I made this mistake, luckily I was able to back out of a couple but I had to complete on one (in Salford!) And it's been a massive pain

Yeah similar, commercial is normally 1 year behind residential.

i see alot of things in my area reducing, do you think the property cycle could be coming early stephen? with everyone hoping for these high prices

Possibly. I'm seeing some properties sit longer while others still go fairly quick if they have priced to the market. At the moment year on year values are still up so as a trend we are still going up. It will be an interesting next few years to see if Fred Harrison is correct with a larger drop in late 2025/26.

Are you suggesting in the video that you should never buy off plan new build properties or that you should not by them at the wrong time in the cycle?

Personally I would not buy them at any time. But definitely not at the wrong time in the housing cycle.
