How do you feel about the new height allowances in Halifax?

@@AndrewStephens a double edge sward. Will increase mire rental unit supply, manage living cost.....but increase population density and i dont think govt is ready to invest in infrastructure required for densely population, like transport, traffic, school, etc.

@@akt7029 Infrastructure needs to be there to support the growth - hospitals, schools, traffic issues, etc. This will be a huge problem moving forward in my opinion.

I am blown away that an apartment complex/hotel combo is allowed to block high end THE ROY condos view out to Georges Island! Any explanation ? thank you!

Good question. If I lived in the Roy I wouldn’t be happy but I guess one tall building doesn’t negate the allowances on other lots downtown. City is growing and the skyline is going to continue to grow too. But I hear what you’re saying!

Property Taxes on apartments are like half that of condos according to the PVSC. This apartments over condos.

More housing is good regardless. But we need more affordable homes for sure. These likely will not be within the realm of "affordable". If the supply grows enough it could have downward pressure on pricing but I don't see us getting to that point for years

One issue is lack of housing and that feeds into lack of affordable housing, but to me the lack of affordable housing is a huge issue right now. Ie: in the resale housing market we have more and more supply (homes for sale) but the reality is, over half of it is above what an average person living in HRM is looking for.

I think the new height restrictions are great and long overdue. Adding floors to the top of developments is by far the least impactful way to provide additional housing to an area. For example one 40 story building is far last impactful to a neighbourhood than five 8 story buildings. Also Halifax does not have the land to build many shorter buildings instead of fewer taller ones.

There’s some areas with 5-8 storey heights that to me don’t make a lot of sense. Not that I think 30-40 storeys should be everywhere but in a lot of areas we should be going higher

Interesting views, however, the term "Dirty money: it’s a Canadian thing" comes to mind. Canada’s housing markets are rife with shadowy buyers and greasy cash. Money laundering in B.C.'s real estate market was found that an estimated $5 billion in 'dirty money' back in 2019 was washed via the real estate market! its only fair that HRM now gets a chance to cash in on some of that dirty cash thanks to the new height allowances!

@@AR-pr6mt “When you see corruption being rewarded and honesty becoming a self-sacrifice, you may know that your society is doomed" Ayn Rand....When I think about how much this city has changed over the past four years and how many people are now living in tents on median strips all across the city or having to leave this city due to the cost of living to seek shelter, this book quote comes to mind! Perhaps Andrew could make a video explaining what the fundamentals where for this two-fold increase since 2020 in real estate and why this will continue going forward....if at all it can.
