You are a man of profound patience I don’t know how you can deal with KZbin armchair engineers commenting. I’ve spent 25+ years working on homes, I’ve seen them built with old box car lumber I’ve found 16ga extension cords run thru walls for outlets and I’ve repaired quite a few of the problems that you just presented. I’m always amazed that more houses don’t collapse or burn down.

I don't mind a little criticism here and there and I do try to remove comments with misleading information or offensive language. I've seen some bad building designs myself, but living in Southern California rarely, came across anything over 80 years old. I can only imagine what carpenters run into back east.

An engineer once told me that he tries to avoid using the terms "load bearing" and "non load bearing" unless talking to other engineers. He uses "less load bearing" and "more load bearing" to drive home the notion that all walls carry some load, especially after some time has passed, and overhead members have settled on them. Great video!

It's been on my list of videos to make for quite some time, just haven't got around to doing it. It's a video that will require a lot of work and that's probably the reason why haven't got around to doing it.

Hi Greg, just bought a house with a separate garage that is about 30’ x 20’. It’s been eaten up with termites. I’m looking for a video on how to replace all the wall studs and some of the boards at the top of the 2x4 studs, running around the whole building-I don’t know what they’re called (‘top plate’?). I’ve heard about “sistering in” new wall studs. But I don’t know how to replace the top boards that support the joists. I’m hoping you have a video that would show me how to do this but I don’t know what title to search. Thanks so much.

No I don't, but if you have some pictures I might be able to make a video in the future. I put it on my list of videos to be made in the future, even if you don't have any pictures don't worry about it.

I have that exact problem with my 1910 balloon framed home. I had to open the wall to replace an old cast iron drainage pipe. I noticed they cut the ledger board between the joists so the pipe can go to the 2nd floor bathroom, which is above the kitchen. I think I will approach this the way you are suggestion since I will do a complete remodel of the kitchen. Limited budget and cant afford an engineer unfortunately. Thanks.
