who put all their money into properties, then rents them out to younger people who unsteady income. This isn't the country's first show at this, but it goes to show how non-resilient our economy actually is.

I emailed my landlord about my April rent. He didn't respond and I made a partial payment on-time, then a follow up email. The landlord responded demanding to see January's bank statement. I don't see what January has to do with April and also don't feel like my bank account is any of his business... So I'm electing to take the late fee. I have no doubt this will be reported to skiptrace and expect it to be harder to rent down the road, but, I can't make money appear when it doesn't exist... as a tenant who has never talked to the landlord *or the property management company* since the lease began , this is frustrating. For context: the property management company that now holds the account had purchased the account several months ago. The only notice we got to the effect was a note on our door and it was confirmed by the previous company that we made our payments to. Literally the only communication I've had with the new owners is when they asked for my bank statement from an irrelevant time period as "proof of hardship." I love the building, I love the area, and I think my rent is fair, but I miss the days when you could talk to an actual person...

I feel for you. Nowadays we have a lot of foreign and domestic investors buying up property and choosing to hire a cold management company to most of the leg work. This has the unintended consequence of not creating any mutual respect or loyalty between the landlord and tenant.

Destiny June this is an extenuating circumstance. It’s not like a regular financial situation. We’re going into a recession due to a pandemic. This is unprecedented & most states don’t allow evictions during state emergencies (which I believe every state is under until at least May now).

Ask for a rent reduction due to the lost value like not being able to use most facilities such as swimming pool, gym, barbecue area, etc. that’s assuming that you live in a compound and still have money to pay the rent but want to save some.

You need to evict tenants who can't pay rent after eviction moratorium is lifted. If tenants don't pay rent, landlords go bankrupt. If landlords go bankrupt, banks go bankrupt. There's no simple solution.

Another option would be to allow for reduced temporary rent in exchange for an extended lease period. Taking in less rent but reducing your vacancy risk 💁♂️💁♂️💁♂️

Jeremy Wheeler I’ve thought about paying 6 months in advance, however my main concern with that is what if the property owner didn’t meat their end of the bargain with keeping up with maintenance or anything that needed to be fixed. Than I would have lost any leverage I would have to make them fulfill their part.

TRIG I agree. I never, ever wanted to become a landlord after hearing the backstory of nightmares that problem tenants and stubborn landlords create. I even know of a landlord that was murdered by his own tenant. Plus , the small time landlords can no longer keep up with the corporate giants that are building brand new mega-complexes all the time,nowadays.

My wife and I are retired teachers. We are in our 70s and 80s. We depend on our rent income to live on. Our two renters are paying their rent, but one of them are terrible renters. The abuse the property and the reason I haven’t allready evicted them is they have allready damaged the property and I would rather continue getting their rent as when they move I will have to completely redo the inside. It was prestige when they moved in and after 18 months they asked me to replace the carpet that was brand new when they moved in. If the government makes the decision to freeze rent, then I feel it is the government’s responsibility to pay the rent for them. My property is not owned by the government. The Government makes me pay taxes on the rent and meet the standards for safe housing. They did not contribute to the purchase price. They don’t help with repairs, taxes. So since our country is not socialized, why is the government making my property a part of their new socialism program!

My mom's tennents told her that they weren't going to pay, and they didn't owe her any money. I told her no, you can't harrass them for the rent and you can't evict them for now ... but they still owe you money. Chances are they won't pay and will need to be evicted. The housing market is going to get bad once the stay at home orders are lifted.

If a tenant loses their job in the pandemic and can’t pay and 1/3 of the country is in the same boat what do you achieve by evicting them? Good luck paying the mortgages on a bunch of empty rentals. As many have already pointed out any investment has risk, normally the risk is market crash and negative equity but anything can happen. The truth of it is in my opinion, landlords investing in a real estate portfolio are taking advantage of a fortunate financial position where they are permitted to even buy properties, the part that bothers me is taking advantage of the less fortunate who can’t do that and contracting them to aid in paying for their assets. Essentially, the wealthy abusing their security and attaining assets on a poorer persons dollar. I work full time and can not attain approval for enough money to buy a property I want to live in, meanwhile others can, choose not to live in them and allow someone else to pay. Comparable situation, a bank here charges no bank fees if you are paid more than $2000 a month into your account with them, if you don’t, they charge you... if anyone can afford that and not miss the money, wouldn’t it be the people making more?
