I would switch the tall pantry in the kitchen with the refrigerator. This would allow the refrigerator doors to open fully instead of banging into the stove.

Yes, especially if you’re going to clean out the ice maker, if the ice maker is in the freezer, you need the door to open fully together it out and in. But all fridges are different

As an aside to my praise of this design, I smile when I see the stylish stand-alone bathtub that most designers put in their plans. They are awkward to use with a shower and they are difficult to clean behind. I'm sure I'd often struggle to retrieve the soap or shampoo that I dropped into the abyss. For me, function should overrule form when it comes to bathtubs. Just like toilets, they need to work efficiently and don't need to be pretty.

For the size of this smaller home, the layout is superb. I love bay windows and those arched doorways. I would add a huge deck off the back patio doors. Wonderful Design!

Love the entrance with the coat closet. Nice lodge feel with the wood and beam ceiling in the main room. Wonderful kitchen with room for several people to work clearly the heart of the home. All round very lovely small cozy home. My only request is more porch/deck outside space.

I applaud the straightforward, common-sense design. The layout is good and the staging is tasteful. I’m curious about these stone finishes I’m seeing more often and how they would look IRL. This home passes my four-season test! Good job!

In the exterior design, I'd want a few windows on the end walls. Certainly on the living room/dining room side there could be a couple of big ones. The house has a nice entry, and I'd sneak in a small bench. The angled fireplace is clever, but I'd rather put my TV on the living room side and the kitchen face could house a pantry. The laundry room has a small closet door, but from the plan it could have more storage and counter space. There is ample storage throughout the house, and overall this is an excellent plan!

This house is outstanding! I'm glad you are making the plans available for this one. The wood and stone finishes are beautiful. Lots of storage! I see you are thinking about the mechanical systems. The hall closet could house the water heater and furnace or boiler. Good practical idea to have the fixtures in the two bathrooms share a common plumbing wall. My only suggestions are very minor - Reverse the front door swing, so that it swings against the wall, for easier passage through the door. The dead-end counter space beside the fridge would be hard to use. Maybe switch the fridge and pantry, and incorpoate that corner into the pantry?

All these designs that place a washer/dryer in the center of house puzzle me. How is the dryer to vent if it’s not on an exterior wall? Air vent to the outside is standard in North America. Am I missing something?

Hola , me encanta esa fachada ! Lograron quitar esa impresión de caja de bacalao que tienen las construcción de ahora , solo le dieron forma a la ventana de la sala para afuera ! ☺️ Además con el jardín de la izquierda lograron el mismo efecto ! GENIAL ! Y ESTO ES SOLAMENTE EL EXTERIOR ! 😏 , VEAMOS DENTRO !

I like the layout of this house. I rather love the archways inside. However, there are a number of changes I'd make starting in the kitchen! I detest built-in microwaves that "offer" self filtering exhaust fans ! Those are a COMPLETE waste of money! I'd rather see it slipped in somewhere else in the cabinetry or on the countertop, and have a true exhaustfan over the stove. The fridge and tall pantry positions need to be flip-flopped so the fridge doors can be opened fully without hindrance. I do like the bedroom wing layout. However, in the master suite, I'd install a pocket door between bathroom and bedroom to save space. And I'd sacrifice some floor space in the bedroom to have a deeper "step-in" closet, since there's really no way a walk-in would work in there. And instead of bi-fold doors, two extra wide slider doors would work quite well; and still provide an easy and roomy entryway into the closet. (And this same idea needs to be used in the other two bedrooms.) The master bath is really lovely but still, I'd like to see a lip shelf positioned flushly between the tub and wall to act as additional storage and keep things from falling into the nether on the floor in that skinny space there, or just place a wide built-in tub, and have niches in a tiled tub surround. The overall storage space in this house is quite efficient. I appreciate all the fantastic open shelving in the living room. I think the dining area could use some as well, tucked on that wall next to the patio door. The exterior of this home is beautiful and yet, would benefit from a large covered porch running across the front of the home where the flowerbed is, just moving it forward in front of the porch. A nice patio or 3 season enclosed porch would be fantastic off the dining space. There needs to be the addition or option of addition of a carport, porte cochère or garage with direct access to the home as close to the kitchen as possible. And that's with ALL home designs! Keep up the good designs Jasper. 😊

Ohhhhhhh this is beautiful! I have one question, however: where does the door on the back wall of the laundry room go? I have looked at the floor plan and just don’t seem to see it. I just saw another question: what are the three big closet doors in the hall concealing? If it’s just a storage cabinet, I would switch the laundry into that cabinet and use the existing laundry space as my craft room / office.
