If people would stop signing these kinds of contracts, these builders would be forced to make changes to these contracts.

The state even promulgates contracts for new construction that are designed to treat both parties equally. It’s very intentional on their part to make contracts so one sided.

Seems like going with new construction builders has more and more problems to deal with for the buyer. What builders in general do you recommend then? Curious to hear your thoughts on this since you have pointed out red flags or issues for several builders already. Is Highland Homes a better builder in general regarding some of the things you've pointed out in the past like bad contracts, cheap materials (sheating), etc? Thanks Wendy!

I get asked this from time to time and it’s a tough one because there are things I like and things I dislike about numerous builders. When it comes to contracts, there isn’t a single builder contract I like. They all have clauses that could be considered predatory. Some are better than others but they’re all structured to benefit the builder. In terms of quality, the best reviews + structural sheathing + no inspection restrictions I’ve seen to date is Tradition homes. But there is some inherent risk because they are a small company. Regarding Highland Homes, my observations are that sometimes they are ridiculously base level with their inventory homes. You have to really know what to look for. I’m talking regular window glass by a bath tub kind of base level. Who doesn’t put a frosted window pane in front of a bathtub? I’ve seen beautiful Highland homes and I’ve seen some built with really low budget items - they’re inconsistent.

Hi Wendy, you said Northwest ISD is B rated compared to Argyle. That’s not totally true. We are in NWisd specifically Pecan Square. Our schools that we funnel into actually rank equal to Argyle over in Harvest and even better by parent ratings than Argyle on great schools. NWisd is massive compared to Argyle. NWisd stretches all the way down to Fort Worth so it’s a very complex district. Buyers need to look specifically at the schools that the homes funnels into. I wish more people knew this. Our home is currently for sale and we lost a buyer strictly because of this misconception and their Realtor was unable to direct them to the correct information for them to research. At the end of the day Harvest and Pecan Square both have amazing schools .. plus Pecan square is also getting an on site middle school and high school !!

These are excellent points! When I mentioned A and B ratings I was referring to the Texas Education Agency ratings. You’re right though, individual schools can definitely vary and you can have exemplary schools in B rated districts. Greatschools.org is awesome for checking the ratings on schools individually.

I’m working on a video for Tradition homes and am very impressed with what I’ve seen so far in terms of quality and reviews. Predatory contract clauses still, but the quality seems better. That one will release next week!
