Also Bloomfield Homes will not increase the price of the house due to supply increase, rising demand what you signed at contract is what you’ll pay unless you make changes it’s in every model home. Some builders you’ll pay for the house at the market is at the time of closing.

I will say of all the KZbinrs in the DFW Real Estate area, Wendy is very good at reading the contracts and pointing out stuff. That's very important IMO.

Somehow I have a very bad feeling about the real estate situation in DFW area. The home prices went up too high too fast and if anything goes bad with the jobs market, as it is already shaking up, ppl that are buying homes now would be in a great pain.

I think it’s so important to always, always, always make decisions based on data, and the more data the better. Data has a way of cutting through the emotion, be it good or bad.

@@WendyPannell Unemployment rate in 2023 was 3+% and its 4+% now and expected to rise in 2025. Most of the people moving (from other states) to north dallas suburbs work mostly in tech (IT) and its unstable now and expected to continue like this in 2025. Thats why I am concerned.

@@prashanthtalla Yes, this! So much better to have data. On the industry diversity - not sure I agree on this part. Part of why Dallas has fared better than Austin is we are not dependent on IT. We have a far more diversified employment sector.

@@WendyPannell Data shows concerning trend and when I spoke about IT, I specifically mentioned people moving to Northern Dallas suburbs which are Frisco, Prosper, Celina etc. A major portion of them work in IT. Anyways, overall employment trend is also not great.

So what happens when the furnace almost kills you from leaky gas and they do not fix. Theres been nothing but issues with this home and I can't sell it.

If the repair is under warranty then that sounds like the makings of a Better Business Bureau complaint. The furnace would typically fall into the two year warranty that covers systems.

Hi! Great questions and I'm glad you love the videos! I have seen some very cheaply done HistoryMaker homes leaving me unimpressed. Sometimes builders will choose to build a higher quality product in a higher end community, though. They have a 5 star review on google maps but that's with only two reviews. They wouldn't be my top pick. I need to do a builder review video on them!

Having to choose a builder has been a nightmare! I would be lost without your videos, they have become a ray of sunshine. Showing the good and bad while being none bias. Which is extremely hard to come by these days. If you have the chance, Beazer is another builder located there that’s hard to come by information on as well. This master plan community just announced David weekly and highland homes, I can’t even keep up!

I wouldn't elevation issues probably caused imbalanced settling that caused a gas leak that almost klilled him he still cant live in the house.​@abinthomas

@@abinthomas Rolling Meadows in Lancaster. I heard good things until I moved into the house and now I cant live there at all because it nearly killed me.. gas poison is nothing to take lightly and they swear they've fixed the issue but 2 hospital visits they have not. I won't be able to sell the house and I cant live in it.. but I'm still paying
