Great video Stephen. I assume from the vid you don’t touch HMO’s? And wouldn’t advice investors in investing in HMOs? Especially if we want more of a passive income. Have you owned a HMO? Or still have any? Thanks. P.s. you’ve still got a full head of hair like a 26 year old mate lol

Yes I’ve kept my hair 😀. I like HMO’s. The video is more to show your the reality of owning then. I’m not trying to put people off just go into it with eyes wide open. Lots of people only talk about the benefits.

A couple we know have gone from making £20k p m profit on HMO’s to now pure loss making due to cost of energy and mortgage rates which are rising still. As an old property hand I suggest invest only on your main residence and aim to end up with the best property you can so you have the option to downsize one day. Peace

I've been wondering how you and your channel were doing ... It's been a while since I checked in and as I'm about to sell a property I'm considering where and how I should invest that money. BTL, Commercial or buy and refurb add value and sell ... I still wanted to hear about how your commercial investments are doing, in the high peak and also in Sheffield, how have you been affected by the EPC and the high-interest rates and also not to mention your property in Florida which values are tanking ..... I've inherited £40,000. I also have a nice amount of equity in my residential property. I already own a vanilla BTL. Do you think i should buy a four bedroom property and convert into HMO or buy a house and convert into two flats. Im looking to make as much money as possible from this £40,000
