I'm a first generation immigrant (currently a citizen) and I work in Private Equity (Finance). Man, while I congratulate this guy on things working out, this method is not advisible. There are plenty of ways to make passive income, but trusting people you don't know and buying a place in a different place as a partnership is absurdly risky. You are better off putting your $ into a high yield / high dividend stocks to make money.

Yeah this sounds very risky on a h1b visa and not everyone should pursue this, you should put a disclaimer that everyone on visa should consult an immigration attorney before letting this guy spew such dangerous advice.

We can relate. My husband on H1B, used car. Cancled deal of property in india last moment. Bought out of state house in USA 2020 lockdown cheap price.everything online Did the the repair work. Hired property manager at 8% rent comission. Got tenant while repair work was progress. Now since 1 year getting regular monthly passive income.

Man this guy is like a tiger pouncing on opportunities while I am here like a cat studying markets and listening to several podcasts and BiggerPockets articles , still yet to buy my first. I have a few questions about the video. 1) Is it possible to get the 2nd loan even though Dhruv has already had the first loan.If yes then it will have a huge impact on credit score right. So is it ok? 2) Is there any particular websites to verify the property details and legality details like whether the property is legal and history about the property? 3) What are all the things you consider while buying the houses and how do you justify the rate for the particular property? 4) Can you also tell what is the entire process involves if a new person wants to buy a property?

Also there is a gift limit. Make sure to not exceed it or you’ll have to pay taxes on it. So get the exact limit amount or less!!!

Hey Yudi, From the video u mentioned that you bought a house 6 months into the job right after the Masters. Didn't you face any issue for loan approval from bank as you were on OPT that time ? Does it depend on bank to bank whether to approve loan for an OPT guy or not ?

I wonder what the tax implications on rental income would be when you go back to India. As Non-Resident Alien, the tax rate on US-sourced income is flat 30% and no deductions apply except in the case of a rental property I would assume you can deduct expenses on maintenance.

I would say instead of spending so much time and resources in buying houses, carrying loan , risk it is easy to upgrade your self fund a better paying job . These guys get away because the job market is good and there is moving crowd to pay rent . If both take a hit then things will go south that too on H1 .

Having done a lot of research, including Bigger Pockets, I would say take everything said as one person's experience and not something that will be true for everyone. The rules are also loosing up right now.
