Very helpful content. Many thanks for sharing. I just want to add one important issue to consider when buying a property in Zim. It is very important to try and buy from a reputable real estate companies. I have bought land from Robert Root and the process was smooth and straight forward. I have also bought a property at Lake Chivero from Pam Golding. The process was flawless. Both companies handled the conveyance issue and I didn't have to do anything. My last point is that, typically the buyer has to make the full payment to the seller once the "Agreement of Sale" has been signed. You cannot withhold payment until you have the Title Deeds. It doesn't work that way.

Even though u maybe buying from a reputable estate agent, would u not find yourself in a situation where maybe 1 document is amiss wen u have already paid and you can't have your title deeds?

If you don't mind me asking, did u use your own lawyer? Or just a conveyancer. Have u ever been told by a real estate agent to use their conveyancer. For me personally I'm uncomfortable just using their conveyancer as they are the ones selling property on behalf of seller, so it almost feels like they will serve the seller’s interests. Would you recommend one to also use their own lawyer even though there is a conveyancer to ensure your interests are also served?

@@DeliciousDodzaBy the time they propose an Agreement of Sale, they have the Title Deeds of the property in their possession and they have already conducted the necessary due diligence. The only issue remaining at that point is the transfer to be done by the Deeds office. Therefore, there's is very little risk of the process failing. That's the reason why they demand full payment upfront.

@@DeliciousDodza It my understanding that most if not all real estate companies work with a specific law firm that specialises in conveyancing. These firms usually have good relations with the Deeds office, which helps to speed up the process and resolve any issues quickly. The property I bought at Lake Chivero was at huge discount. The Deeds Office initially thought that this was a result of some shenanigans and wanted to impose what they consider to be fair value for the purpose of taxation and transfer charges. Palm Golding and their lawyers managed to convince the Deeds office that the price of the property was not the result of corruption. They allowed the transfer to proceed. Decoupling the real estate and their conveyancer serves no purpose for the buyer in my view. I am in the process of acquiring another property in Mt Pleasant Heights from a property developer called Jockstar. They have referred me to a law firm called Jiti to proceed with conveyancing. I didn't have to go around looking for a conveyancer, which is ideal for me since I am currently not in the country.

@ruwaorganic crime in SA is a problem indeed, but not if you are buying an investment property. SA houses are good quality, prices are reasonable and funding options are much wider. However, in Zim, u get higher rent and have a shorter payback period, and capital gain is much higher. Bottomline: there are pros and cons. Much depends on the purpose of the property and your risk appetite

So interesting,have a learnt a lot.Went through the similar situation when i wanted to purchase a deceased estate property.Had to involve estate legal experts for due diligence.They helped me a lot otherwise would have lost thousands of dollars because the beneficiaries/sellers could prove the documents required.

The problems of selling land in Zimbabwe have been created mainly by these 3 groups: land barons (most of them aligned and protected by Zanupf), people from the security sector who abuse their authority to illegally get properties and corrupt headmen and chiefs who have seen selling land as an opportunity for self-enrichment.

Compliance letter for both properties yakazobuda a few after we had purchased the stands. We weren’t too worried because they are reputable developers. I’m sure even Westprop does the same. Kana ari maBogus ummm zvinotyisa. There’s one developer selling stands I was almost interested in but havana kana office I saw just Facebook posts. Ndopanodiwa due diligence iya.

The Zimbabwe space is very challenging especially for people who have been long outside of the system. ZANUPF created a situation where people can manipulate things all the way from the deeds office, scammers are usually ZANUPF folks who use the law to steal. Your property can be taken by a ZANUPF person & they use lawfare to keep you away from getting justice. We need change of government, then relook at what happened, redress and have new ways of protecting assets. It is safer to buy property in South Africa and is cheaper too. Our constitution was suspended in November 2017, what we think is law in operation is just fragments that appear to work until they cross path with ZANUPF, then that law is quashed. We are under military rule, until it is dismantled consider the environment very high risk.

That’s the procedure. This is not exclusive to Zimbabwe. Buying land or a house is a huge thing, jump hoops and you will lose your money. I lost money in the UK when I didn’t do due diligence on a business deal.
