cmartinez89 not how it works . Grant claims to own 1.9 billion in real estate . It’s actually 1.9 billion asset under management. Most of them are value add. So let’s assume he bought them for 1.5 billion and it’s now worth 1.9! . Out of that 1.5 billion. He owes the bank 80% 1.2 billion hence giving him and his investors . 700 million dollars in equity. The best case scenario is he owns 50% of that equity. Hence he’s not worth more than 250- 350 million , now that’s still a lot of money , but he’d need to realistically get himself to 7-8 billion asset under management to call himself a billionaire?!
