Hardie Board: Washing Your Home the Right Way

Hardie Board is the way to go..nice development for all the homes to have it, from original construction, cool. Hardie is so much better than plastic..and factory paint is 15 year warranty 30 year on the actual siding...had mine done, what a difference. Stuff is HEAVY!

I hear that! It can be a hard sell for sure. The one thing that we have been able to do is offer our protective RESTORE product that will helps keep the home clean year round. After the initial scrub down, the home will just need a basic wash once a year and a reapply of RESTORE. Easier pill to swallow for customer to justify the initial expense.

I haven’t found a vidoe on KZbin yet on how to use a soft wash set up, as in going from using chemical to rinsing with water with the setup. Can you show us a video the process in using a software setup. I’m currently going to be using my 4GPM pressure washer to rinse house, but will not apply pressure by being a distance between the house and the gun.

Where are you located? In Colorado, what we are seeing is dirt that's getting “baked on” the Hardie board. I’m still trying different products to see if we can find a solution that will minimize scrubbing. I have one that we will be testing this year.

@@mountainviewsoftwash9135 Tuscaloosa AL. We get less dirt and more darker algae/mold due to the high humidity and heat year round. We routinely have 80-90% humidity even during the winter.

What are the products you use to clean the hardiboard and the Leave On Conditioner? I just have a small section of hardiboard.

HI Tilly, we use professional grade propriotry water-based biodegradable chemicals specifically made for cleaning exterior surfaces. If you only have a small area of Hardie Board to clean, you may want to first try a soft detergent like dawn dish soap and then aggitate with a wet cloth. What about algae growth on hardy? I live in Connecticut, and have a high moisture wooded lot. Lots of moisture, lots of shade, and I tend to get Algae. House is being sided with Hardie right now, and I know the Algae is coming in a few years.

Its really depends on the home. This particular home I believe we charged between $1600-$1800.

How do you scrubs the top? I cleaned a house like this and customer asked me to remove oxidation, it was a nightmare I apply 3 times and scrub still not get all the oxidation off!

We have a 30’ retractable pole to scrub those hard to reach areas. Oxidation removal is very tricky and labor intensive to remove so we always charge a premium price. A home like this was between $1,500 & $1,900 for us to remove that deep baked-on dirt. Roughly .65 a square foot.

Your going to wanna use a low PH surfactant and brush with a soft bristle brush.

@@mountainviewsoftwash9135 Ok I did that today on a small 4 x 4 section. Scrubbed, rinsed, dried and still rubbing my finger on the planks produces a lot of oxidized paint. Is there a chemical cleaner that will get rid of the oxidation?

@@jenkinsljenkinssquire9137 ah yes gotcha. You will want to use an oxidation remover like Gutter Butter or EcoChem to move the oxidation off. It’s very tricky and a fine line to remove the oxidation and not the paint.

Initially, we thought the same; however, these homes are less than a year old. Almost every home in the neighborhood has a layer of construction dirt baked on. The removal process is similar to oxidation.

@@mountainviewsoftwash9135 Hardie factory painted siding is a 15 year warranty on the paint, the stuff is baked on like a car finish...only way to go. The just primed then painted on site is just not as good. factory bake on paint, lasts and lasts. If they clean it every 10 years or so, the stuff should last forever...with the added UV protection in the cleaner

Dealing with a 2 story all vinyl home right now that a lady wants house washed but it has heavy oxidation on it. But it’s not disturbed so it’s not visible yet upon looking at it. Trying to upswell the oxidation removal to her but she’s a bit of a cheap customer. Expressed to her that after soft washing the house there could be chance the oxidation will get disturbed.

@@jawkman101 Vinyl siding is the worst when it comes to oxidation. I've had similar customers, and the best thing you can do is explain to them that once we wash the home, the oxidation will become more pronounced. If, at that time, you are not happy with how the chalky oxidation is making your home look, then we can discuss the removal process. I also explain that if unchecked, it could lead to the degradation of the siding, which will become brittle, potentially looking at replacing the siding at some point. Best to keep it maintained and protected, extending the life of the siding. The cost of oxidation removal is far cheaper than replacement. I recently did at home that the owners were about to replace the siding, and it came out almost like new. They were very pleased!

@@mountainviewsoftwash9135 Yup, Hardie Board Fiber cement siding has a 15 year paint warranty on the factory painted stuff... 30 year on the actual siding itself, best stuff to use. That entire development is Hardie NICE..usually ya get stuck with plastic on new construction, these must not be cheap homes, but have the extra touch of the best siding, cool
