It does mean "alas" in Chinese (both mandarin and cantonese). But it also is the Chinese equivalent of "oh no", though not used that way here. Though I don't think that "ai ya" should be used like this in the song XD, you're right.

"How are you" is the phrase for "hello" in Chinese. "Ni hao, ma?" does not mean hello ma. In a word-by-word translation, it means "You (Ni) Good (Hao)?" Or "Are you good?"
