Rental property owners are probably salivating at this new legislation. They’re happy they can build onto the property create more housing and pass those costs onto the renter. If families are using this to create more housing for family, then beautiful. But I see this making big profits for land owners not affordable housing.

You bring up a valid concern, @alicen.5943. It’s definitely possible that some property owners will benefit from this legislation in ways that don’t address the affordability crisis. While it’s great if families are using it to create housing for themselves, it’s frustrating if the real winners end up being big landowners. Thanks for sharing your insight!

I don’t understand why Hawaii just doesn’t implement rent control laws. So many large cities have this and I know it would help immensely here in Hawaii. This law is just going to cause more parking issues on Oahu. This is just going to make rich folks richer and poor folks poorer. Hawaii government is so stupid sometimes.

Just because you can build additional ADU’s doesn’t mean you should. We need to keep in mind that those homes will need to be hooked up to the sewer system and you can only have a certain amount of bathroom per a certain amount of rooms. Also HOA’s will be forced to allow this and this will also create even more issues with street parking in already packed neighborhoods. Think Ewa Beach new builds 20 yrs ago had almost no one parking in the street. Flash forward to today and you now have those children who grew up and still live at home with their families parking on the street because not all the communities have driveways (condominium homes). Hawaii Act 125, passed in 2017, requires that all cesspools in Hawaii be converted to an alternative treatment system by 2050. Us realtors have been watching these new laws roll out and keeping up to date. We keep kicking the can down the road and it’s all coming to a head soon.

I don't think condo lots can build ADUs, I was told by the City & County when I asked if we could build ADUs on our condo lots in our brand-new condo subdivision in Manoa.

@@wilfredmotosue2615 With condo lots being so small, I don’t think this will ever be an option. Not to mention parking on some condo lot developments just simply can’t handle street parking. One in particular that I’m thinking of doesn’t even have street parking and only a very small amount of guest stalls as it is.

The project that Christine Camp trying to build in Manoa will have lots that can have ADU, she said. Perhaps some of her house lots is not in the condo. I asked C & C recently regarding getting approval for ADUs like I mentioned earlier but was denied so I am wondering how Christine' s project condo project can have ADUs. I need to ask C&C why my project cannot and hers can. Good to have the option to build ADU on our lots in Manoa.

This is not quite true. Here on the big Island, if you have Agland, you can only have one house unless you are producing a product. Residential areas are permitted to have multiple dwelling. I have agproperty and am told by the county that I can only have one house, Unless I am raising produce. As for affordable housing, if the state trull wanted affordable housing, they would change the laws. Trust me, I am a landlord, and many people who have tried renting two people who never rent again. Even a police officer on Oahu, told me that he tried running once to another police officer. The officer that was renting would not pay his rent and would not move out. The police officer had to take the other police officer to court to evict the officer

How about kick them out! We build self sufficient living. Those who are farmers will have land to grow food for those without land. God made air, water and land for free for us. We were brainwashed that we need to work and buy. Would be nice to go back to barter system. Just work for what’s needed. Water, food, shelter, clothes. Sewer will be maintained. Build more vertical parking! Work together as one! God gave us different skills for a reason!
