What a great property for a destination wedding r other event….those barns would be ideal to house guests, have a reception, set up a commercial kitchen in the house, open the rooms up and remodel the house….you could hold two different events at the same time….if only I had the money and some investors to go with it….i would buy it in a snap and get going on it….if you designed it well, you would have plenty of parking and little shuttles toe guests from parking to the event. Ok…my brain is probably overthinking it but it’s got room to let people make noise and have fun….

I can't give you a definitive answer to the taxes the seller has split more than 300 acres of farm ground off the tax parcel but in 2023 it was $1208.50 You know what they say: wisdom adds a few years to the appearance. 😆

Nice place that needs work. This one might be worth it. Is the state going to cut the water off? For real man. It is close to the snake river. The Cobalt mines are going to be a problem.

No need to worry about water cuts here in North Idaho! We get our irrigation straight from nature, thanks to God. The issues you're thinking of are in Eastern Idaho, which is hundreds of miles away from us. While the Snake River is nearby, the irrigation concerns in Southern Idaho don't affect us here in the north. Just take a look around at all the beautiful farmland-none of it is irrigated because we rely entirely on pure rainfall.

Here are a few other uses for canola: Animal Feed: Canola meal, a byproduct of oil extraction, is a high-protein feed for livestock. Biofuel: Canola oil can be used to produce biodiesel, which is a renewable and cleaner-burning fuel. Industrial Applications: Canola oil is used in the production of lubricants, biodiesel, and even in the manufacturing of soaps and cosmetics.

@@idahorealestate You could say the same thing about lard, walnut, corn, hemp, sun flowers etc. As long as tax payers are not forced by the government to pay for the farmer to grow it. I do not care. Problem is that most farmers get money from the government to keep the farm running. I know people do not want to hear this. But most farmers do not know what they are doing. Example: The Conola you are looking at is growing out of dirt. Not soil. Without massive amounts of imputes nothing would grow in that dirt. They are losing most of the rain to the clouds, and the plows. They will learn in due time. To bad they are learning the hard way. Many are losing their farms. Please note: The fight over water rights will never end. It does not matter the location. It is about control, Not water. Anyhow, Is this on the Spokane Valley-Rathdrum Prairie Aquifer? or some other water supply? County water? maybe?

Maybe it’s for sale because it lost its water rights? Have a perk test? Has it been surveyed? Do you have to put septic tank in?

God provides all the water we need, so there are no water rights to worry about. A perk test is unnecessary because the septic leach lines have been in the ground for 60 years and are functioning properly. Yes, the property has been surveyed.

The couple purchasing this property are two military veterans, educated, and hard-working. I believe they will be great additions to our community. I have a long list of Native Idahoans, that I would trade out for these two in a second.
