The fact the home had almost the perfect mudroom? Like the laundry area, and side door where you'd probably come in from where the cars are parked for easier grocery trips. Half-bath off the side of it so if you're muddy and working outside you don't mess up the carpets, and a coat closet + multi-shelf storage (I was thinking either pantry or linens + toilet paper/paper towels etc. Really is a perfectly laid out downstairs imo.

I’m glad I’m not the only one who didn’t like the layout. The upstairs floor plan is fine, but downstairs is a mess for me. So much wasted space. That half bath is entirely too big for what it is. Why are there so many doors in the utility room? It makes the space unusable for more storage. The wall divider to the left is just odd looking. If it’s load bearing, I’d understand, but columns would open the space up more instead. And the staging is AWFUL. Who stages a couch and a chair away from a TV? I just don’t get it. Even though I wasn’t a fan, I do appreciate your videos Chance!

Happy Birthday, Cullen. Well, I can't do those stairs but if I could it would be a nice one to have. As far as the Half Bath I'd have to Utility Room door to it deleted. I'd want and attached Garage accessed via a enclosed Breezeway. Put a bathroom out in the Breezeway with a pet shower and you choir Coat Closet in it too. I'd have the Utility Room rearranged then. Move the side door closer to the center wall, the washer and dryer on the wall where the Half Bath is. I think that would make better flow into the Kitchen when coming in from the Garage. As it is now if somebody is doing laundry and another is coming in you may be dodging laundry baskets. I always think of flow. In the Master Bath I'd want a bigger shower. A better grade carpeting upstairs.

Maybe the door between the half bath and the utility room could be a pocket door. It's kind of poor planning when they have doors that open into one another.

Happy BIRTHDAY CULLEN 🎊🎉🎈🎁🎂🎁🎈🎉🎊🎂 Hey Chance 🛎. I worked a double yesterday so I wasn't able to view, but this home would get tweaked so much by me. That first living room area would get walled off on the side of the other LR making it into a bedroom. Add doors to the side opening from the front entrance, that way it's a closer walk to the bathroom. That half bath would turn into 3/4 bath by taking the closet in the utility room and adding it to the bathroom. Transforming the closet into a stand alone Shower 🚿. Then closing off that wall that connects the bathroom to the utility room so the only access is via the kitchen. Take up the carpeting throughout and change those cabinet colors throughout the house as well. Then I'd have ME a home lol 😂 that would work for my family. Of course with the addition of the FINISHED bsmt. If only I could win that POWERBALL 😂 TFS 🤗 Chance Happy bday again Cullen. Enjoy Many blessings ahead.

For a master with the toilet and shower in a separate room which I usually hate This one is acceptable because of the larger space and window it doesn't look or feel claustrophobic. I like the bathtub they used in the master bathroom too.

Usually I have something to pick about layout, and this is not different, would want some kind of separation between dining areal and living area but I am good with the rest of the house. Slap a basement under it for a family/rec room and a good pantry and this is pretty much it for me.
