What Is Passive Income? Passive income is earnings derived from a rental property, limited partnership, or other enterprise in which a person is not actively involved.
As with active income, passive income is usually taxable, but it is often treated differently by the IRS.
Understanding Passive Income
There are three main categories of income: active income, passive income, and portfolio income. Passive incomes include earnings from a rental property, limited partnership, or other business in which a person is not actively involved-a silent investor, for example.
Proponents of earning passive income tend to be boosters of a work-from-home and be-your-own-boss professional lifestyle.1 Passive income has been a relatively loosely used term in recent years. Colloquially, it’s been used to define money being earned regularly with little or no effort on the part of the person receiving it. 2

If you want to earn 5000 a month or 60,000 a year
60,000 divide by 6% = 1,000,000
60,000 passive income per year divided by 8% = 750,000
60,000 divided by 12% = 500,000
Take the first example
Do that in year one 60,000
Year two 120,000
Year 3 180,000
Year four 240,000
Year 5 300,000 25,000/month
If rents were to raise
You hav 5M invested ….

I think btw would be good to speak about more the risks and timing of ROI about real estate.. from these videos looks like stock market is risky and real estate is risk free.. I would say the risk is lower but even the potential.. I think make sense to do it when you have already big money to put in and over a certain amount of units.. considering is the right time, the good place and many other factors are matching to have consistent return

@@TeamMD0 B/c if someone can get another place for the same price, they are more likely to hop. If they hop, I have to turn. A turn typically costs me 1/2 mo of rent, $100 for cleaning, a few hundred for misc repairs, and if a repaint of walls is needed that's $1,000. I would rather keep them in place, no turn costs, and just keep raising rents but stay under market. Much better ROI that way

Im on the GOGO, WANG!!!! Uncle G, looking to invest with cardone capital. How come during the calls when you mention your syndication deals, you never factor management costs, and fees? Im not sure if the 3% fees are front end loaded, back end or per pay period. Depending on how its structured, really instead of 4-8% cash on cash return or acquisition cost, its really 1-5% dependening on the property right? And 20% you take off from the gain if you decide to liauidate your equity from the deal?

Basically hes saying if they sold, out of the 127 mil of capital appreciation in the projected 5 years. His cut will be 20%, the other investors will get the other 80% of the 127 mil. The original downpayment of 70 mil of capital, will be returned to the investors, that includes Uncle G's.

It's passive income and way higher than what the banks pay. If you'd rather deal with volatility and bigger gains in a short time period, stocks or crypto is probably better for you. I'm mostly in the stock market but I threw a few bucks in this deal to see how it works.
