Banks are getting smarter, my HELOC was free provided I keep the loan open for 3 years, if not I had to pay all associated cost of opening HELOC, closing cost, appraisal etc. all in all about $1800

Assuming you kept your HELOC for 3 years, $1,800 is still far better than mortgage costs.
