Cash, I've always liked your sneakers. I have a pair of 2013 Flights and they are my favorite because they are so comfortable. Your sneakers remind me of the 1995 Jordan commercial though, they look almost identical to them. On another note, the jokes about living in poverty seemed to really amuse these homeowners LOL. They seemed really pleasant and I can imagine building their home for them would have been very enjoyable. I finished building 11 Commerce Street in Manhattan in 2020 and I think you should interview those owners, Blaine and Tim, and tour their beautiful home. The added bonus is that 11 Commerce is known as "The Irving House" because it is the former home of renown author, Washington Irving's nephew. Of course, Washington Irving is the author or popular works such as "Rip Van Winkle" and "The Legend Of Sleepy Hollow". I'll see you around, take care.

GORGEOUS!!! My only very minor want would be to have more acreage surrounding the property for more greenery--landscaping... just another bill, but... Anyway, this is worth the $2.85M price tag, IMHO! The radiating floors throughout the place alone justifies it! STUPENDOUS renovation and design!!!

. Hello darling & my cohort bonnie!! U both already know how I feel about his non RE foray. He needs to stay in his lane where he belongs. Wondering if that's why he hasn't been doing many good showings or collabs lately. Anyway this home is great. Definitely worth the price. Having parking is a bonus. I lived there years ago & it sucked driving around looking for a spot. It was almost worse than Forest Hills & that's saying something. That price point for what you're getting is definitely correct. What you lack in outdoor space on the ground floor you make up for on the roof deck. PLUS a legal studio apartment??? Extra income!!! Do you remember Sally Jessie Raphael? Her place is on the market for $6M. It's a Tudor so loads of wood. Look on curbed for the article & it gives a link for pictures.

There's a lot to like about this home. It's spacious and cozy. None of the cold modernism that rules the NYC real estate market. My biggest gripe is with the can lights in the ceilings, fine for a department store but not for a home. An architect that relies on can lights is an architect that doesn't know how to control light. Also, all lighting must be on dimmer switches.
