I have a Perry Home. It was mixed, I love the home overall but that definitely shift the onus on the warranty people to finish your home. It's probably 85 to 90 percent complete at the closing time in reality with all repairs we had to bring them back for. The Warranty team is responsive but you got to stay on them to make sure stuff gets done. At closing we had beer bottle in the attic and found several in the walls. Our garage stairs looked like a kindergarten class put it together and our attic stairs were not fitting appropriately and began to split. We had a rattling behind the wall with wind that needed to be opened and repaired. It took about a good 9 months to have the repairs done behind our schedule but overall it is a beautiful home. Id say compared to DR Horton these guys are amazing. Id say be tough but willing to work with them and try to get as much repairs done before closing as possible. That will motivate them because the warranty repairs lag. Don't be afraid to call the bluff of not closing, they do not want to be taken to court and if they think you have money to sue they will follow through. 😅

That is such a great question! I’m actually in the middle of finishing up a video where I rank the best and worst builders between 400k to one million and all three builders have homes within that price range. This is an easy answer based on your criteria. Hands down it’s Perry homes. Perry offers a better warranty - a 2-2-10 and 90% of their google reviews are 4.5 stars or higher. Highland would come in 2nd place and David Weekley a distant third.

You almost got the good bad and the ugly. Their incentives are a joke. They insist you to use their lender to be eligible for the incentive and the lender quickly takes half of that as loan origination fee and the other half as points and leaves nothing to go towards the house. I had a very bitter experience with perry and their lender on closing. . They jack up the interest rate and use the "incentive money" offered by the builder to bring it down to the current rate. totally scheamy... may be thats not a word but you got it. Not sure what kickbacks they have in that arrangement. some of their construction managers a very rude and forget the fact that they are getting paid by the very customers. some of their construction managers a very rude and forget the fact that they are getting paid by the very customers.

regarding the property tx portion, what if you are exempted from paying prop taxes in Texas?

That is an excellent question. The Texas Comptroller’s website states an “exemption may start immediately when the 100% disabled vet qualifies the new residence homestead. The tax due for that tax year is the amount due for the portion of the year before the exemption started.” To me there is some exposure there. If the property is taxed at 40k land value at closing in let’s just say June, but the actual value for the year ends up being 600k, the appraisal district is technically due six months of taxes based on the 600k amount. But, they didn’t get paid that amount at closing since the builder paid only the prorated amount based on the land value of 40k. Would the appraisal district go after the current owner for the six months of taxes before the exemption took place? Arguably there could be some risk and exposure there.

There are many variables to builders. Which ones have the least predatory contracts, which have the best warranties and so on. In terms of my opinion on the best quality, I like what I see in Traditions, Normandy and K Hov. According to online sources they all use osb or zip for their sheathing and they have solid reviews. I am not speaking about their contracts or warranties, but solely as to quality.

Same here. Owner of a Britton Home in DFW. One of the worst incompetent and irresponsible builders in the area. They will build a $250K home and sell it to you for $800K. Subs of subs of subs build your home, and since they make only pennies out of dollars, quality is not of concern at all.

Its no different with Perry Homes in the Houston area. They want to blame all the contract companies for issues. However, Perry are the ones that hire the contractors and are responsible for the workmanship of their job. If they do a poor job, its ultimately on Perry. I definitely wont ever buy another Perry Home again!

Same! In Houston as well and it was overall a bad experience. Beautiful home but lots of issues. I think they pay the city off because the inspections didn't reveal issues. I think they are in cahoots with city officials or something unethical is going on.

Our buyers who have gone with Perry have been happy after their purchase (quality of construction, that sort of thing) but we've seen them to be extremely high pressured on the front end. To the extent that you could easily make an emotional decision over the weekend and regret it on Monday. I hate it any time anyone puts on that type of pressure. Home buying needs to be a rational, carefully thought out decision!

That's what happened in our case. They kept pressuring us for the earnest money, and there were many delays with the actual move in date. We have over $100,000 in damages and many outstanding warranty requests that have gone unaddressed. Our 2 year warranty is now up and they are unresponsive. We've had issues in almost every trade. It's been mentally exhausting to deal with Perry Homes and their unprofessional staff. They definitely are not what they paint themselves out to be. Would not recommend to anyone.

Even with our third party inspections, we still ended up with so many things wrong. Ours was built during the pandemic, so we know now how much corner-cutting was happening in that time. It’s really unfortunate, because they come so highly recommended!
